On the west side of the Clear Fork Trinity River, less than 10 minutes from Downtown Fort Worth, lies the West 7th neighborhood. The area radiates out from the thoroughfare for which it’s named, stopping at West Lancaster Ave. in the south, Monticello in the west, and University Park in the north.
At the center of the West 7th neighborhood you’ll find Montgomery Plaza and Crocket Row, two massive collections of stores and restaurants that are the calling cards for the area. Oyster bars, taco shops, natural grocery stores, and more offer plenty of options to enjoy for a night out. Off of the main thoroughfare there’s a lot of new development going on. High-rise apartments are going up, as are chic modular homes. There are still plenty of quaint bungalows in the area, however, if contemporary isn’t your style.
There’s more to enjoy along the river as well. Trinity Park provides 252 acres to explore, including parks, trails, playgrounds, and a fishing pier.

Lived here for 2.5 years. Beware this apt complex only allows packages to be delivered by Fetch. If you aren't familiar Fetch it is the worst thing since unsliced bread. The company operates with the idea that the apartment complex is the customer and the residents are merely a user. It is far more inconvenient for the resident to use fetch than having a package drop or allowing deliveries to the door. The number of times I didn't receive a package is numerous because friends or family would send me a package to my apt address and not my 'fetch address'. I would never know because Madera turns the delivery drivers away since they don't let them deliver packages and never tell the tenet. Furthermore, you HAVE to pay for this worse solution even though management is the one that benefits from not having to maintain a package room. There are more issues with fetch that I wont delve into but there are plenty of good apts in this area that don't use fetch so I would suggest them. Safe to say I will avoid apartments with Fetch and I suggest you do the same.

Cons: - Sink has not been working properly since we have moved in and has been backing up despite talking with multiple people and several “fixes.” - Management doesn’t seem to care and has no interest in getting issues resolved in a timely manner after the sink issue lasting since move in (39 day) - We feel as if we are getting blame shifted onto us for sink not working despite the sink backing up after the third fix after water only going down. - Paint splattered in some areas of the apartment. - Cracks in dry wall - Things seem to keep breaking after moving in i.e. 4 outlets stopped working in the kitchen, some of which we haven’t used. - Apartment wasn’t well cleaned when we first moved in - Stains in bathtub - We found other people’s hair in the bathroom when we moved in - One toilet is incredibly loud after flushing and stays that we for upwards of 30 minutes. - Mandatory trash valet service (seems to be the case for most apartments in the area, could be a pro for some) - The gym in building two is incredibly hot. - The stressful process of getting an apartment was very slow and last minute in some cases. - Seems understaffed for some of the reasons mentioned above. - Some of the doors to get into the apartment are broken (either won’t shut properly so anyone can get in or won’t unlock with properly) - We have been missing the fridge shelf since day one and have mentioned it multiple times and they have not replaced it. Pros: - Incredible area - Apartment complex is kept very clean. - Aside from issues with the sink, the staff are nice. - Not a party apartment or maybe it is, and sound insulation is great. - Multiple gyms on site (not the bast variety in equipment but good in a pinch) - Offers discounts to shops around the area such as Orange Theory - Great pools - Modern appliances - Study and office rooms. - SOME parts of the apartment are very high quality i.e. counter tops, fixtures, etc. - My girlfriend feels very safe in this apartment even with some of the doors not working properly. - Wine fridge although it doesn’t work anymore because the outlet doesn’t work that it is plugged into.

I am active duty military currently serving overseas, however, my wife currently lives here while I am serving. My wife went to go bring up some security issues (doors not working properly, gates not working, etc.) to the office and my wife described the language of the staff and manager as rude and condescending. They act as if these things are out of their power, however, these issues have been persisting for months. Increase in crime around this property is real. Wife wife tells me there are homeless walking around the property, using the facilities, and there have been persistent break ins to cars. Shame on this place for disrespecting those who serve and their families who support them.
COCKROACHES EVERYWHERE!!! Rent here if you love being terrified by bugs, dealing with incompetent management, and things always breaking! This place is seriously infested and management does not care. In an email management said, “I can appreciate your frustration however there is only so much that can be done and there is no way to keep every bug out of a home” in response to me begging them to come spray, caulk, and weatherstrip because seeing roaches in your apartment everyday is normal right?!?! My apartment has been infested since day one of moving in and you can see roaches in the hallways and trash rooms. Maintenance is a joke. They are unorganized, take forever to fix things, and do a terrible job. It took 2 months and 4 visits for maintenance to fix my dishwasher. First visit, guy decides I need a new part. Second visit, guy comes in and looks confused when I ask if he has the part and it turns out they never ordered it and he didn’t know about first visit. Third visit, they fix the dishwasher. Fourth visit, guy comes to fix my already fixed dishwasher… The only pros to this place are the location and Andy in the leasing office.

We have lived in a 3-bedroom apartment at Madera at LeftBank for a year now. Our unit has THE BEST kitchen and THE BEST appliances we’ve ever had in an apartment: the dishwasher is quiet, the fridge is huge, full-size washer and dryer, the wine fridge is silent, and the furnace doesn’t sound like a freaking freight train. There are linen closets in both bathrooms and in the hallway, and each bedroom has a large walk-in closet. LOTS of storage. The focus on the wonderful kitchen results in a very small living room area. The floor plan diagram shows a couch, loveseat, and two armchairs in the space, but they must be doll furniture! We got a small studio couch and one armchair into the space. It’s light, cozy, and pleasant, but don’t expect to move in with a large sectional and a 75” television. Add $65.00/mo for mandatory Valet Trash service and amenity fees. You’ll either love it or hate it. Our building has trash chutes on each floor, so we wish we didn’t have to pay for it. There is gated parking for residents, but spaces are hard to come by if you come home later in the evening. Private garages are scarce and expensive. Madera Residential seems committed to upgrading the property, and we hope they will add COVERED CARPORTS in the gated areas to their plan. Still, we are happy that we chose Madera at LeftBank, even though it’s more expensive than some other complexes. The location is perfect for us, the area is very walkable, and we can enjoy the West 7th/Cultural District lifestyle without all the noise. We have only one car, and depending on your work locations, you may be able to get away with that too.

As a police officer living in this apartment complex, I cannot recommend this place to anyone. When I signed my lease, I was provided two parking stickers for my work vehicle and personal vehicle. Without notice, the management changed policy mid-lease and refuse to honor any agreements they had before. The management's response was to park in the visitor parking area away from the building despite having plenty of available space in the garage. Back in March, I had a "loaner" vehicle for one day. Overnight, the loaner was towed from the garage ($350) for not having a parking sticker - yet other vehicles get a courtesy note on their windshield. The only thing management can say is, "...this issue is resolved". Water pressure in my apartment is very low and I've had a continual leak of my dishwasher despite reporting it to management. I even confronted a large rat on my balcony the day I moved into the apartment complex. It was reported and I still haven't heard a word from management about that issue. I will not renew my lease and cannot recommend them to anyone.

In January 2022, you did report a leak in your dishwasher in which the bottom door gasket was replaced within 72 hours. Highly recommend not to move into this complex. They withhold information from you regarding disturbances in the area and they could care less about their residents. Their process of removing resident trash is absurd and inconsiderate due to how loud it is. The roll multiple dumpsters out to the street to be picked up 4 days a week which is very loud then the dump truck comes to pick them up which is extremely loud. Sometimes at 7-8am in the morning. The dumpsters are placed in the garage next to the resident entry and overload daily because they are so small. This causes the garage and hallways near the garage to smell terribly. This happens at least 4 days a week and they do not disclose that to future tenants. The doors in the hallways and parking garages are extremely loud. I went to complain about these issues, and they have done little to nothing to make my experience better. They offered to transfer me to another apartment but stated I would have to pay a large transfer fee and sign another lease. They advise I can do that or move out and pay the rest of my lease plus other early termination fees. Do yourself a favor and pick another company.

All communities must have the trash disposed of several times per week. We have ours done 5 times per week to insure pests are minimal and maintain a pleasing look to the community. I have lived here since August and love it here. I can definitely see the improvements taken place and the new ones that are scheduled for this year. The staff is great and they plan great resident events.

The security locks on the doors have been broken for months. With multiple, dangerous individuals sleeping at the bottom of stairwells and other dark corners. Each door should be locked and in working order, but they have refused to fix anything, and lied when they said they were working on it. Truly disappointed in the management team, the staff, and I do not recommend that anyone live in this place until their security measures are fixed.

Please note, the door you are speaking of is in the parking garage and is controlled by the FW Fire Department because of the retail space. We are working with the Fire Department on a solution to this but unfortunately, have not resolved it with them yet. This apartment has been nothing but trouble for my roommate and I. Our water pressure was gone for nearly 6 months after the ice storm. The trimming on our couner is all coming off, and we don't even have pets, it just falls off. Inside the cabinets, our shelves randomly fall. None of the outside doors lock, they are all unsecured so anyone can come in. The halls upstairs smell terrible- they don't put the good smelling stuff in those halls that no one tours and it smells like weed and dog poop. The pool was out of service for the first month of summer. The grills outside don't work and for months the treadmill didn't work. They gave us no discount on rent and our dishwasher and washer still do not work properly- they stopped working correctly in January. Maintenance has looked at it and says it works fine.I cannot leave this place fast enough. It is WAY to much money for eveyrthing to break and never get fixed.

The staff was very welcoming as I entered the office. The apartment was very homey with modern finishes, W/D included, which I liked and have the amenities I wanted. Can't wait to move-in.

Hi, I live here and currently our pool is closed because they are waiting on a part. Our apartment has dangerous low water pressure (since Feb) and 2 sinks don't work at all and the shower, dish washer, and laundry works at 1/3 the capacity. The treadmill is broke in the work our room. And, the fobs have been broken on some or all of the outside doors since I got here. Yes, that means it is unsecured and unsafe. NOT worth the price, and they do not reduce rent based off of any of these things that are wrong. Even if it has been for four months. Cannot wait to move out.
