My experience at Lumen Apartment Homes has been incredible. From the moment I toured, the leasing team made me feel welcome and supported. The amenities are not just beautiful, they’re thoughtfully designed — the gym, pool, and lounge areas make it easy to relax or hang out with your guests. It’s rare to find a place that feels both modern and homey, but Lumen does it perfectly.

Overall great. Views are great. Neighbors are very quiet. Road noise level can be annoying with all the annoying popping exhaust. Primary pain point is the absolute lack of visitor parking. Leasing office does not want to address this.

Really appreciate the efficient leasing team and the helpful concierge team. The neighbors are also kind and friendly, and I’m happy to call this place home.

Quite an elegant community. The amenities, residences, and concierge quality are impeccable, and the views are unmatched in the Tysons area.

I’ve lived at Lumen for 4 years, and while the location is convenient, several issues have made the experience disappointing. Elevator outages are frequent, gym equipment is often broken, and there’s a constant smell of weed in the hallways. Parking is overpriced compared to nearby buildings, and there’s no guest pass system. The windows don’t open, so you have to rely entirely on the HVAC, and units with balconies cost significantly more. What’s especially frustrating is that the same floor plan I’m currently renting is now offered at reduced rates under low-income housing, yet my rent has increased every year with no reward for long-term tenants. It feels unfair and inconsistent. These ongoing issues, paired with poor value for the price, make it hard for me to recommend this place to others.

So far so good. I really like the events that have for residents and all the amenities are usually very clean. I truly enjoyed my time here!

Moved in 3 days ago and we love our new home. Our apartment is spacious and we are enjoying the view from our floor to ceiling windows. Can’t wait to start enjoying the amenities.

After living at Lumen for 4 years, I cannot see myself living anywhere else! Always looking forward to coming home to a wonderful view and great location! I’m ready for another 4 years here at Tysons ! Thank you for such amazing community and place I can call Home.

The neighbors can be very noisy walking in the hallway and the walls are very thin. Otherwise, a good place to rent with a close proximity to everything that is needed for most people, all within walking distance

I love my view of the BORO mural, and the other mural. I like the greenery around the building, as well as the mountains. I enjoy going to the pool when it is warmer.

Amazing. Super friendly staff. Front desk goes above and beyond. Only thing I will say is the windows cannot be opened but the filtration system is good enough. Arguably the best building in NOVA

Living at Lumen with our family of four has been largely positive. Our kids love the rooftop pool and views, making it feel like a constant vacation. The Tysons Corner location is incredibly convenient for errands and outings, simplifying life with two energetic children. While the building's size can mean elevator waits and a bustling lobby, our unit's modern finishes and well-kept common areas offer an upscale feel. It's not without its quirks – neighbor noise can be an issue, and fitting everything into a two-bedroom is a challenge – but the easy access to amenities and vibrant urban setting truly make Lumen a good place for our family.

I'm enjoying the building and residents so much since I moved in. It's been a wonderful experience so far. The atmosphere of the area is tremendous. It offers you everything you could possibly want

Amenities are amazing, great location close to shopping and metro, and lovely home features. Extremely pleased living here and love going to the roof to experience the views!

The rating now is just as if previous experiences. We are yet to see if new management adjustment will affect anything. Recent neighbors have been louder, highlighting the lack of sound proofing.

The building provides nice views and amenities. The building also hosts fun events every month to attend like free coffee or flower bouquet making experience.

6 months review - Pros: 1. Proximity to shops, restaurants and work 2. Nice sunset view in some apartments 3. Monthly events and amenities Cons: 1. Thermostat already stopped working 4 times since we moved in across the whole building which is brutal when it’s hot outside and the windows can’t be opened. 2. No proper air circulation as windows can’t be opened - might feel stuffy and claustrophobic especially in the shower 3. Garage gates do not work most of the time

Amazing experience at the Lumen. The only thing was the dog park on the roof made the roof smell because some residents didn’t pick up after their dogs. So that’s unfortunate because it degraded a really nice place.

Overall decent, one of the treadmills in the gym makes a terrible grinding sound, but I don’t use those machines often so it’s not a big deal to me.

I absolutely love living at my apartment complex! The amenities are fantastic - there's always something to do right here. We have apartment life coordinators that orchestrate a lot of great events that promote friendly neighrbor camaraderie and fun. What really sets this place apart, though, is the incredible service. Maintenance requests are handled so quickly and efficiently, it's truly impressive. Plus, I never have to worry about packages getting damaged or lost; they're always taken care of with such care. The area is also incredibly quiet and safe, which is a huge plus. Knowing I'm in a secure and peaceful environment makes coming home a joy. Highly recommend!

Overall I am very happy with my renting experience here. The amenities are nice. My floor is very quiet and all the people I have met are friendly. My only complaint would be all the DoorDash people going to individual apartments. I don’t think residents should be allowed to let random door dash people up the elevator to deliver to your door … you are already too lazy to go get food, you can at the very least pick it up at the front desk. I view it as a safety issue.

I moved in around February 2025. I like my apartment and the floor I’m on is relatively quiet. I haven’t attended any of the apartment gatherings due to conflicting engagements, but hope to make it one day. I appreciate all the concierges. They do a phenomenal job alerting me when packages arrive. Maintenance responds quickly when I had issues with my thermostat. I’m content living here. Location is prime with the metro station 2 minutes away. Close to restaurants, grocery store, and a dine-in movie theater. What could I ask for more?

I have been living at the lumen for almost a year and a half and its been nothing short of amazing! The building is well maintained, the staff is incredible, the monthly social events are so much fun.

It’s only been a week. So far loving the place. The view is great from my apartment.I am excited to try the pool once it gets hot enough outside.

I lived here at Lumen my very best 5 years. I highly recommend anyone who want to live in Tysons area. The leasing office staff are very friendly and family.

Always a great experience here. Elevators could use some fixing and AC units but they are are quick to solve any issues and it’s been an amazing experience living here

It’s been great I moved into Tyson ‘s for the location, the view, and the amenities and everything has been on point so far. Everyone has been so nice as well so I can’t complain. It’s been a great spot.

Love the amenities big fan of the grills and gym. Parking is alright but not like that’ll change and question how do I bring a guest in where do they park?

Quick and easy to move in, everyone I’ve met has been friendly and extremely helpful. Love the amenities and the view is breathtaking. Couldn’t have asked for a better home.

Overall decent, but I wish the gym equipment was better maintained. I have not been able to go recently, but when I could go regularly, nearly half the cardio equipment was in some sort of disarray, be it actual “don’t use” signs, or handles falling apart.

We moved into the Lumen on 15 February 2025. It’s only been a few days that we’ve been here but we have enjoyed every moment we are home. We both work a lot so we are away from the apartment. We haven’t tried any of the amenities yet, but we do plan to be regulars in the gym in this summer in the pool on those hot afternoons after work.

I feel really safe living here, neighbors are really calm and quiet and everyone is very polite and respectful I love living there and I recommend this place for everyone as well.

Lumen is a nice apartment to live in. Close to my jobsite , restaurant, metro and market. In other words very accessible place. Me and my husband are happy to live here.

I just moved in about a week and a half ago. The leasing staff and all the staff I have interacted with have been a 10/10. They couldn't have been more helpful or friendly. I really appreciate all the help. My apartment is great and the views on the top floor are awesome.

From the concierge to the leasing team, to the tenants and cleaning team, everyone here is so amazing. It’s such a beautiful aura. The leasing office has a. open door policy, maintenance answers requests in a prompt manner, concierge effortlessly handles packages and crisis in a swift and smooth manger. I love my building!

So far so good, and it's been more than 3 years living here at Lumen. I could appreciate a faster service response time sometime, but it is OK.

Living here has been great. Management team is responsive and attentive to my concerns. Front desk is able to hold your packages so no worries there.

Elite quality front desk receptionists. they remember your unit number. great amenities very clean. even the elevator music is good. neighbors are friendly too and help each other get the elevator.

Not a good experience. We have had multiple issues with the building over the past nearly 3 years that we've lived here. We are looking forward to moving out. Issues range from: broken elevators for weeks on end, maintenance entering house without notice (or very, very little notice), parking garage issues (like broken gate, etc.), crime in and around the building, and lackluster management. If you're looking in Tysons, VA, I strongly suggest you seek elsewhere for your living situation.

Moved here a few days ago and so far it’s been awesome!! Staff at the leasing office is friendly and always ready to help. Amenities are great and lots of space to work remotely or enjoy with friends.

The building is nice, feels safe and is in a great location. The staff have always been kind and responsive and minor maintenance issues have been addressed almost immediately. 2 stars for now because in the 6 months that I’ve lived here, multiple elevators have been down for weeks at a time (finally fixed once down to only 1 working when we had a 30 minute wait to get on and were packed in like sardines), the resident only parking garage (which costs more and was the only parking option offered to me when I moved in) door was broken for 4 months and now HVAC has been broken for a little over a week and they’re still waiting on parts so my apartment has been very uncomfortable. Staff have offered a heater and a fan and a reimbursement for a hotel stay so again, responsive and helpful. Things break, stuff happens but for what we pay and the amount of issues with basic, necessary amenities in less than 6 months says to me that there’s a huge issue with routine maintenance

Very good - gym and shared work space are clean. Staff is very responsive. Move in was smooth, and lumen let me reserve a 2hr elevator slot to bring furniture and stuff into my apartment. I did have difficulties parking the uhaul into the garage, as there were trash containers blocking the entrance and I have to move them myself. I don’t like that the parking garage is pretty narrow, so you have to make slow sharper turns. In addition, there are there tiers of parking you can pay for - the cheapest one requires u to spiral down 2-3 floors to park your car. This combined with narrow roads make it somewhat of a headache to park the car, especially if you drive everyday.
