Property Ratings at Luxe at Ocotillo
Calling this place a “Luxury Apartment” is like saying Taco Bell is fine dining. Let start with the strengths of this place. For the lack of Square feet of the apartment, there is a lot of usable space. The location of the apartment is fantastic, freeway and shopping very close. Now let’s talk about the areas of opportunity. Price: The base price is exciting, until you hear about fees. $25 community fee per person(more to come on the “amenities”) $10 Amazon box, that no one uses, fluctuating trash fee(the more people move out, the higher it is), $50 for a covered parking spot(no covered parking spot included). So I would say for a group of 2-3, I would add $150-$175 to your base rent to cover fees and utilities. Pests/maintenance: if you like Scorpions, this place has you covered. All you have to do is move into building 13,14,15,16 or 17 and you can have scorpions. If you like other critters in your house as well, they got you! Now I’ve talked to different residents and some people are worse than others BUT, I was moved from building 15 due to an infestation of scorpions. Which they rented out less than 2 weeks of me moving out. Maintenance over the years has declined, they are passive aggressive to blame you and will do anything to not complete the job correctly. Community: Crime is definitely on a rise in the apartment complex, you can expect PD on site weekly. Someone stole majority of the weights from the “gym” and the apartment did not replace it. When I asked the office about the cameras, I was told “I don’t think those actually work”. So the amenities you pay for I stated above really don’t go towards anything. You will start to notice the trends of PD and might even to get to know the officers. Last but not least, the property manager! During my lovely stay in building 15, the manager failed to show any care or empathy due to the scorpion infestation. Stating “you chose to live in AZ”, “my kids get stung all the time, not that big of a deal”, “killing 6-10 scorpions a week is not that big of a deal”. Not until my roommate got stung in the back and rushed to the ER did she show any empathy. Now I will say her boss, is amazing! Once I got her boss involved, magically I got empathy and moved to another apartment. To close this out, no this is not the worse place to live. But I hope you can make an educated decision on this place prior to renting. After 3 years of renting here, I wish I rented somewhere else. Thank you for your time :)

While scorpions are a natural occurrence in Chandler, we take concerns about them very seriously and strive to ensure our residents feel comfortable in their homes. In response to reports of increased scorpion activity on the property, we partnered with a specialized third-party pest control company that conducts weekly treatments in affected areas. These efforts have led to a noticeable improvement across the community. When you brought your concerns about scorpions to our attention, we responded promptly by implementing targeted and aggressive treatments with the help of our pest control partner. To prioritize your comfort, we offered several opportunities to transfer to another unit, which you initially declined. After learning that your roommate had been stung, we extended another transfer offer, which you accepted. Regarding your comment about crime and police presence, management is not aware of excessive police activity on the property, as this has not been reported by you or other residents. We encourage all residents to report any suspicious activity directly to management so that we can address it appropriately. We sincerely apologize for not meeting your expectations and for any inconvenience you’ve experienced. They give you one day to pay your bill. Most companies let you know weeks ahead of time what the amount will be before the bill is due but not here. They give you 24 hours to pay and if you try to pay early they have a hard time giving you the correct amount, then a week later you get a notice for paying late and they blame it on you.some people work or go on vacation and it’s so hard to pay within a 24 hour period and the office is only open until 6pm. These apartments are way over priced for the condition they’re in. The landscape is a mess with the lawns being flooded and are a muddy mess. It’s hard to take pets out because the lawns are way over watered and you can’t step on the lawn without getting muddy. It’s been like this for months and they still continue to water the lawn. The only lawn that they keep nice is by the front office. I think they want people that look at possibly renting here is a nice and well kept apartment complex. They charge us an additional $50 a month for landscape maintenance that isn’t getting done. I don’t understand why they are charging us extra for yard maintenance when the yards are getting worse. I can’t wait for my lease to end. If you’re looking for a place to live I would look elsewhere. Also I’ve had black mold in my apartment and all they did was wipe off the mold and they didn’t try to look for the cause. If you’re looking to rent here please don’t walk on the lawn unless you don’t mind muddy shoes. The only thing nice here is the front pool. Everything else is old and outdated and not worth the price. Please read the lease and look at all the extra charges they try hiding. The utility bill will be a minimum of $100 so keep that in mind and in the summer expect your electric bill to quadruple because the AC unit will never shut off. The air conditioning in the apartments is not efficient and will run 24 hours a day and it can’t keep the apartment cool. I had them look at my air conditioner multiple times and they said it’s normal. My apartment gets very humid when the AC is running and again they said it’s normal. I tried to hire and pay an actual AC repair company, but due to it being an apartment I would need approval from the management and they denied it. The repair company did say that an AC unit should not cause extra humidity and they are actually supposed to lower the humidity when it’s on. I’m guessing that’s why I’ve had black mold in this apartment. Please don’t rent here.

Hi. Thank you for your feedback. Here at Luxe rent is due on the first of every month, however, we give you until the 3rd of each month pay. Late fees do not start until the 4th of every month and we also give online options to pay your rent. Our apologies if this was not properly communicated to you at time of move in, but it is listed on the lease agreement. We are working with our landscape company for any landscape issues as we have been doing extensive landscape projects on property which could be the result of some of the areas you are noticing. I am concerned about your mention of mold as this has not been brought to the attention of our office. Please contact me directly, Caroline – Luxe Community Manager – (480) 699-4610. This will be treated as top priority and id like more information about this situation so I can personally investigate. Please know that we would never ignore a report of mold and take this very seriously. I hope to hear from you right away so we can take care of this immediately.
We have lived in this apartment for several years and seen multiple ownership changes. The new management, Luxe, has been very responsive especially in terms of maintenance. We wanted a few things upgraded for several months and the new management jumped right on it and got it done. Thanks to Rolando and Reed to get us all set. A great community to live in especially with the new management and maintenance team.

Me and my friends love this apartment. The ladies in the office are very happy and kind. They are quick to help us if we have questions and always have events with free food. They also have a huge pool and nice hot tubs to use. I also use the fitness room often. Two thumbs up!

I have lived here for over 9 years and I've never seen the community as nice as it is now. They made a lot of good changes! The staff are attentive and responsive and maintenance are always nice. I can walk to the store for groceries and my neighbors are really friendly. I would recommend this place.

Arrive Ocotillo is in an awesome location. It is in walking distance to shopping centers, close to all major freeways and by my favorite restaurant Stone & Vine! Plus, my favorite is the complimentary touch screen coffee machine in the clubhouse! A huge bonus is that I’m always greeted with a smile.. Used the pool area for a family get together and it worked wonderfully! Everything was clean, the grills were easy to use, and the pool water was clean and pretty. Loved the giant janga and corn hole for everyone to play with.

They say its not about what goes wrong in life, but how you handle those issues that defines you. I find that to be the case, and for that I wanted to take the time to let anyone looking for a new home that the new management here at Arrive really care about your happiness. The term "luxury" posted on their sign at the front isn't just lip service, they really want you to enjoy your experience. I would keep in mind the bad reviews from the prior management here on this site. They are legitimate. When I moved I had more issues then I care to admit but each and every one was handled. If it wasn't done to my liking they came back out. Lauren, Melissa, and the staff here really went out of their way to remind me what excellent customer service is like. There are things that need to be fixed here. They didn't inherit the Taj Mahal to be frank. But they are investing in this property, they just finished upgrading the new gym. They are renovating the pool areas, painting al the complexes and remodeling all the rooms. If I were you, I would get in on this before word gets out and the price reflects the quality of the management and the maintenance staff. Which is top notch. The location is absolutely perfect. Minutes to Chandler mall and San Tan mall, Downtown Chandler, Gilbert and San Tan. Minutes from the 202, 101, and I 10. Doesn't get much better than this.

Where to start. For starters maintenance never actually fixes anything. The roof in the kitchen leaked anytime it rained. Water came from the light switch as well. A bunch of random fees as well. As for the cleanliness of the pools. They are gross. Look like they've never been cleaned before. There's not even a pool skimmer in it to clean yourself before you get in. And lastly the faucet water in general always have a chlorine scent a taste. I could never even cook with it. Definitely would not recommend these apartments you get charged a ridiculous amount for poor management and living.

We have lived here for almost a year and will definitely be looking to resign. The management is top notch. The maintenance team is quick to repairs and very courteous. Gabby and Billy were very helpful from the beginning of us moving in to our first apartment. Would highly recommend to friends and family.

My wife and I moved into this property on 9/18/2014. After a few months of settling in, we experienced our first big rainstorm. That is when we discovered that our ceiling leaked through our ceiling fan. We were also told to just put a bucket under the fan to catch the water and that it would be inspected the following day. We were assured that it had been fixed. A few months later we experienced another storm with significant rainfall and the same thing happened. Once again, they sent somebody out to inspect and repair the leak. We were assured that the problem had been fixed. On August 2nd of this year, another big storm with a significant amount of rainfall. We found our bedroom flooded with water seeping out into the hall and the carpet saturated. Our bed was completely soaked. The leaks this time were coming from many different areas of the ceiling. There were signs of water damage on the walls and ceiling. We were concerned about the possibility of the ceiling weakening to the point of having the ceiling fan collapse or even a part of the ceiling itself falling in. We called the emergency maintenance number and he seemed very unconcerned for our safety and the fact that we could not sleep in our bedroom. He offered to send some carpet people out to suck the moisture up. We told him that made no sense due to the fact that the ceiling was still leaking quit severely. The next morning the manager called us and after listening to us explain the problem told us that he would come by and personally examine the damage. We were told that he would make it a top priority to have roofers come and examine our roof. I dropped into the office and he informed me that the roof had been fixed enough to prevent any further flooding and that it would be completed when the roofers made it to our building to roof repair. When I asked the manager about our property damage, he explained to me that is why we have rental insurance. Fair enough, but completely convinced that it was something they should have to cover considering the damage was due to neglect in repairing our ceiling correctly the first and second time. I than asked if the apartment would at least cover the $500 deductible. Once again, he explained to me that the property typically is not responsible for damage to the tenant’s property. He did however tell me that he would ask corporate for their advice. They never responded!!

If you are looking for a great location and competitive rent in Chandler, this is the place for you! The staff is friendly upfront, but any maintenance or communication after signing your lease is sub-par. The manager takes reviews and everything you write personally, so be careful with what you say so she won't show up at your door - with all of her framed awards, you would think she would be more confident in herself and the property she is selling, she is also great at typing up excuses. If you love big, brown spiders and cockroaches, MOVE TO OCOTILLO SPRINGS and make sure you choose a unit by one of their fountains because the bugs will love you come winter time. You can have maintenance spray every month, but I ended up spraying on my own, as whatever they used was not good enough to keep the bug outs. If you want to be located by a lot shopping plazas, etc and don't mind a lack of communication - including following up on maintenance requests a week after you placed them and day-to-day after that, RENT HERE! It's disappointing that we were sold on such a great location and Sara even prided herself in her duties, but do not expect that treatment when you sign the lease. She will take DAYS to respond to you and you will have to forward your message to Gwen, the average leasing agent, to get any response. They talk a lot of great game, but the delivery of their product is misleading and poor - if you can afford somewhere other than a GREYSTAR property, I would rent there. Greystar property management is not worth the stress or lost money. They seem to be taking over a lot of Arizona apt properties but the staff they bring is poor and lacks customer service skills. They can be rude and will say anything to make you sign the paper.
