Wichita, the largest city in Kansas, combines metropolitan living with Midwestern hospitality. Located along the Arkansas River, this community celebrates its aviation heritage while offering diverse rental options. Current rental trends show one-bedroom apartments averaging $799, while two-bedroom units average $1,005. The rental market includes downtown loft apartments in converted warehouses and residential communities in established neighborhoods like College Hill and Riverside. Old Town, housed in restored 19th-century buildings, features local shops and entertainment venues.
As the "Air Capital of the World," Wichita maintains strong ties to aerospace manufacturing through major employers like Textron Aviation and Spirit AeroSystems. The city's outdoor spaces include the expansive Riverside Park and the Sedgwick County Zoo. Wichita State University enhances the northeast area with educational and cultural opportunities.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Magnolia Lake Apartments
You know it’s bad when they offer to pay us $20 to leave a five star review. I have lived here two years and under two different management the first year it was a good place no friendly neighbors but we also didn’t have every apartment just crammed all at once so they could look like it was full. They took more time picking out their residence now the new management won’t even get off their butts to make sure that the jobs have been completed by maintenance. you would think the management would go and check the apartment after the resident reported three weeks in a row that the ceiling in the kitchen was falling down due to the apartment above leaking all over , maintenance had told the office that yes they had done all the work and repaired the ceiling. No, they hadn’t even been there to look at it. And with the complex having 288 apartments, they don’t have enough trash bins for the apartments between Friday and by Sunday night there’s probably 20 to 30 bags of trash on the ground in front of all the trash cans because they only have five trash cans for the whole complex. This place is just a big bad lying joke.
There's a horrible cockroach infestation that they're doing nothing about and has now spread to our apartment. They purposely don't fix leaks or utility issues until the last minute and won't give you your deposit back because of any water damage caused by the leak. During the heatwave they came to fix the AC and did absolutely nothing so we had to call again and we couldn't stay in the apartment do to health risks because of the heat. There are constantly cops here because of drugs and after only living here for a couple months someone tried to break in and the security did literally nothing. Do not move here
The absolute worst staff. I would not recommend living here!! My A/C went out three times in one summer and the maintenance takes daysssss to come out to check on the problem. They have mice and so many spiders! They say that pest control comes out every month, I’ve lived here for over a year and they have never come out!
As someone who never reads reviews I hope other people like me see this and listen. Magnolia lakes is the worst apartment facility I’ve ever lived in. They delayed our move in date by a week after we had gotten into town causing us to pay 400 for a hotel room so we had somewhere to stay, and then gave us a filthy apartment with appliances that did not work, and flooring that had been installed that morning and was not properly secured. The oven was from 1970 and looked like it had not been cleaned since then, that smoked every time we used it, along with a leaky sink and dishwasher that was out of order. It had a lingering cigarette smell that would not go away. The shower did not ever have hot water past 5 minutes, and maintenance deemed that “working condition”. We shortened our lease the day we moved in because it was so far from their “showing apartments” we were promised during the tour. Despite paying extra rent for 6months after shortening the lease, the apartment manager claimed they “weren’t informed” we had shortened the lease and demanded 2 extra months rent upon leaving which was completely false, and had no valid reasoning beyond wanting more money from us. If they had no record us shortening the lease they should’ve have charged extra in rent for half a year. They then took our entire deposit in “cleaning fees” despite the apartment being cleaner than when we moved in. The worst place I’ve ever lived, and if I could go back and save myself I would.
Lived here for 6 years now. No problems at all. Great fishing on the lake!
All the great reviews are from the previous owners South Lake Village. MacArthur Lake is under new management. The staff is rude. The apartment is need of great repair. They recently raised the rent and started charging for water. This resulted in a $50 dollar increase. There are much better apartments available for the same price. I would keep looking.
Lost 2 bedroom sets a living room set and all my wicker due to bed bug infestation. Moved out last weekend came back on Monday to finish cleaning ....no electric to vacuum with was told to have electric company turn it back on in my name or they would charge me to vacuum. New owners wanted it pristine it was not pristine when I moved in. I left it cleaner than when I moved in. New owners not very people oriented old owners sold a bed bug infested place to them. No matter what they do it will always be bed bug infested property.
I lived in a two bedroom with a roommate for 6 months here, then moved to a one bedroom by myself and have been in it for 7 months. The rates are very reasonable. Maintenance comes out very quickly to fix any requests. And the view, that lake view is something that I love seeing. It's absolutely beautiful. My only complaints are: •The geese, there's just a bunch of them, never had any attack me but their droppings are all over. •The AC unit in the 2 bedroom couldn't keep up, in the summer it was still 93 in the apartment with the AC running all day, management stated it was because we were on the 3rd floor and I'm sure the units are older. But I'm the one bedroom it works amazing. •The wasps, they fly around your front door alllll the time. All in all, I recommend this complex as a good starter
I moved in to my apartment about 2 months ago. I love the lake view, the large living space, the convince of the mail boxes located near your door. Office staff are nice and attend to your needs in a timely manner. It's quiet place to live and relax.
I've been here for a few years now. The office staff, maintenance and security staff are amazing. I can barely tell that my neighbors are here as they are so quiet. The lake view is beautiful and there are always geese and squirrels around to look at.
I lived at this apartment complex in 2012 for the entire year, for the most part I enjoyed my experience. 1. It is secluded in the back of the property so no road noise and is located right by I-35 and I-235 for easy access. 2. The staff is very nice and down right good people, if you have problems the staff is there for you when you need them. 3. The only issue I had is with the Canadian Geese, they love them from a beauty point of view however they are loud, obnoxious and leave their droppings everywhere including the paint on your car this is not good. Still I would recommend the apartment complex.
I love the floor plan. The location and the staff. The view is amazing and has a resort type feeling. Comfort and Relaxation are exactly what we all thrive for and these apartments have it all.
