Property Ratings at Lotus Landing
I normally don’t take the time to leave reviews, but this place deserved an exception. The rent is okay if you’re a new college graduate or otherwise can’t afford someplace better. It’s about as cheap as you can get for a 1/1 around here without it being a dump or risking getting shot. The units themselves are an okay size for 1 person, although the $/sqft is higher than a lot of 1/1’s around Orlando. If you can’t find another place, then Lotus Landing is alright as a final option. The pool is nice, I’ll give them that. But that’s the end of the positives. As for the bad… paper-thin walls. You will hear constant yelling and screaming, rap music, salsa music, dogs barking in pain, etc. ASPD squad cars are in the parking lot probably 2 nights a week. Almost every dog here is a pitbull and nobody ever picks up after them. Maintenance does the absolute bare minimum, and you’ve usually got to put in 2 or 3 requests just for them to spray for bugs. Constant stench of weed, to the point that it gets in the A/C vents and will stink up YOUR unit as a gift when you get home from work. Trash commonly left in hallways, on the grass, on the sidewalks. In February 2025 there was a bear sighting in the parking lot, because the dumpsters had been left to overflow for so long that a bear in the adjacent nature reserve came for food. Speaking of parking lots, Lotus Landing is the first apartment I’ve ever heard of to try charging guests to park here. That’s while people regularly park in the areas blocked off for wheelchair ramps and in actual spaces without permits on display. They have these electronic PIN locks on the door that the office can open remotely at any time, for any reason. No, you’re not allowed to replace it - and yes, you have to pay for the batteries. If you’re in a 1/1, your bedroom doesn’t even have a light. Lotus Landing takes a very reactive approach to maintenance, whether it’s with emptying trash to keep bears out, or blaming me for my mailbox being broken into. From the “virtual tour” to multi-day text responses, you will never actually see an employee in-person unless it’s maintenance sitting on their phone in the golf cart. The A/C breaks regularly in the summer. On tour shine your flashlight into the bathroom vent or behind the water heater. I will not be renewing my lease, obviously. They had the gall to ask me right after allowing my mailbox to sit broken open. If you’re a new grad like I was when I moved in… just get a roommate bro.

I have lived here for 2 years and in the last year alone there were 4 break ins. One was my girlfriends place. The complex has done nothing about the security and safety other than an email saying lock your doors. They are also trying to take my rent up by 500 dollars. Don’t waste your money on people that don’t care

Just moved into my apartment in April. It’s May and I already regret moving here. The resident portal never works. My AC doesn’t work and maintenance cancels your service requests without resolving. If you select for them to call for apartment entry, they won’t call. The kitchen sink is falling apart and my dryer is broken. Move somewhere else if you can.
If you don't have to move here, DON'T! I can't wait until my lease is up. The police are constantly on property for disturbances. The walls are extremely thin. I can hear the neighbors talking, vacuuming, and singing in the shower. The front office stated they can't do anything about the noise or disturbances that cause the police to respond. Parking is horrible. I've been on a waiting list for a reserved parking space for several months now, and I'm constantly told there aren't any spaces available to make a reserve space. The maintenance staff have been friendly and prompt in getting repairs completed. I can't wait for my lease to end, and I'm willing to break my lease as soon as I find somewhere else.
DO NOT....I REPEAT...DO NOT RENT FROM HERE!!!!! For the past two years there has been Crime Alerts at this complex.....car break ins and Lotus Landing does not reimburse you in any form or shape. No security at all and parking lot lights are very poor. Just stay away from renting here if you want security and peace of mind.
Cons: When I moved in I noticed that the carpet had unusual dark spots but paid no mind. After two weeks, the effects of the cleaning solution wore off and I began to smell urine and find dog hair all over the carpet. I inquired about having the carpet cleaned again because I had only been in the apartment for two weeks and it was clear that I didn't own any pets. I was told the carpet cleaning would be an out of pocket expense even though the management team had clear evidence that I had no dog and that there were animals living in my apartment prior to my move. After talking with the management team for weeks, I finally broke down and rented equipment from Home Depot to clean the carpets myself (they were filthy). In conjunction with that matter, I received a notice of eviction for having a pet (which again, I didn't have) which further irritated the already sore subject of having to pay out of pocket to clean the carpets because of the previous owner. Fast forward to two months post departure - the company retained my security deposit because they needed to replace the carpets ahead of their five year schedule. I recounted my inquiry about carpet cleaning after my initial move as well as the eviction notice for pets. The property manager and staff offered no solutions and said there was nothing they or I could do. Also, water would pool in the apartment after running through the wall during big rainstorms. Because this is Florida, this happened all too often. No repairs to the wall were made because the moisture level was within specs (though clearly not because I had a puddle of water in my apartment). Pros: The maintenance men are friendly and respond to service orders promptly. The office staff is also very friendly and welcoming. The grounds were kept clean. The apartment bathrooms and patios are bigger than those of most other apartments. The gym is two floors with a variety of machines, free weights, yoga mats, medicine balls, etc.
They rob, steal, shot all times of night. Smoke weed all day and it comes into your apartment and the management claims they can do nothing about it but still want their rent. What if you are selected for a random drug test and all your neighbors do it smoke weed and fill your apartment with it, and you breathe it in and fail the test then what? You guys suck!! Only good thing is maintenance.
We really like the apartment itself, it had some minor issues that maintenance addressed. The on site staff and maintenance staff are friendly and very helpful! They have answered all of our maintenance requests in a very quick manner. The community however is alright. We had our car broken into the first month we were here and there has been some suspicious activity around the complex so we definitely keep everything locked and are very cautious with that in mind. The parking is horrible. There is never enough parking after a certain time at night and we end up having to park six buildings down if we get home any later than 10pm. There is also some bear activity that we've witnessed first hand. We learned that the complex backs into Lake Lotus Park, so it is expected, but we are cautious with that as well.
We love our place right now only because we have a private view it is priced and I do struggle to pay but wanted to be close to work and have privacy at home but will never be able to save to get a house as we all need to retire someday and still have the view we choose
