Property Ratings at MAA Traditions
I am almost one month shy of being at this property for a year. I am transferring to a different MAA property in another state. I live in a building in the back of the property which has been neglected the entire time. Not one time has anyone leaf blown or cleaned the interior corridor or steps of the building. For a few months, the steps were closed off with yellow caution, tape due to being unsafe. After fire and safety were here the caution tape went away, but the steps have yet to be fixed and are obviously unsafe and decline. Nothing on the inside of my apartment has ever been level. The doors to my Laundry are slightly crooked, and I was told at move-in that the frame the doors are in slightly bent, so they cannot straighten the doors. My dishwasher has never been level, causing the bottom to stick out further than the top and me to having to shut the dishwasher with a bit of force to get past the underneath of the countertop. The stove is unlevel and not even with the countertop, which makes difficult cleaning at times, and the refrigerator is also slightly uneven, causing you to have to walk by the fridge frequently and push on the doors to make sure they’re shut. The kitchen floor had several cracked tiles upon move-in, a broken blind, and The bedroom closet shelving was not attached to the wall. When I moved in and brought this to the apartment, attention maintenance, was very kind and fix the shelving and replace the blind, however, nothing else was ever fixed. When I moved in the weatherstripping at the bottom of my front door had clearly been messed up by perhaps a small dog, That also was never fixed. Haven’t said all that, I never once paid rent late and I was one of the few that picked up after my dog outside. My apartment is always clean and smoke free. I was appalled to find out that being so close to a year at this property and these bad conditions, I am made to pay back a $500 concession that was a special of $500 off my first month rent. This is not required but the managers discretion. Neglect buildings but charge people more. Eventually, living at this property, one stops bringing issues with the apartment or building to the attention of management, because only the front of the property is priority. Once people are residents, It becomes pointless to expect the property to be maintained to standard.

I’ve lived here 3 months and it’s been wonderful. The apartment complex is clean and there is always a lot of parking. My apartment is nice and quiet. If I’ve put in any maintenance requests they’ve been taken care of during the same day. The office staff and the maintenance crew are all friendly and professional. I also like the digital features in the apartment for entrance and air and heat. I truly feel at home here.

I have lived here for three years and have loved it. The office staff is very helpful and sweet. The maintenance staff is swift and efficient. The grounds are well maintained and look amazing! The amenities are also well kept and lovely. They hold resident events frequently, and it gets everyone of all ages in the community involved.

Management follows their own rules and doesn’t adhere to guidelines set by MAA. The apartments are severely outdated. The carpet installation is poor. Mold, mold, mold, in the cabinets, above the shower. I had to have maintenance coke twice in a year in order to spray and treat mold. Worst of all, I was assigned a late fee 48 hours before rent was due. Upon contacting corporate, I haven’t heard back in 27 days, after three phone calls.

Living at this place would have been nice if not for the electrical issues, chronic mold problems, and persistent roach infestations. We contacted management about our concerns regarding the mold but they were never addressed. They told us to leave the door open when we showered and to take shorter showers. It's worth noting that exhaust fan was constantly on in the bathroom as well to minimize the amount of mold. We also experienced an electrical fire and were simply told not to use that particular outlet anymore. I honestly would not live here again even if the rent was free.

I have simple loved it here at Colonial. The grounds are lovely and so are the effecient apartments with my awesome view of the water and fountain. More importantly the staff here have to be the best ever! They are very effecient, dedicated to their job, and have an amazing dedication to go the extra mile for the residents. The office staff have been sooo helpful and kinda well as tthe maintainance team. I give them all on a scale of one to 5 - i give these folks a 10! I?ll never forget my wonderful stay at Colonial Grande at Gulf Shores!!

Everything is wonderful. The only problem we have is our neighbors. They have been leaving cigarette butts on the stairs and are playing loud music all through the evening.

Pleasant place quiet mostly
This place on first glance seems like a decent apartment complex. It has a workout area, nice front office lobby and pretty nice pool. That is where the good ends. They charge way too much for what you receive compared to other apartments. Then on top of that they will charge for everything from extra pet fees on top of a deposit, which is never discussed to more water than a 4 bedroom house could use. Not to mention 800! for replacing the carpet when you move out. Something they were going to do anyway! Most of these ratings seem to mention location, but if you are going to move to this great town, take some time and find a place a little better than Traditions.

I moved to Colonial Grand at Traditions in Dec 2014. The property is less than 5 miles from the beach, and very convenient to retail stores, grocery stores, restaurants and Tanger Outlet Mall. The grounds are well landscaped and kept spotless. It's like living in a tropical resort. The management team provides exceptional responsive customer service every time I have contacted them. The maintenance crew are polite and very quick to respond to requests. The units are large compared to other apartments I have rented in this area. The screened-in balcony is an extra plus for my two kitties to sit outside and enjoy the fresh air.
This two bedroom apartment is on the ground floor of the building. The master bedroom can have a king size bed but not too much more. The second bedroom is so small that it can only use a twin bed or baby bed and dresser. The two bathrooms are very large in comparison to the bedrooms. The appliances are old models that need repairs periodically. The grounds are well maintained.
The apartment is small for a two bedroom. The apartment needs to be updated with better appliances. The colors are neutral and will go with most furniture. The bathrooms are very large but if you are older it in hard to get into the master tub. The second bedroom might be for a twin bed and dresser but not much more.
I have recently moved to the beautiful city of Gulf Shores.. where the beach is absolutely breathtaking. I have lived in a house for 20 years until I decided to move and get an apartment near the beach. I couldn't have picked a better apartment. It's pet friendly which is very nice because a lot of apartments don't allow pets. It's very pretty and well maintained. The scenery is gorgeous.. from the ponds with fountains lit up at night.. the walking track.. the pool.. the 24/7 gym.. and not to mention the apt units themseleves. They are very nice. Everyone I have met so far seems to be really friendly. The only complaint I have is that rent is on the pricey side and I am working 2 jobs to try and make rent & the power bill each month. It's tough on a young adult like myself.. so I am entering this"win free rent" for a year contest in hopes of a miracle. This would definitely be amazing. Other than the expense of the apartment rent.. everything else is wonderful and I would definitely reccomend this place if you love the beach! :)
