I actually really like these apartments. I haven't lived in an apartment since 2016 and I've been very fortunate to have awesome neighbors.. If I didn't work in Lithia Springs, I would definitely renew my lease.

I stayed here for 2 years up until I purchased my home. This place was absolutely horrendous as far as management and unkept maintenance. The gate never worked and had people out late multiple nights throughout the week disturbing the peace. I moved out in July of 2018 and moved into my home the same month. Found out recently that a false eviction has been placed on my credit due to the management at the time not properly doing the move out procedures. They charged an additional 6 months after my lease had been paid in full and I properly notified that I was not renewing my lease. I have provided all documentation showing that I was no longer there and currently awaiting assistance in removing this false eviction off of my credit.

Pro- The current management are polite and efficient. I've had to call maintenance in the middle of the night because the kids upstairs had put a roll of paper in the toilet and it flooded their apartment and was leaking into mine. They showed up in about 10 minutes. Con- My mom uses a wheelchair and there are two cars with handicapped access but only one handicapped parking space for our breezeway.

Very nice location. Phone calls are not answered or replied to. Manager onsite was not helpful at all. Felt like we were botherimg her when we walked in.
Worst place to live . So many dirty deeds . I hated the new managers. very mean and unprofessional. Do yourself a favor and stay away from magnolia lake. Also, paid no attention to the positive reviews. A former employee told me that all the good reviews were made by the staff members.
The management sucks. The new mangers are evil, non caring people who only cares about money. The previous management was very caring and helpful. In fact, one of the previous staff lived on the property and was always kind. The new staff are very mean. DO NOT COME HERE!!!! Run AWAY!!!!!!
I move here last year and the experience is incredible . My apartment looked huge and clean when I move in. My family and friends were amazed at well the property looked and how big my two bedroom is. Also, the staff is friendly and also willing to help. I recommend living at Magnolia Lake Apartments.
I have lived here nearly 8 years and I love where I live! There have been a few management changes, but I have always had great experiences with management. The grounds are always clean, maintenance has always been very timely when I needed them. The view from my balcony is beautiful, my apartment overlooks our private lake. This complex offers free after school programs, free food and fun on certain weekends, there is a wonderful tennis court, a laundromat, a beautiful pristine pool, a gym and a car wash. I feel safe taking a walk in the evenings on the premises. The complex is within walking distance of our city's Greenbelt; which is a bike trail that spans the entire city. I have always felt as though I live on a resort here! Sure it has problems like every other complex, but the good outweighs the bad here. Signed, a happy resident, Cheryl
I've been here for a while. I love it here. The staff is always changing but this staff is great. Some of the staff are even live on the property which I like. The area is always clean and well kept. Will be staying here.
Frequent staff changes. Usually friendly staff with exception of the Manager. Manager less than helpful. Unreliable in relation to promises made. Don't be fooled by what "They" will do. The exercise room is horrible. Decent laundry room. The grounds are kept very nice. The maintenance staff is great and always do the best they can. Quick to help and resolve problems as they are able. Apartments are spacious and clean.
Carrollton is a college town so its difficult to find an apartment that you don't pay rent by the room and share with others. There are only 2 apartments including this one that does rent by the apartment not by room. It is an apartment by income, so it based on what you make, being fresh from college, it was REALLY difficult to even get the manager to consider renting to me, because I was part time grad student, they were really disrespectful. The one bed was really small, so I was more forced to do the 2 bed. I received a clean one. There are amenities although they never work. The gates dont work, laundry facility is disgusting, and the car wash is a joke. They dont seem to care because they know someone else will come along. The rent goes by floor as well which I found weird. Its fair but definitely temporary.
I've haven't had any issues my neighbors around me are friendly and helpful we talk when we see each other never any problems like noises or anything don't have to worry about parking here there's plenty of spots and the perks included here are great I can't complain the apartmentapartments look great inside for my first place I've enjoyed everyday here and my experience here.
