Great area to live in. The rent prices are however rising. The cost of housing is astronomical. The quality of housing however is also way above standard. Great parks and hiking trails. Traffic is never bad in the area. Access to 2 major highways. Overall noise quality is low for it being part of North Austin. Crime Rate is below average.

Wells branch is an amazing area to raid a family in . There is a elementary school , middle school , and high school just minutes away for eachother , making it easier for your children to get to school . Wells branch is also a pretty small area so you become friends it's neighbors pretty quickly , everyone pretty much knows everyone . Wells branch also has a beautiful park accessible to the public ...with beautiful trails , lakes , volleyball courts , basketball , tennis , a pool , a play skape , and etc . Wells branch is a wonderful place to raise a family .

I currently love the area I live in. I'm located in North Austin. It's a nicer part of Austin, that is still close enough to downtown Austin for me to drive down there and visit friends without using an entire tank of gas.

I have heard of some cars getting broken into and our grill was stolen when we first go here but other then that i don't see any crime
