Property Ratings at MAA Cool Springs
The location is convenient and close to much of what Franklin has to offer, which is a plus. However, the apartment itself has serious issues. The walls are paper-thin—being on the first floor, some noise from above is expected, but I can hear every footstep, water running, shower, and toilet flush from upstairs. It's nice that dogs are allowed, but maintenance for the dog waste bins is very poor. Some bins haven't been emptied in months and many don't have covers, so the bags get soaked and unusable whenever it rains. There's also trash scattered all over the grounds, and I've seen staff walk past it without picking anything up. The dog parks exist, but at least one is poorly maintained: the gates don’t work right and the fence is about to collapse from erosion. There’s a nature trail on the property, but it clearly hasn’t been maintained since the complex was built. Green mold, mildew, and algae are visible on the siding and windows, and the hallways and mail area outside haven’t been cleaned the entire time I’ve lived here. The pool and gym are decent, but the urinals in the gym building don’t work—there’s just an air freshener on top, and the male staff use them every day. The trash collection area is always a disaster, with all sorts of dumping happening despite signage, including furniture and beds. Finally, the termination policy is harsh, with a high termination fee and a required 60-day notice. Overall, given the price, this place is not worth it. I have other concerns, but these are the most noticeable issues that make me regret renting here.
Was told that maintenance would handle several issues that were pointed out at move in and am now being told they won’t after the fact. A complete lack of communication and transparency.

Can't think of anything negative to say. Staff is exceptional, facilities are wonderful. I love the location (avoids a lot of traffic) being within 10 minutes of most stores and restaurants in Franklin. Dog parks and walking trails everywhere. Only thing that would make this complex 6 stars is a hot tub and a sauna.

I have spent 14 months here from 28 Dec 2021 to 27 July 2022 in apartment 8103. These apartments are having major mold issues. More than 5 service requests were submitted through out my stay to temporarily fix the issues. We had faced lot of inconvenience while our stay here. They ran dehumidifier for more than 10 days which was trouble in terms of voice and electricity bills. Lot of valuable belongings were damaged because of mold issues. In the final settlement they charged me $800 to fix the mold. There are lot of good apartments around, look for those apartment and stay away from this.

I was lied to about the unit I would be moving into and waited 6 weeks for a particular location only to learn upon move-in that they “made a mistake”… and just shrugged and said oops. The property manager made no legitimate offer to make it right other than to put me on a list and let me pay to pack up and move again if another unit opened up.

From ceiling fans falling out of the ceiling to the dishwasher flooding the kitchen. You can hear people talking from outside! Maintenance is nonexistent. Office people are horrid just want you to pay and not fix anything! DO NOT MOVE HERE!!!! For the price there are better palces!

It is a very nice community, a great place to live. It is also very convenient for families with children. Everyone in the leasing office has been very kind and helpful. The apartments have smart system, really cool!

I opted for Venue immediately after seeing the 2BR apt’s spaciousness (especially the walk-in closets and balcony) and details (crown molding and a built-in bookcase in the LR, tall ceilings, upgraded appliances). After 3 months, I’m stilled thrilled. The staff are highly responsive. The landscaping is lovely. Anything you need is within 10 minutes. I’m a picky person but feel I’ve found a home.

If I could give a ranking of zero stars I would. Don't move here. You can hear everything your neighbors do and say. Like they are in the room with you. That's how poorly it's insulated. The leasing office is unwilling to talk to neighbors about how loudly they play their music or tv. They recommend that instead residents call the police on each other. When I tried to break my lease because of the deplorable situation they were going to require a 60 day notice and then to pay an additional 2 months of rent. Worst experience I've ever had!

I’ve lived here for two years and it’s honestly the worst experience I have had living in an apartment community. The staff are extremely unhelpful. The amenities are terrible. Trash is always piling up. The noise if you don’t live on the third floor is just terrible.

Clean, quiet, well-built complex. Management is responsive and nice. Good clubhouse, pool and exercise facility. There was a lot of planning put in for little things, like the the positioning of the dog waste areas, the shared spaces, and the abundance of parking. My only recommendations would be to re-think the trash compactor since it seems to be jammed frequently resulting in garbage to pile up. Also, the workout areas could use a deep cleaning, and vacuuming around all of the equipment.
This is a secondary residence for me and it works perfectly for me. I have no security concerns when I am absent; the grounds are beautifully kept up and the buildings are well attended to. Recently all the buildings were repainted and an excellent job was done. The green space is wonderful, the physical location could not be more convenient; it is a joy to live here!

Beautiful property, decent quality spacious apartments. Management and maintenance was friendly and prompt. Quiet property usually, however walls are very thin and I can hear my neighbors talking, sneezing, coughing, walking, doors closing, fan running, etc.
Very nice property, however we live on the bottom floor and we hear everything that happens on the 2nd floor above us. There just isn't any sound barriers between floors, the noise upstairs gets unbearable at times. We hear every footstep and we have had neighbors up there with 3 & 4 small children that are constantly running and sometimes it goes on way beyond 10:00 pm. Other than that, we have really enjoyed the pool and clubhouse which is very nice. The maintenance team has been great addressing each issue we've had. The landscaping is very beautiful and office staff are very nice.

Positives: Really easy access to interstate and all Cool Springs amenities. Clean environment, kid friendly, really nice pool. Negatives: experienced mold in apartment, mold outside apartment (unrelated to inside mold), lots of ants, didn't enjoy dealing with certain members of property management (told one thing by the manager Skip, both he and The Venue refused to stand behind his representations), check your bill (had to dispute more than 1 clear billing issue that i had to address and wants to charge you for trash/cable after you have moved out -- and already cancelled the cable). A lot of the issues are just big business not making common sense decisions. Would recommend the apartment though. As i said, can't beat the location and clean surroundings.

Great location (close to shops, restaurants, mall), with a lush, manicured landscape and attractive amenities. Very efficient, friendly employees onsite.
Love the Venue, great amenities. I have a full service gym that I can workout in and not have to pay a monthly fee. I love the pool area and the landscaping. The floorplans here are so OPEN and SPACIOUS.
The Venue at Cool Springs is the luxury apartment community that truly is a comfortable oasis! From the wonderful apartment amenities and spacious floorplans, to the beautiful grounds, to the courteous, friendly staff, special community events and it's all "green!" And you are not far from history, entertainment, shopping and fun! Your only regret will be if you do not choose the Venue at Cool Springs in Franklin, TN!!!
