Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at LL Sams Apartments
I’m extremely disappointed with LL Sams. After living here for three years, I’ve dealt with countless problems that were either ignored or poorly addressed. Despite being one of the most expensive apartments near campus, the utility bills are sky-high due to terrible insulation and outdated appliances. Our dishwasher flooded twice, parts of the wood floor were soft and damaged, and our washer didn’t work for months—they only replaced it after I personally convinced a maintenance worker. The building itself is in poor condition. Sections of the brick wall were literally falling off, and there was a hole in my wall where I could see directly into my roommate’s room. There was mold inside the air vent, and instead of properly cleaning it, they just painted over it. The jacuzzi was only open once during my entire time living here, and most amenities are rarely maintained. Management is quick to charge but slow to take responsibility. My former roommate was hit with excessive move-out fees, including a charge for repainting a wall that was never actually repainted—I ended up cleaning it myself. I was also charged for carpet damage I had clearly documented on my move-in inspection. There’s constant management turnover, poor communication, and a general lack of care for residents. It truly feels like this complex prioritizes profit over the well-being of its tenants. I wouldn’t recommend living here to anyone.
The office staff is always friendly and helpful! I also love the location and atmosphere at LL Sams!
There are car break in’s and vandalism that the office won’t care about and will refuse to put up cameras because it doesn’t concern them. If your room is by a window you will have practically no Insulation your winters will be freezing and the summer will be hot even with the ac/heating on and you will get front row tickets to hearing everything your neighbor does because of the thin walls.
The new management at LL Sams has been so amazing, they have completely upgraded all of the units, and fixed our AC that had been broken under the entirety of the old management team. Also, they are always holding community events and free food opportunities - which is great for being a college student. All in all, they have been so welcoming and kind to all of us here, and I would definitely recommend LL Sams to anyone interested.
I love living at LL Sams! I can tell they really care about residents, and every unit is so unique. The amenities are really great and it all keeps with the vibe of a restored/historic property
The staff is attentive and easy to work with from maintenance to management. They are constantly holding events and engaging the residents! The office is always inviting with snacks and drinks as well as a fun interaction with the staff. The location is also perfect - RIGHT next to Baylor. Can’t wait to use the hot tub! We consistently dealt with infestations of crickets and roaches. We had mouse holes in our apt. We kept covering them up. Maintenance sometimes tried to address them. I think, because the building is so old, it’s a lost cause. Man agent is pretty hard to deal with. They put on a saccharine front, but if you ever have a problem they don’t work with tenants. There were consistent miscommunications on their part. They stick notes on our food which said we needed to pay our rent or they would forcibly put our belongings out. Worded so strongly. The desk is that we had paid our rent ON TIME every time. When we asked them about the note, they said they were human and made mistakes. This happened twice. The notes were always taped to our door just at closing time on a weekend, so we had no way to address it until they opened again. The maintenance was not responsive to our requests. Appliances are really old, so they function nominally at best. I only lived here, because my roommates chose it. We all regretted it and moved the next year to a great place. In sum, I don’t recommend LL Sams. You can do so much better.
