Wrapping around the Florida State University Museum of Fine Arts and extending south to West Pensacola Street, College Park sits directly east of the Florida State University campus. This downtown neighborhood is home to many of the city's businesses, along with sorority and fraternity houses, the FSU College of Law, and the Old City Cemetery -- a historic cemetery that opened in 1852.
While you'll find a large number of college students in College Park, this neighborhood is a great choice for those not attending classes, as well. It is a very walkable neighborhood, and the views from College Avenue are spectacular. The housing options range from soaring apartment buildings to townhomes to historic, single-family homes. The brick-paved, tree-lined sidewalks lead past a wide selection of boutiques, specialty shops, restaurants, and cafes.

Great place to live, great location, amenities are amazing and I think the rent is a fair price for all of the amenities that are included. Definitely want to live here again
Wonderful experience this year. Beside the occasional broken elevators... You can really tell the new management did the best they can do better the property. The renovations were all incredible and maintenance requests were typically responded to and repaired in a timely manner.
It’s a good complex there needs to be a bit more security in my opinion and the elevators working more efficiently. Other than that great experience the past 2 years.
Really good location and amenities, will definitely be recommending anyone who comes to Tallahassee to sign a lease to the Rowe. It is definitely worth it.
They offer some pretty cool stuff, but the elevators have been broken all year and they aren’t on top of some issues. It’s a cool apartment though.
The Rowe has definitely been getting better since the rebrand. The amenities are great and the people that work here are very helpful. Though since we are near the bars and frats this place tends to get very dirty in the halls, and none of it ever gets cleaned up. If you are looking for this prime location I recommend living here, you just have to be willing to deal with the cons of it.
Location is excellent and convenient to both FSU campus and downtown Tallahassee, although some maintenance/staffing issues around the complex could be improved.
amazing, best amenities and workers, everyone is very helpful and very polite. 10/10 apartment and even resigned. the communnity it has built for me has been the best.
Its gotten a lot better with new management, the building is cleaner and better maintained. The neighborhood is still a problem because of the noise, partying and drunk people.
The property is great, community is great, and the workers are great. I’m so glad I renewed me lease. I’m looking forward to living here again next year.
It's been great. the renovations are great. The staff has been nice and helpful and improved tremendously in the last year!! Would recommend.
Enjoy my apartment here, the furniture is fresh and I moved in and it was nice. My only complaint is the elevators not working all the time as well as the noise.
The Rowe apartment complex is great. The location is perfect…near campus and near all the groceries & restaurants. The gym is great. Only downfall is that there is a lot of outside noise.
We had a rough time last year but the new management definitely fixed all of the problems we had from before in a nice and timely manner. we love the new management!
I love it here. I recommend it to everyone. After the new management it has gotten so much better and I think for the price it is perfect. Definitely look into it.
I love the new ownership. They’re so intentive and really on top of tasks. I love what they’ve done with the lobby and how it’s redecorated to be more homey and also the maintenance is on point even coming same day as he put in a request.
It’s been fairly good so far some things to complain about but nothing that won’t be an issue at all apartments in Tallahassee. The new rebrand of the apartment is nice and is making the place really nice though
My bathroom has no door. My light by the front door doesnt work and flickers when turned on. My blinds on my window weren't attached properly and fell off.
Need new couch and microwabe is broken. Live the new remodeling and the amenities. Waiting for the jumbotron to still be open. Other than that everything is fine.
Beautiful apartment with great amenities but it is a struggle to get anything fixed, It’s been 4 weeks and I have not gotten help or even a reply.
Fast and easy l wasn’t even expecting to get the email telling me that I had a reward to claim so I clicked on it and it did seem a little sketch at first but it’s chill
Good location and has definitely improved over the years. Only complaint would be the noise but that’s out of their control. Decent size rooms for a good price, nice amenities .
Living here has been nothing short of amazing! From the moment I moved in, I was impressed with the professionalism and friendliness of the staff. The leasing process was smooth and stress-free, and they made sure I felt welcome from day one. The apartment itself is modern, spacious, and filled with natural light, making it a comfortable and inviting space to come home to every day. The amenities are top-notch. I absolutely love the gym and the pool area—they're always clean and well-maintained. The community events are a fantastic way to meet neighbors, and it’s clear that management takes pride in fostering a warm, inclusive environment. The location is perfect, with easy access to nearby shopping, dining, and entertainment. Plus, the surrounding neighborhood is quiet and safe, which makes it even better for relaxing after a long day I couldn't be happier with my decision to live here.

nice and clean apartment complex right by FSU! nice room/bath size and great prices. i have only recently moved in and the staff has been so helpful and friendly. parking is limited but i have found a space 2 minutes away so no complaints.
I love it here. It’s at a great location (it’s a 5 minute walk from campus) , my roommates are great, the roommate matching is accurate. What’s not to like

it’s interesting, definitely nicer than it used to be. but still loud and maintenance. still doesn’t respond quickly to requests about fixes.
Nice easy move in besides the fact of no moving carts this year. It’s noisy but same as always. Little problems here and there but will upload them to portal

Perfect place to live if you want to be in the center of it all. Perfect distance from the bars and campus. the view is gorgeous and hopefully the amenities will be top tier

Since buyout has been a lot more responsive and works really quick when there is issues. Love the new ownership really made it a more enjoyable place to live
There is a complete lack of care and consideration for residents. Maintenance issues are ignored, residents don’t feel safe with minimal/no security, and management enters units with no notice. I encourage you to sign somewhere else.

Apartment was disgusting upon move in. Expect random fees and a very unorganized staff and billing system. I would not rent here again.
Can't even express the unprofessionalism this place shows behind closed doors. I would like to be contacted by your corporate please since I was hung up on. In a customer service job you are never to hang up on a customer. It is considered extremely unprofessional and impolite. My living areas has white paint splatter on the floor as well as couch. Scratches on the cabinets. Two rent payments I have given them ,and I'm still not receiving all of my upgrades amenities that I'm paying extra money a month for. On Thursdays I can't sleep because of pots purgatory being outside my window. Nothing can drown away the noise. Still have no key to my bedroom. The penthouse deck can't be used at the moment and there is no date to when that will be fixed. I'm am constantly having issues with receiving packages. Pictures and documentation to supports all claims made in this review. Please contact me as soon as possible. Thank you.
One day walking back from class I passed by a leasing center that was just getting built. In a developing city and a college town new apartments and buildings seem to spring up in every corner, this one seemed different so I check out their website and right then and there I knew I loved everything they were about. The ability to walk to Florida State campus and live on college ave is a unique feature of this complex. It has great amenities including a gym with strength, cardio, and cross fit equipment, two lounges, and a theater. Almost all of the tenants are college students and the young atmosphere is abundant. It has an exclusive vibe compared to the city's other complexes.
