Property Ratings at Madison on the River
I have been living at Madison on the River since June of this year. Everyone I have encountered here has been quite friendly, both management and fellow renters alike. This is a smaller 4 building apartment complex with no through traffic, the apartments are between the Green River and South 259th St. I have had absolutely no problems in my 2 months living here. My favorite features are that there is great customer service, good quite neighbors, a nice grassy area for pups.
I will start by saying that the location of the complex is pretty nice. Everything outside of that is very sub par! I just recently moved out of my apartment and left it in much better condition than I received it. I should have known that they would be looking to screw me out of even more money than they already have. When I moved in utilities were metered they way they should be. Shortly after that (no more than 4 months) they changed it around to a flat rate. My water bill prior to that sneaky trick was $43 on a bad month. It increased to $110 after; I'm sorry but over 100% increase on something that was in my leasing agreement seems a little criminal. During my time there (little over a year) I experienced 3 property managers and two different ownership groups. To say that they have it together would be a lie.The building is very old and outdated with very little to offer. Cabinets- Old, Appliances- Old, Carpet-New, everything else a "D" at best. Being near the river doesn't make this place any better. The river area is basically a patch of mud next to the river with about 6 feet of bank to enjoy. The cotton trees that go along with the river will leave everything white in walkways, parking lots, etc. People with allergies will want to take this into consideration. While I lived there it was very hard to track down anyone from management and often times my calls would go days without being returned. Take this as you will. We all experience things differently but I will say for sure my experience living here was nothing more than a long term stay at a Motel 6. The maintenance guy at this complex is the one good highlight I have to share. He was always very friendly and open to having a chat.
Addressing some of the other comments in previous reviews; yeah, it is too expensive but that is the case everywhere. We do however, have something not so common and that is an absolutely beautiful and peaceful setting. I spoke with the manager and The dog park is apparently a work in progress with planned seating and more tables for residents. I have found the management team pleasant and responsive .They make efforts to keep the property maintained and updated. I have also had mostly pleasant interactions with the residents here. Everyone is just trying to make ends meet these days. We have a major increase in homeless people parking in the turnouts and living in the woods. I do not have a problem with homelessness, (we are all one paycheck a way from being homeless. What does bother me is the drug users. They are a big part of the groups on river road. Drug use in that kind of setting, leads to criminal activity . That makes us an easy target. The management team Has told us they are working closely with police to address these concerns. However if everyone was calling and complaining. we would likely see a much faster response. New lighting has been placed in the parking lots for added security. I was told we have security drive through at night. Any way, one way to battle the things that concern us is to band together as a community . We need to report things that are unsafe and threating to the environment we want to live in. We also need to be respectful of each others space and privacy. To sum it up. You have crime, homelessness, High rents everywhere. these days. But you don't have a river in your back yard!!!!! PS be kind to one another
BIG mistake moving in here!! HATE IT! Cant wait till my lease is up.. VERY EXPENSIVE RENT for what you get. Everytime you renew your lease they raise your rent! New owner just bought NOT HAPPY. The only good amenity this place had was the dog park which they cutt in half and made way smaller!! The only other amenity here is 1 picnic table for ALL the residents! Really?? Lavone who WAS the manager the only good one in years the owner replaced with another??!! No A/C's old nasty appliances and place is made cheap and terrible!! Floors walls terrible you can hear EVERYTHING your neighbor does!! No getting good sleep here!! 259th street is RIGHT NEXT to your bedroom window this is a highly used street during very early morning hours NO sleeping in here!! Terrible non covered parking never enough parking spots! Multiple adults living in apartments to afford high rent.. They just put up TONS of LED white super bright outside lights. Super bright and bad for your health! Cops here alot for multiple tenant issues. Cheap ugly beige super light colored carpet TERRIBLE good luck trying to keep it clean with a dog and all the rain. Drones flying around taking pictures etc SUPER CREEPY!! Also 2 small trash dumpsters for entire property NOT ENOUGH trash always over flowin! Best advice do NOT rent here cant wait till my lease is up so we can move out of here!
Do not be fooled by the new resident rates, the following year they will raise your rent very very high. This is Weidner's training facility for Managers and Maintenance people so there is a constant turn around of those two positions. Each time you get a new Manager they will try to enforce new rules. Also there is a lot of homeless people walking thru the grounds and you can hear residents talk about drugs. If you make a complaint regarding another tenant they usually turn the situation around. Even thou they ask to have people pick up after their pets, you still find mounds of dog pooh in the grass area, never mind in the fenced in pet area. Bottom line these apartments are OK if you don't plan to stay long.
