We have been their residents for more than 1.5 years and recently going to a 2bed apt to a 3 bed apt, it has been our worst experience. When it was time for our lease to end at the second one, they gave us an express cleaning charge etc and said it automatically went towards our account if we didn't say no to it. However this hadn't happened to us last time we switched apartments with them so that charge came as a shock but when I asked them they were like it has been here for a while but they didn't tell us last time we moved. Afterwards we had the worst experience moving into our third unit with them. The water pipe was so rotten that it burst in one of the bathrooms and the entire place flooded on day 1. Before that, they claim to give us the apartment neat and clean but that is so not the case. We had rusted light shades, seepage on the ceilings, paint was bad on a couple of walls, the panels under the kitchen cabinets are torn and look disgusting. It was horrible. Now they have also put a charge on our account for 'deodorize treatment' for the apartment we moved out from. This is just getting ridiculous now and that charge for $180 makes no sense. We left the apartment in a very good condition, even cleaned up after still having the express cleaning. Very bad and disappointing honestly with this apartment complex.

Beautiful landscape. Diversity of real Bugs/ crawling insects to greet you when you get home, water intrusion, moldy windows/walls/bathroom, stinky plumbing, flooding near patio on lower floor, rotting structure throughout community, Indifferent office staff, normal neighbor living will feel like a 500 pounder lives near you, exhaust fans/venting do not work - but make plenty of noise. NO renewals available, Full New contract to sign w/ beyond inflationary Price options.

I just moved out of the Lighthouse Apartments on Fleming Island Building 20 and paid the fee that MAA charges for apt and carpet clean up. Instead of cleaning the carpet like I paid them to do, the office just decided the carpet needed to be replaced and is charging me $675 for it stating it was due to excessive wear and tear. When i asked them to show me proof that the carpet couldn't be cleaned all the front office did was send me pictures of the carpet that wasn't cleaned. They didn't bother to attempt to clean it they just wanted the carpet replaced and wants me to flip the bill. When I refused and told them to clean my carpet and show me proof that it couldn't be cleaned, they just stated they somehow knew it couldn't be and threatened me by saying if I don't pay they will send me to collections. I refuse to pay for something they decided to do that wasn't necessary. Ald their apts are riddled with roaches and do nothing to help but have a guy come spray randomly when you put a ticket in!

Te quieren cobrar por todo, sus precios son altos, la administración no ayuda en nada ni le importa tus inconvenientes por ejemplo, tuvimos problemas en 2020 con el trabajo por la pandemia y la manager Stacy no se humanizó y nos dió la opción de no pagar la renta ese mes y pagar todo el mes siguiente pero nos cobrarían $75 por cada día de retraso, nunca ayuda a solucionar problemas que tengas incluso con el apartamento, la administración es muy tacaña y poco empatica. los alrededores siempre huelen a orines y están llenos de popo de perro, la piscina siempre está llena de moho, el gym tiene varias máquinas malas desde hace dos años, las cosas en los apartamentos son viejas cómo los inodoros que por dentro son llenos de óxido y moho, no les gusta cambiar nada. Cuando te vas te cobran 122 por limpiar una estufa, un microondas, una nevera y 5 cabinetes aparte de que te cobran la pintada del apartamento y la lavada de la carpeta. Es el peor lugar para vivir especialmente si tienen niños.

We have had to call the cops multiple times on a neighbor who has been very unstable. We’ve heard screaming and fighting both in and outside of the apartment , smelt the smoking in the breezeways, They have been leaving lighters and red solo cups in front of their door like a fraternity and leaning against other residents bedroom windows. That is not all, they have been asking other residents for money and confronting people who have complained (or think have complained against them) We do not feel safe and it’s been months of complaints and it doesn’t seem it will resolve before our lease is up as the only thing the office can do is leave notes and having us call the sheriff. They expect a lot of financial fees and time in order for us to break our lease which we can’t do. Two people from our building have left due to this and pest control issues ect. The staff is nice but it doesn’t change the issues. We were also told that the screens were sprayed and cleaned quarterly and that wasn’t true.

I do not know how the managers still have their jobs but they are awful at it. The attitude, they treat you like second hand citizen
Stay away from this one. The staff make it not worth it. If you want to deal with a year of attitude infested “property managers” by all means knock yourself out. Too many nice people to put up with the crap you’ll deal with there!

MAA maintenance gets things done, the landscape is beautiful and professional staff. However as the market increases so does the rent this does make it a financial strain. Nice gym.
I?m absolutely in love with my apartment. They got me a spot with everything I asked for! A beautiful lake view on the top floor ! Not only is the view amazing, my apartment is the perfect size for a one bedroom. Very spacious and the appliances and counter tops are gorgeous !! Every time I have an issue, lighthouse maintenance helps me out ASAP. The neighborhood is very quiet and peaceful. I love my pet ducks and geese that live outside my window! I couldn?t be happier with my home. Thank you lighthouse !

i am satisfied with everything except the electro magnetic access gates, of which there are several operated by a "fob" which in the month ive been here have not worked a single day.
Amazing apartments, amazing staff, very helpful and accomodating. Lighthouse is one of the best apartment i have seen. As a first time renter i really like my experience and will recommend it to family and friends! Thank you!

I enjoy living at Lighthouse Apartments in Fleming Island. Grounds are beautiful. The Staff and Maintenance are The Best. It is very safe here. The pool, the gym, the garden, the indoor air condition basket ball gym, the car wash, the Volleyball park, the playground, and plenty of parking for you and guests. Also a hair salon on premises. I truly enjoy the schools nearby too...A schools. But the Staff and Maintenance Staff make this all a better place to live.
In general it is good. The maintenance crew respond in a timely fashion and they work is of a good caliber. The front desk is helpful and kind, never rude. The manager Tiffany is great! The landscaping is well maintained.

I like it very much and enjoy it. I wish they had bike racks near each building. The one they have has way too many bikes at the rack.
I've lived at this apartment complex for over 16 years, first in 15107, now in 17109. I really like the location. Schools, movie theater, supermarkets are conveniently located, even an emergency room is close, if needed. I'm not impressed with the latest landscaping company they've hired. The shrubbery isn't trimmed as nicely as it has been in the past, and there are so many dead spots in the grass. I know the active duty military get a discount on rent, which is nice. How about past military combat veterans and/or senior citizens.
I have a beautiful view. The maintenance staff are prompt and courteous. I feel free to talk to add 'll staff members about my concerns.
Convenient
Quite neighborhood 5 minutes away from everything on the island. A great place to live with Jacksonville just a short drive away.
Service has been excellent and fast. Building and grounds are well kept.

This place looks like it would be a nice place to live in but don't let that fool you. The staff is completely incompetent and can't even handle the most basic requests. I had to ask multiple time tot get things repaired for anything even a simple bug spraying. They took a year to fix my A/C and I lived on the 3rd floor. It would break once a month and dump water everywhere. They didn't fix it until I suggested taking legal action against them. I had to move down to a 1st floor apartment because my electric bill was 200 a month because of the poor A/C. The 1st floor apartment was worse than the 3rd floor. It was completely dirty when we moved in, the stove and microwave had rust in the doors. I had to beg to get them cleaned, that's right cleaned. Not replaced like they should have been. The appliances are as old as the apartments and it shows.I had made plans to move out and was told I would not have a termination fee. A new property manager came in and we were not informed that the previous one had left. She would not honor the previous agreement I had with the former property manager. I was supposed to receive a call from a regional manager but that didn't happen either. They will lie to you to get you to stay then pull the rug out from under you. They will also overcharge you on rent and unless you notice they'll keep your money ( Good thing I noticed). This place is a horror show. DO NOT MOVE IN HERE

my grandma lived there and loved it. I used to live there a long time ago and I loved it very much. I would love to live there now. but I don't have enough money to pay for the rent there.
Beautiful grounds. Great apartments. Probably the best I have seen in this area.The fees are surprising.
My girlfriend and I have lived in these apartments for over a year so far while I'm finishing school here in Jacksonville. The living corridors are beautiful, the office is beautiful, the pool has become a hot spot in the area, and we have never had a problem with the leasing office despite other reviews claiming otherwise.
Grounds are beautiful. Community center is beautiful. Complex has a pool, weight room, car maintenance area, dog park,laundry room, gardening area, and playground. Walking trail runs along one side of complex. Schools, shops, post office, restaurants and grocery stores are within walking distance. Apartment has several walk-in closets. Washer and dryer can be rented at extra cost. Patio is screened. Maintenance is very responsive to service requests. Leasing office staff are helpful. Community center has a business office with Internet access. Various sizes of apartments are available. Some have lake view.
Love the Lighthouse Apartments but wish they weren't so expensive. The apartments are very spacious - nice, big closets and the grounds are maintained meticulously. But the rents keep going up and up every year. They even charge you a fee for electronic billing of your rent. If you don't do the electronic billing, they charge you for manual billing. You have to pay a monthly fee for garbage - roughly $2 a week. Fleming Island is a very nice area - not as much crime as Orange Park or Jacksonville.
