Recycling bins are always overflowing. Trash compactor breaks down sometimes and residents end up leaving their rubbish in piles on the ground. Makes it hard to dispose of your trash and recycling, and it looks/smells terrible. Wish I could include photos

The management for this property hiked rent by nearly 50% over the two years I lived there. When I had to move out due to the increased cost they hit me with absurd cleaning fees despite the fact that I spent days cleaning the apartment. This included numerous individual fees to clean things like the bathroom cabinet for $12 or the range hood for $10 and the washer/dryer for $24. I cleaned each of these items and took very good care of the apartment overall. My apartment also flooded while I lived there due to a burst water heater, which they refused to replace and instead simply patched. What a joke.
We enjoy living here. Never have any problems with neighbors. Office holds events for us so we can get to know the people living around us which has been important for us being new to the area. Very happy here, good value.

The photos posted on here are pretty deceptive. It makes things look much newer & brighter, when in reality these apartments are very old. There is only one trash compactor for the entire complex, and it is broken frequently. That causes the entire walkway leading to the compactor to be piled high with bags of trash for days. It's disgusting. Also, if you're moving out, plan to pay. We were prorated for 2 days, which cost $130, because we "didn't give our notice within 60 days" because our 60 days fell over the weekend when their office wasn't even open. Additionally, your pet fee AND pet rent is literally just that. It does not go toward repairing ANY damages your pet may have caused. That is not made clear up front, nor is it made clear in the lease.

Very close to Duke University and very quiet. I love the fireplace and washer/dryer that came in the apartment.
This property has business practices that I consider to be deceptive and possibly illegal under current Durham housing code. They charge fees for trash, pest control, and administrative fees that are not explicitly mentioned in the lease and then claim they are "utilities." The rent pricing scheme seems predatory (rent doubled when lease went rolled over to month to month lease) and is not consistent for similar apartments in the same complex (i.e. you and the guy next door in an almost identical apartment could be paying as much as $400 difference for the same lease period). Apartments are, in my opinion, substandard for the price. Doors are hung crookedly. There are visible cracks in the walls. Plumbing is poorly designed so that it creates a water hammer when kitchen sink valves are closed. Saw cockroaches in the apartment within the first month of moving into the apartment. Had a reported break-in in another part of the complex in the first two months. Had the lock on my mailbox break and required two requests to have it fixed. Had the refrigerator door break within the first five months. The mangers were not in the office during office hours on a number of occasions.
I love my apartment. The complex backs up to the Duke Forest, so it is beautiful and peaceful. The neighbors are professionals or graduate students, so it is quiet. Maintenance requests are handled very promptly. The pool is great. And although the complex feels like it is out in the woods, it is less than 10 minutes from a grocery store, restaurants, drug stores, etc.
We live literally right next to Duke Forest. You really cannot beat this location. It is beautiful, private, peaceful, and serene. The community we live in is really quiet and we haven't met any unfriendly neighbors. Unfortunately, we live on the first floor and we have had bugs-ants, roaches, other small crawly critters in our kitchen and bathrooms. Thankfully, the apartment complex provides regular and frequent pest control and we have employed roach motels to keep them at bay. Turning on the light in your kitchen and seeing roaches scatter is NEVER a good sign. Also, just prior to moving in, we discovered all kinds of repairs/replacements that were needed in our apartment including mold and mildew in the master bathroom. It was visible on the ceiling. Thankfully, the leasing agent made sure that we got brand new carpet, all of the repairs/replacements were made, and the air in our apartment was tested for the presence of elevated levels of mold and mildew. Thankfully, they were within normal limits. Other than these setbacks, which were handled well, the apartment is pretty much your basic apartment. There is no padding underneath the carpet so if you like to walk barefoot like I do, then you will feel it in your foot muscles. The kitchen is literally one third to one quarter of my previous kitchen, so storage is an issue. We do have two good-sized closets in each bedroom and a storage closet on the screened porch. The kitchen is pretty much large enough for one person at a time and the counter space is limited at best. The fridge is also not a full-sized fridge and there are only two drawers so it's difficult to organize your food into different groups without compartments. Also, the shelves in the fridge are grated and smaller items can fall through the grates. The HVAC system is right next to the living room and the dishwasher is pretty loud. Otherwise, it is not too bad for the price of rent. You definitely are getting a steal with the location.
This complex is tucked back in the Duke Forest but is still close enough to Downtown Durham to give access to the fun. Duke is minutes away too!
