Property Ratings at Luce
The amount of unnecessary stress and complications Luce and their accounting team has cause is absolutely absurd. I was very patient with waiting for Luce to send their security deposit after moving out in October but by December/January, I still didn’t see anything. My ex was originally my roommate and left the lease mid-contract which resulted to us having to fill out a Roommate Release form in order to make me the sole resident on the lease. The form was then uploaded and I was required to send proof of income in order to maintain the apartment on my own. Per the document, it states that the security deposit is returned to the remaining/existing resident at time of move out. Luce has decided to deem the document invalid 6 months after I have moved out in October which is ridiculous considering if they had a problem with the document before, they should have brought it up to my attention when the form was given -NOT after move out and after it was approved by Luce's own staffing and uploaded onto files. Extremely unprofessional. Save yourself the headache and rent elsewhere.

Great apartment layout, clean, quiet, helpful maintenance and management staff, and amazing amenities (fitness area, yoga studio, pools, jacuzzis, firepits, barbecue grills, dog wash, dog park, loggia, clubhouse, business center, conference room, parcel storage, bike storage, water features, courtyards, views). Definitely the place to live in Huntington Beach with close proximity to Bella Terra and Goldenwest College.

Luce is a beautiful building with great amenities, however, the cost of rent does not justify the value. As an apartment complex that markets itself as "luxury", the actual experience of living here does not accurately reflect that. Soundproofing between floors and ceiling is non-existent. Garage gates are constantly broken. Fire alarms go off at random hours of the day. We have only been residents here for a little over 2 weeks and already these issues have diminished our quality of life here at this community.

The fire alarms are a very high priority to us and we have been in partnership with the Fire Department and our fire alarm monitoring company. Unfortunately there are some projects/repairs that require a 3rd party source as our maintenance is not certified to do so. We understand that the alarms are a nuisance however appreciate the patience while we have these resolved.
Luce is a beautiful property with great amenities. The staff here is top notch and so helpful even beyond the move in process, they have really been so kind and show that they enjoy making this community a wonderful place to live. I am happy with my apartment, it is luxurious and I believe the processes that have been set up here work well i.e access to building, working security cameras, package delivery, maintenance response, and overall communication to the residents. They also have great resident events. Very satisfied living at Luce.

Great place where to live, Professional staff, nice amenities and apartments are well located near supermarkets, malls, easy access to the freeway.
The staff is nice and friendly. The room is clean, new and has a fresh smell. The location of Lucé is convenient. It also has good security which makes me feel safe.
This is a great place to live. Mostly very quiet walls and ceilings compared to other apartments. Pretty secure. Nice neighbors. Great parking design.

First of all, it's amazing place i saw in Orange county during my tour to find an appartment move to. Second all procedees to apply and sign and move was too much easy. Third, the staff were so much helpfull. I think it' the best blace in Orange County.

Lazy. Rarely available. Excuses for weekly fire alarms blaming residents, trash in hallways, filthy covid hallway carpets covered in stains, Elevators wet with dog urine puddles, Trash throughout the community and never willing to address legitimate concern’s Unsafe parking with broken gates for over a year. No need to buy weed because you can get high just going from your garage to your apartment.

We appreciate all reviews, and appreciate you giving us the chance to improve by providing us with this feedback. Unfortunately the fire alarms have been triggered lately due to our 3rd party vendor making some necessary repairs to the trash compactors. We do pride ourselves of communicating the cause of the fire alarms so that residents are not alarmed. We appreciate making us aware of trash in the hallways however we do have Valet Living trash services 5 days a week who retrieve trash from our residents doors which may be what you are witnessing. Luce is a nice place to call it home . They have great team . The location is perfect . It is in the middle of everything, restaurants, movie theatres , 15 min by car to the beach . Close enemy to the two majors airports. It has its own touch !

We loving living at Luce. It feels like we live in a resort. The amenities are beautiful and kept clean. We love walking to the shops and restaurants at Belle Terra.

Potentially very inconvenient parking garage in proximity to your unit. Its a maze to get to my apartment to the garage, Im dreading grocery runs and transporting heavy things. There should be more exits and entrances into the building, not just one on a busy street. Moving in was a hassle. First shower had poor water pressure. The only highlight so far is that Chris, the maintenance guy, is on top of things. Ill reserve my judgement for management later since I just moved in.
