Had been living many years. All the bad reviews are ACCURATE, please heed them. The positive reviews are lies, trust me I know. Maintenance is a joke. Office doesn't care about you or your problems. They only Want your money.

I lived here for 5 yrs only because I hated moving. The area is crowded & surrounded by office buildings, complexes & condos. You hear all the traffic from McMullen Booth like ambulances, horns honking, etc. It’s VERY noisy. Don't move in without seeing the actual unit. Built in 1988, old pipes with rusty water stains & the mold in the walls made us sick. There’s also no exhaust in the apartment, not in the bathroom or kitchen. The HVAC in our unit was likely original from ‘88. We paid around $250 per month for electricity because they wouldn't replace it. My experiences with the different mgmt companies were bad. From the terrible move-in that forced us to stay in an airbnb the 1st week to the latest mgmt that is very incompetent, with ZERO accountability. There were several stars, but they quickly quit. Due to high turnover you can never build a rapport, & have to explain the history of an issue repeatedly. I once waited 6+ mos to have a lease issue resolved, only to get a reply by going in person. An employee quit & took several signed leases, then waited months to get the extra fees taken off. They also raised rent hundreds of dollars “because the market increased”. I had to pay more with NO improvements made. My last 2 yrs there had a $400 increase in rent. No paint, no new carpets, NADA - for 5 yrs. When Ive brought up any issue to mgmt that isn’t in their template of replies, they malfunction. If your question requires other than yes or no, you go gray waiting for a reply. Document everything & get it in writing or kiss your security goodbye. Be cautious & remember - they have access to your credit. Choose wisely. The pool is ok but again mgmt acted like I was attacking them by reporting a lot of black bacteria growing on the bottom of the pool. A few days later it was closed for ‘renovations’. There’s no playground, not good for kids. OK for dog owners, since there’s a small dog park. Due to the amount of dogs, there’s always barking & poop left somewhere it shouldn’t be. The lawn techs just blow leaves & dirt all over your patio & onto cars. With oaks everywhere, your car will be covered in pollen daily during the spring. The maintenance mgr Rusty has been there forever & did whatever he could. I hope he goes to a better property because I still cannot recommend living here. Curious to see if I get their template reply here, since I have an excel of unanswered calls & emails while I was living there. Will keep an eye out LOL!

This place will hire contractors to do (non-emergency) construction work outside your window at 9am on a Sunday morning, after also being there all day Saturday, so kiss your relaxing weekends goodbye. Don't move here if you value your sleep and peace and quiet. After almost 30 years of apartment living, I can honestly say that this is the noisiest place I've ever lived in. You're lucky if you get 5 hours of sleep and forget working from home (if you need a quiet environment for that) or taking naps on your day off, the noise is constant and you can even hear it over your TV. I've had more quiet time sitting in an airport. Loud music from the neighbors, late night parties, excessive door slamming where your windows rattle, dogs barking for hours on end, screaming so loud that I called the cops because I thought someone was being murdered next door (turns out the grown-ups were just playing, that continued EVERY single day for months), tons of big loud trucks and Harleys in the parking lot that rip you out of your sleep at 5am 7 days a week. There is also dog poop everywhere and not just on the grass. Bring a flashlight if you go outside in the dark, so you don't step in it on the way to your car like I did. The tennis court is often used as a dog park, so watch your step there too. Be prepared for long walks if you come home later than 7pm on any day, there'll be no parking anywhere near your building. There are rules everywhere (pool, tennis court, dumpster etc.) but don't worry, you don't have to follow them because nobody does and the leasing office chooses to enforce only the ones that suits or directly affects them. I can't wait for my lease to be up, so I can get out of this horrible nightmare of a place. Definitely not worth the outrageous amount of rent they charge…but hey, if you fancy living in the middle of grand central station, this might be the place for you.

Found this place 3 years ago and have loved living here. Over the last 2 years they have done many improvements. New equipment in the gym, new gutters, new exterior paint job, etc. The staff is great and has brought in food trucks, had fun raffles, etc. Rusty and the maintenance staff are top notch. They are quick to respond and do quality work. We plan on staying here many more years.

We have lived here 8 years this coming December. Maintenance is awesome, Rusty has a great group of guys working to keep things running well.

I feel lucky to live at Madison Oaks Apts. It has a beautiful setting, great location, caring staff and nice facilities. I think the apartments are unique compared to other apartments I have seen. I feel safe and enjoy my neighbors. If you are looking for a place to live, Madison Oaks is a great choice!!

I have enjoyed living at Madison Oaks for the last few years. The leasing agents are super, always ready to help. The maintenance staff really keeps the property immaculate and lush. There is plenty of parking and it is very safe too. I am renewing again this summer.

Madison Oaks is a wonderful place to make home. Our apartment is so pretty and I love my kitchen. We often walk the grounds because it is relaxing and the pool is fun in the warm weather! The office crew is always ready to help with anything as well. Great job!

I just love it here! The staff is so nice and keep a tight ship here. The grounds are gorgeous and my apartment is perfect. I love my big walk-in closet! What was initially a place to stay is now my home. Come check this place out!

Madison Oaks has a great office staff and a wonderful maintenance crew. They always answer my questions quickly and fix things fast too. It is really pretty here, so I just renewed!

We love living at Madison Oaks! The office staff is so nice and helpful, always replying quickly to calls. The grounds are just gorgeous as well. Our two bedroom apartment has a very spacious kitchen and stainless steel appliances, which are my favorite. I love to cook, so that is very important. We just signed for another year!

The apartments here at Madison Oaks have appliances that are brand new and in perfect working condition. The amenities are simply fabulous. The people who work here are friendly and caring. Everyone seems to look out for one another and you just cant put a price on that!

We moved into Madison Oaks just a few weeks and that transition could not have gone any smoother. Everyone on the staff has been quick to respond and always willing to help. They happily held our oversized packages before we moved in. All my questions and concerns were answered!

The grounds of Madison Oaks are kept immaculate. All of my service requests have been handled swiftly and correctly. Everyone here is like family. The entire complex, not just my apartment, feels like home. The amenities are so wonderful they feel like extensions of my own unit!

I've honestly never experienced an apartment establishment better than this one. The staff are incredibly helpful and friendly. The maintenance staff arrive same-day or at the very least, early the next day. I own dogs and these apartments are very pet friendly. There are plenty of designated stations for them as you go on walks. I highly recommend these apartments!

I've been here for about two weeks, but the moment I came in for my first visit, I knew I would live here. They show tremendous concern and were very detailed with explaining the cost and showing me available apartments for tour. I've enjoyed it so far, and everyone who lives here is nice even the courtesy officers. Very quiet as well and safe. I have a kid so that was a big concern for me.

This is by far the best apartment I have ever lived in and have dealt with. The area is safe with every options for grocery’s and stores all within a 15 min drive. Maintenance is fast and attentive. Management and the leasing agents are amazing. In the two years I have lived here I cannot think of any one complaint. If you are looking for a home look no further then here.

I have lived here almost 2 years and the management that we have now with is awesome. When I call them, they are right on it. The pool is always clean. I like that there is management on property so things get taken care of in real time. They have been making sure that the property is always clean, and I appreciate that very much especially when my grandbabies are over visiting.

Nice apartments, great location, I rented one of the updated apartments and it looks as nice my friend's in the city at twice the rent. I had one maintenance issue and it was taken care of the same day, shout out to my maintenance! Property managers are better than most and say hi all the time.

Madison is a fun, lovely place to live. There are always great activities going on that you can sign up for. They, and I, take advantage of the beautiful grounds and bbq or play games, and swim in the summer. With so much to do here, it is easy to see why I call it home.

I think Madison Oaks Is great. They keep the property so beautiful and clean and the people in the office are super. I rarely have an issue, but they fix things promptly if something happens. I love swimming in the pool in the summer and then relaxing on my sofa.

If you are thinking of moving into this complex please reconsider. Do not make the same mistake I have made. The office staff are rude and disrespectful. Maintenance request go unanswered or takes weeks to complete. The grounds are horrible with dead plants and grass thru out the complex. The buildings are run down and poorly maintained. Flooding in many of the first floor apartments when it rains. There so called fitness center is two treadmills. The false promise of improvements is why I stayed for as long as I did. As soon as my lease is up I am outer here. You have been warned !

I cannot wait for my lease to be up to move. The positive reviews left here are obviously by office staff. The only new flowers are by the office, my bushes were dead when I moved in, and a year later still dead. They promised to replace them when I moved in, still waiting. Also still waiting for the leak in my bedroom window to be fixed. Have to have my kitchen and closet lights replaced constantly and wait months for them to come out to do the work. Parking is a non-existent in most of the areas. Valet trash is hit or miss. This says water/trash free and it is not, they charge now. Office staff is rude. They will tell you anything to get you in here, then "oh, we changed our mind" when you sign on. Maintenance staff is impossible, the excuse is always "oh, we just got that yesterday", when the request is dated weeks prior. Do NOT make the same mistake I made because it cost a fortune to break your lease then you are stuck. I am counting the days to leave here!

Moving into there was a BIG mistake. The place is so run down, it only looks good in the very front, the rest is falling apart. Apartments were flooding, landscaping was dead, no parking...lawn service was terrible, they blew the leaves back up into the yard, only to fill the parking lot again and again. An elderly neighbor fell because the leaves are inches thick and slippery. There is only one pool and it is not monitored so full of non-residents and unsupervised kids. Most weekends the pool was full due to private kids birthday parties. Power outages are a huge problem, be sure you have rental insurance because I lost a computer and TV while there. Rent increased OVER $100 in one year. I was so happy to leave when my lease was up! When I finally got out I still had 3 work orders I had been waiting to get fixed since September! Would give this place a ZERO rating if it would allow me.

I lived in Madison Oaks for about 2.5 years. My original lease started in late 2013. The apartment complex is very nice, the apartments are good quality, but the thing that made me enjoy living there was the apartment staff. The front office group has always been wonderful to me and the maintenance staff was always quick to service whatever issue I had called in about. During my time at the complex, it was bought or changed investors and a major overhaul was done. The new investors completely overhauled the complex, from landscaping to upgrading apartments as leases turned over. The smartest thing that the new group did was keep the front office manager in place. She always took care of whatever issue I had and made sure to keep me in the know as best as she possibly could. All it took was a phone call to the front office for the information or quick fix I needed. I too experienced some unfortunate flooding related to the water main, which led to me leaving the apartment complex, though leaving was not solely due to the flooding that occurred. I hope this is something that the ownership group is looking into for future residents, since it appears this was not the first time something like this occurred. Luckily, my renter's insurance covered all costs of the flooding - something I believe they require to sign a lease under the new ownership. Throughout the chaos that ensued, the front office staff was a great help to me and the saving grace in an otherwise terrible turn of events. I would still be living at Madison Oaks if I was still in the area.

Came to view the apartment complex and was not impressed with the rate v.s square feet of space and features of the apartment complex. The staff at the complex tried to sell me an over priced out dated unit that was in need of repairs. When I pointed the items out that were in need of fixing prior to my agreement on renting the leasing manager didn't like that answer. As I was about to tour the grounds, A tenant came up to the manager and inquired about repair projects that were not immediately cleared with her unit. I don't think I'll be renting here anytime soon.

The apartments are not as nice as they should be for what they are charging for rent.. Alot of apartments waterlines have broke and its happened to me. And a neighbor . a water line broke and flooded our whole apartment and we had to get new carpets and all.we recently had a bathroom leak upstairs and they cut holes every where two months ago and still haven't patched or fixed them.. My parents struggle with money and would be blessed by apartments.com -sincerley Nick Todaro

madison oaks apartments is a nice and great place to live. grass and new flowers, there is basketball hoop and a tennis court and a pool and a gym.. very nice neighbors and friendly staff. it close to stores and dr office and dental. me and my family have been living here for 2 1/2 yrs and its great..

The sun shines through the trees into my windows, giving me a warm calming feeling everyday here. The management here are always listening to the community on ways to improve our complex. The staff here are ready to help in just one call with no trouble. It comes with access to trash valet, a carwash, basketball court, and a refreshing pool to invite your friends and family to. The apartments are surrounded by beautiful landscape and well maintained buildings, this is how Florida living should be.

The apartment complex is beautiful. The entire area around the apartment is very nice. The apartment itself, is amazing; everyone is jealous of how nice everything is. I live in a 1 bedroom 1 bathroom apartment and it has a lot of room. My walk in closets are huge (which was a huge plus). Every apartment has a screened in porch which is also a must. Finally, the staff is incredibly friendly. I had 1 small maintaince request that was handled very quickly. I feel very lucky to have found such a great apartment!

Nice area to live in and the schools are rated a 8 to 9 Out of 10. Much better than the surrounding apartment complexes.

It is a nice place but needs work. Good to see the owners updating the landscape, and apartments. But we could really use an upgraded dog park. Tenants are friendly and there is some sense community. I would recommend this place and it is in a great location.
