Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.
Downtown Duluth has a town green, located along Main Street on the southwest side of City Hall. Historic Downtown Duluth features a variety of businesses, theaters, gift stores, art galleries, and cafes. Some favorite downtown destinations include the Maple Street Biscuit Company, the Good Word Brewing & Public House, and the Red Clay Music Foundry.

The property itself is beautiful, however they have 1 dumpster for at least 20 buildings that stays overflowing and trash has consistently been piled up beside the dumpster since I moved in 4 months ago. I’ve complained and they got a dumpster brought in filled it up and still left items sitting because it was too much for the one dumpster they brought in. That dumpster was removed and now it’s in the same state again. I wish this site would allow me to post pictures. They definitely need a second dumpster on the other side of this property.

This is the worst place I have ever lived. Make no mistake this place is overpriced! You can get many cheaper and better places. Loud neighbors, frequently broken gate, trash usually overflowing and so many more issues.

My experience with Colonial Grand at McDaniel Farm has been poor to say the least. It started day one with the extremely rushed walk through that lead to several issues being missed including damage to interior doors and carpets. In all fairness the maintenance was fantastic and they fixed the issues to the best of their ability without completely changing the carpets. But the good service stops there. Upon move out I was told that there would be a walk through (which never happened). Months after I moved out, I was sent an astronomical bill stating that the sliding glass door was broken (which it wasn't) and that I owed for carpet replacement. After receiving the bill, I called the office and spoke to someone working there. After a few calls back and forth the fee for the sliding glass door was waived however, I was told that I'm still responsible for the carpet that was damaged when I moved in. I asked to speak to the office manager and was told that she would call me back in a few days. No one called back and when I went to check the online payment portal I saw that the fees were no longer there. I wrongly assumed the fees had been waived. Instead, they sent me to collections. It was going to cost me more to hire a lawyer to fight this than it would to simply pay it. In my mind this is form of bullying. If you are considering Colonial Grand at McDaniel Farm, I encourage you to beware.

Our process for assessing any additional cleaning and repair fees upon move-out is supposed to be transparent and stress-free, but it seems that we may have fallen short of those standards in your case. The staff at Coloniol Grand is extremely nice and efficient. They get back to you really quickly especially any matienance request. The keep the grounds and pool very clean. The gym has been updated to include even more workout equipment. The only downfall is that they do not have any loyalty programs when renewing your lease. Or offering an incentive to renew. Instead of keeping the same price they go up in rent.
I have found a home at Colonial Grand, McDaniel Farm. From the first day I have found both staff and residents to be friendly, kind and a great representation of folks that I am happy to call neighbors. It is clean, comfortable and a safe and beautiful location to live in. I am blessed to call it home!
The maintenance crew is fabulous! Any concerns are taken care of immediately! Love the care given to all aspects of the community.

I love the office staff! I always feel welcome when I walk through the doors. My apartment is great! It is spacious and comfortable. The couple of times I have called for service, my request was handled quickly and within 1 visit! Just great service. The service guys always wave and great you when they pass you in their golf carts. I just renewed my lease because I am so happy here! Thanks Colonial Grand at McDaniel Farm for making me feel at home!

My husband and I have been living in Colonial Grand at McDaniel Farm for almost 6 months now, and we love it! There are many Colonial Grand apartment complexes in the Duluth & Norcross area, and McDaniel Farm was our favorite in addition to being more affordable than the ones closer to Norcross. We live in the larger 1-bedroom (954 sq ft), and here are the main reasons we love CG@MF: -great size(954 sq ft) for us as newlyweds (not too large but enough space where we aren't too cramped) -island in the kitchen (large kitchen with huge window, we LOVE it) -non-upgraded counters & appliances aren't hideous like in other apartments we saw -beautiful landscaping & buildings -very nice, helpful staff in leasing office -very fast with addressing maintenance requests -large mirror on wall in living room makes apartment seem huge! very nice -large garden tub (so nice having a large tub/shower) -great pool & gym -great location (very close to Pleasant Hill/ Gwinnett Place Mall area, but tucked away out of the busyness) I highly recommend Colonial Grand at McDaniel Farm! One important thing to keep in mind is that Colonial Grand requires all residents to have cable ($50 package), so if you planned on having cable anyways, CG@MF is a fantastic option.
