This is a great place to live! Every time I ask or need any maintenance, it’s fixed very quickly. My little apartment is clean and cozy from day one! Also, the office staff are always available and ready to help with anything I need. I am very glad I have chosen this apartment complex over any others. 10/10 recommend.

Let me break down the "greatness" of this complex using their own description: **Maintenance on site - Not true **Property Manager on Site - Not true **Gated - Sometimes when it's working which is rarely. The gate is left open a lot overnight, etc because is is broken more than it's not. **In Unit Washer/Dryer - It is hookups, you have to either rent washer and dryers or bring your own, the apartment does not provide them **High Speed Internet Access - huh? where? You have to contact your internet company and get your own access which you pay for **Water/Trash/Sewer/Pest - not provided, complex charges an extra monthly fee for your water, etc. **A quiet suburb of Wichita - so quiet that you can hear the gun shots of south Wichita **Paved sidewalks great for biking or jogging - It is great walking past homeless people outside the gate **Public schools in the neighborhood are excellent - Last I knew, the higher the number, the more excellent the schools - south Wichita has very low rating schools (Cessna Elementary rates 2 out of 10, Truesdell Middle rates 2 out of 10, South High rates 1 out of 10) **Residents enjoy the peace and quiet of living - loud neighbors, music, a venue across the lake blasts music all summer long throughout the day and into the night, people play loud music at pool and playground area - nothing quiet about living here For the high cost of a very outdated apartment, you can find something much nicer in a much safer neighborhood.

Anonymous, please allow me to address a few of the concerns brought up in this review. As mentioned, we do provide washer/dryer hookups in our homes which is stated in our listings. Our community does have High-Speed Internet Access as well. This means you will need to set services up through a third party, but that our homes are equipped for that service. If you are experiencing any issues such as safety or noise concerns please contact the Wichita Police Dept. or our courtesy patrol company, Signal 88, for further action to be taken. You can report noise complaints to those entities after office hours or directly to our professional on-site management staff during office hours. We are truly saddened to hear that you have not enjoyed your stay here at our community, and hope that the proper communication when you experience any problems will help us come to mutual solutions. New management took over around September 2021 - please note the 5-star reviews are for older management and not new company that purchased the facility. Rent has gone up sky high, poor maintenance, place has gone downhill in a short time with trash throughout parking lot and yards. Office staff is disrespectful and unhelpful. Lake does not have fish and has mostly trash on the bottom. Property is not maintained or safe. Police are here often for drugs, robbery, and domestic violence. Walls are thin and you can hear your neighbors TV show on normal volume!

Dear 0wkqc20, Thank you for your feedback. Unfortunately, we don't know who you are. Your claims are concerning as we have not had any issues that you mentioned since taking over the property. This leaves us unable to substantiate your claims. We have left a message for the local police substation to see if our community police officer has records of these incidents prior to our acquisition. Not as great as it use to be before being sold to Monarch Investment Group - They have raised rent by $80 for tenants... new office person is not friendly and not knowledgeable at all - big dogs and pit bulls run loose and was told it was okay as long as they aren't charging or growling at you! Complex has had gun-point robbery in parking lot, drug busts, and several domestic violence issues... the police are here a LOT.. the so-called gated community rarely works and the gate is open 24/7... dead bushes all over, stickers all over the yard area, etc. I LOVED it here until new management took over.. the rent rise will be having me move when my lease is up.

Over then two months ive lived in my apartment its been easy quite and clean, no signs of unwanted guests, great views all around. Recreations and off street parking. Also with nice and helpful staff to boot. Its been a pleasant experiebce since day one

Haven't lived here long but I have enjoyed it price is right maintenance and office are very good about the right size for a one bedroom not too small and has storage large closet in the small closet in the one room Has the lake but haven't fished it yet but wanting to soon

We haven't lived here very long but are so far very pleased. The price is reasonable (though I will never understand paying a pet rent - but all apartments charge this). The apartments are very clean and cozy - not too tiny! We were able to move in promptly. Maintenance is very friendly and extremely prompt and professional. Management actually cares about us as people and our stories, not just as paying tenants. The day we arrived to sign our lease the managers were personally scrubbing a spot that the cleaning company had missed. I thought this truly showed dedication to quality! There is a pool, volleyball/tennis court, and as the name suggests, a small lake. There is also an 8-washer, 8-dryer coin-operated laundry facility and indoor mail boxes. The door to these two things is locked. So far it has been very quiet and everyone seems very friendly. I definitely recommend it!
I really enjoy it here. The apartment is clean and very spacious for a one bedroom. The complex area is very quiet and well maintained. There's not a lot of amenities here. We have the standard things like a pool, basketball and volleyball courts. It's not luxurious, but for the prices they charge here, you get a great place to live at a reasonable price.
