Nestled between Utah Lake and the Wasatch Mountains, Provo combines scenic beauty with a thriving community atmosphere. Home to Brigham Young University, this city of over 115,000 residents offers diverse neighborhoods and recreational opportunities. The rental market remains stable, with one-bedroom apartments averaging $1,198 monthly, showing a slight decrease of 0.2% over the past year.
Downtown Provo features local shops and restaurants alongside landmarks like the restored Provo City Library at Academy Square. The Utah Valley Convention Center and Covey Center for the Arts host performances and events throughout the year. Community celebrations include the Freedom Festival and Festival Latinoamericano, bringing residents together for music, food, and cultural activities.
The city's location provides easy access to outdoor recreation, from hiking trails in Rock Canyon to water sports on Utah Lake. In winter, nearby ski resorts offer world-class slopes.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Lookout Pointe
Don’t plan on being able to get sleep, you will hear dogs barking 24/7. There is no AC in your apartment, just a swap cooler which will shut off half of the day. Rent is way over priced and there is no laundry hook ups. The washers and dryers here are filled with dog hair and have not been cleaned in who knows how long. They do not change the air ducts before you move in and there has been many rattle snakes by the pool area. Do not waste your time trying to live here.

Don't bother scheduling a tour to view this property. I drove the hour commute to get here for the appointment but they weren't available.
Property Manager at Lookout Pointe, Responded To This Review
We did have an appointment scheduled with you, however leading up to the appointment you had emailed that you were no longer interested, and your appointment was cancelled. Though we do have a very busy office, we did still have staff onsite who would have been happy to show you an apartment had you come to the office.
We were told my management that our apartment was not available yet but the apartment we were being shown was identical in layout and space. We saw the apartment for the first time after we had already paid a deposit and first month's rent, and had signed our names away. When we first walked in to our apartment, the floors were littered with pock-marks and the apartment was SIGNIFICANTLY smaller than what we had been shown. This immediately changed our way of living because and we have had to get rid of more than ever in our time living here. We have had to make insane amendments to our storage space, as in keeping our pots and pans in the oven, on shelves in our living room, and even on top of the stove. Additionally, the kitchen itself is beyond small with about a foot and a half of usable counter space. The stove has hardly worked and our microwave cannot open completely. The reason for this being; it gets interrupted by the fridge itself. The fridge door opens from the right, trapping you between the door and the wall. There are no laundry units to the apartment. This was something that came as a disappointment to us but we thought it no big deal. Despite the prices being a bit ridiculous and there generally never being any availability in there, every single last machine has been broken and without repair at any given time. You won't know that they are broken until you have already put your money in and it simply won't work. You WILL waste money here and if you choose to call the machine company, they will direct you to the management office. Although they are good about reimbursement, it still leaves you with dirty clothes and no way to wash them. At this time I am typing this review, there is a grand total of 2 working washers out of 6, and 3 working driers out of 6. For weeks there have been "out of order signs" on these machines and nothing has happened.
The best thing about Lookout Pointe is the view. Overlooking the entire valley it's a wonderful place to live. Management is very friendly and helpful. Also it's one of the few animal friendly apartments in the Provo area.
Renovated apartment with new appliances and flooring. You don't need to be a student to live here. There is one covered parking stall per room and other uncovered and unassigned stalls. Room is small for the price but liveable. Location is a quick drive to downtown Provo and the trailhead for "the Y" is a minute drive away and Rock Canyon is down the street. Apartment is generally quiet with the occasional barking dog. Maintenance isn't always the quickest to respond and sometimes have to come back for the same issue more than once. The laundry room is on the first floor. It doesn't have a coin machine which can be an inconvenience. One of the washers pours water onto the floor but apparently management doesn't care to fix it. Some residents pick up after their dog and leave the bag of business lie even though there are receptacles around to dispose of them. Overall opinion: Liveable. I've seen worse.
