TERRIBLE PROPERTY! out dated

There are rodents, car jackings, two unsolved murders, and management is terrible! They care more about fixing the outer appearance of the establishment then actually fixing this place up in the inside. It wreaks of marijuana in almost every building and I currently have 3 live mice in my apartment and all they do is come lay sticky boards! Just TERRIBLE

Terrible property

This is one of the worst properties in Silver Spring for a number of reasons. Carjackings, robberies, murder, etc. This property advertises a gated community but there is really no security. There is also a roach, mold and termite infestation in most units. On top of all that, the staff here is below mediocre.

Good for the price

Pros: - decent location in downtown SS - big apartments - some have patios (you have to call to ask about this though, they don't advertise it on their website) - pet friendly - management is courteous and responsive for the most part, occasional annoyance but nothing terrible - good online portal to pay rent and make maintenance requests which generally get taken of quickly - I haven't see any mice and only occasional bugs which were handled when I reported it (I do have cats though) - decent value esp considering utilities are included - verizon fios available - fitness center just reopened and its nice - pool is beautiful Cons - this year they didn't give any guest passes for pool despite their website saying each apartment got one visitor's pass. Hopefully just a covid thing and we'll get visitor passes next year. - shared laundry. Haven't had issues getting a machine but sometimes can be a bit messy in there - occasional garbage pileup in dumpster area. They've been changing their trash/recycle service but seems to be an ongoing experiment - pretty big complex so just getting out of it (walking) to the main road can take like 10 minutes and sometimes uber or delivery drivers have trouble finding your building - occasional smells or loud music from other apartments. Hasn't been a big bother to me as I usually shut my windows when it happens, but if you're not laid back about these things, it could be annoying. - occasional elevator outages. Again, not a big problem for me because of the floor I'm on, but for people on higher floors, could be an imposition - occasional fire alarms, on average once every few months - definitely not a luxury complex, no doorman to get your packages, but they do have amazon hub and I haven't had anything stolen/missing when left in front of my door. The apartments are decent but the buildings are not particularly impressive and other than a fitness center now and a pool in the summer, there's no other real amenities (although there are vending machines in every building) - occasional incidents reported like carjacking (it's a big complex with lots of cameras everywhere and I feel safe enough but stuff does happen) Bottom line: I'm good here for now, saving money etc., eventually I'd like something nicer but for what I'm paying and what I'm getting, I feel satisfied.

Not All Bad!

Reading all the previous reviews I’m a little confused, not gonna lie! The maintenance is amazing and the leasing office was so accommodating! I’ve been here for 2 years and the only issue I’ve had is with having multiple building managers and the fitness center remodel taking forever (we are in a pandemic though and I don’t blame them). I had to leave and go out of state due to the pandemic and left my car here. When they were doing construction, they were courteous and moved my car with no damages and told me where it was. The apartment is spacious and for the most part quite quiet! They’re constantly trying to improve with new washer/dryers and laundry system you can monitor from your phone, redoing the paint, etc. For holidays like Halloween and Valentine’s Day, they leave little goodie bags, which is so sweet! Honestly for the price and everything you get, I have no huge complaints! I’ll be sad to leave this place!

Toxic Environment

This complex is a nightmare. DO NOT MOVE IN!!! I have been living here for over 7 years and the place has become a toxic, dysfunctional mess. The management has no regard for resident comfort or health. They are more concerned with appearance than substance. Right now, they are painting halls with TOXIC fumes and my entire apartment is filled with the smell. There's poor ventilation and no consideration for people working from home during a pandemic. There is mold in the VERY LOUD air conditioning and heating system. Mice run wild in apartments on a regular basis (we caught one a week ago after trying to trap it for over a month). We used to have a great building manager, but now they are so cheap they have a paper pusher who covers three buildings. As soon as the pandemic is over, we are moving out of this place. DO NOT MOVE IN!!!

Bad management and outdated apartment

I would not recommend living here. I lived here for a year and had so many issues with our building manager, half the time he didn't want to be bothered with questions or blamed us for our issues. Management in general seems to be incompetent and you get a different answer from everyone. It took several days and even weeks to get maintenance requests filled. The complex is not walking or pedestrian friendly, you will have to walk very close to parked cars and cars who drive and sometimes speed around the complex. I think the goal of this apartment was to have as many parking spaces (which are small spaces) as possible and disregard those that walk to commute. The walk from where we lived is about a 12 minute walk to the metro and I always dreaded crossing the busy east west highway street where cars are careless and almost hit pedestrians on a daily basis. No guardrails either on a very narrow sidewalk with cars speeding by you inches away. The apartment building always smelled horrible in the hallways from people cooking food or smoking weed and trash was frequently left in the elevators and in front of our apartment door. I was considering transferring to another summit Hills apartment to be closer to the front since the apartments go far back from the exit but when I was asked what was available one of the leasing specialists made it clear that outsiders would have first preference, felt like we were not wanted. Then when we decided to leave they were begging us to stay. I guess the plus is the pool (but there are annoying and rude life guards), the size of the apartments and the price was reasonable. A very average outdated apartment with ours having an entire pink 1950's bathroom and old applicances. Glad to be out!

Do NOT move to these apartments! Mold, mice, ceiling leaks, and unprofessionalism (I have pics and emails to prove) were our top concerns after living there for 2 years! The worst place to live in Silver Spring!

Constant fire alarms and beyond poor fitness center

I'll start off by saying the prices are amazing for DC and the the quality of the apartments are not bad for your first apartment in DC for young professionals, interns, or students, but the value isn't there compared to apartments a little more expensive. My main two issues are (speaking as a resident of 8510) there are at least monthly fire alarms due to poor cooking or overloaded laundry (according to the fire dept). The alarms don't automatically contact the fire apartment which wasn't advertised or expected. The fitness center is a joke. There are 4 treadmills for a pretty sizable complex. One of them is always broken and multiple times all have been broken. It's a great place for a starter apartment but I'd strongly suggest moving when able.

Fine... until you move out

Pros - Nice pool, gym (very old, broken machines), maintenance is friendly and comes in a timely manner, location is OK, free parking, free guest parking Cons - Everything that comes with an old apartment. Bugs, my neighbor had mice. Very ugly/creep-looking hallways in some buildings. Halls also stink when people cook. There was a leak in the apartment above me, my ceiling cracked and it was not fixed the entire time I resided at Summit Hills. Refrigerator broke multiple times, had to throw out $100 worth of groceries. Air conditioning broke multiple times. Heat broke multiple times in the middle of winter. Noisy upstairs neighbors. WORST OF ALL, they will nickel and dime you when you move out. They begged us to stay living here, so obviously need more residents. When we finally moved out, we had normal wear and tear stains on the carpet (we lived there for four years) and they charged us upwards of $100 to get the stains out. Also not getting our security deposit back due to other bogus charges. Overall - Fine place to live if you're trying to save money and don't care about appliances breaking, weird smells from the hall, and bugs occasionally crawling up your walls. Don't live here if you can afford better.

I’ve made some bad decisions but...

Silver Spring has many wonderful commodities and attractions but Summit Hills is not one. If you are looking for a nice place to live please keep scrolling. If you are still reading, it all began with the leasing office and continued to the resident managers. They are all unprofessional, unfriendly, and unhelpful with any task no matter how trivial. They can help you by forgetting documents, losing paperwork, and not answering emails but placing the blame on the residents. So, if this sounds like the place for you then please come down and sign a lease for a 1950s apartment and tell them that I referred you!

Location and Economy

I've lived at Summit Hills for 8 years. The apartment complex is conveniently located, cost efficient, has community events, and has a great staff. I have lived in two buildings 8504 and 1703 and staff is wonderful. The building managers (Carrie and DeShawna) are friendly, responsive, and helpful. The maintenance staff (Miguel and Marden) is just as great. I would say that 95% of my maintenance requests are addressed thoroughly the same day I made the request and the rare times they weren't addressed I was notified of that. The staff is just great!

BEWARE OF THIS PROPERTY. DO NOT RENT HERE.

This place is absolute trash and not worth the money. MY roommates and I have lived in a 3 bed/2 Bath for a year now and we have had problems with rodents for the past 3 months and Summit Hills has done nothing to get rid of the rat. Please rent a place with better amenities and more visitor parking and a better gym. YOU HAVE BEEN WARNED. BEWARE.

Nothing Worse

I've noticed a lot of positive reviews about Summit Hills online and I'm glad some people enjoyed their experience living there. But I'm confused as to why there are only good reviews. This was truly an awful place to live. There are only two explanations I can think of: either Summit Hills went down hill very quickly and the people who highly recommend this place do not know what it is like now OR they delete negative reviews. The appliances are not only cheap but they are also very outdated so nothing works. If you refuse to replace stoves, dishwashers and pluming for decades you better have invested some money in them. Summit Hills did not. For every issue we had they took the lazy and cheap way out. The apartment itself was falling apart by the time we left. The ceiling and walls were warped with water damage from leaks coming from the apartment above us. I know everyone talks about how cheap this place is, but you literally got nothing for your money. I don't know why they even bothered to mention they had a pool or gym. Tenets were not allowed to swim in the deep end of the pool. Despite there being lifeguards on duty the pool was not built to code so it goes unused. They gym was over crowded. Many machines would sit there broken for months while people lined up for time on one the two treadmills that still ran. No one who works at Summit Hills cares whether the apartments and in good working condition or not. They collect their rent check from you no matter what.

NEVER MOVE HERE

My roommates and I lived in Summit Hills for three years because, as poor grad students/young professionals, we really had no choice. To start, the apartment buildings themselves are old and disgusting. The apartment hallways always reek (garbage, pet waste, food, weed, etc.) The elevators are frequently not working. The actual apartment units are DIRTY, STICKY, GROSS. In our particular unit, the bathroom is painted with a paint that's inappropriate where there is moisture, so when you shower, this brown goopy chemical is secreted through the roof and drips to the floor. The drains get clogged at least once a week but the pipes are too old for draino and maintenance doesn't respond, so get used to showering in murky, standing water. A year into our lease, there was a leak above us and our roof caved in the den (where someone was living). It took 2 weeks for maintenance to "repair" the roof, and by repair I mean just patch up a gaping hole so you couldn't see into the unit above us. There remained a huge hole in the wall from when they attempted to fix the roof. Maintenance did not clean up the massive pieces of roof (popcorn ceiling so likely asbestos) that fell into our apartment. We had a huge crack in our living room foundation which was also never repaired. The light in the master bedroom flickers on and off constantly and was never repaired. Everything in the kitchen is covered with century-old caked on grease. The stove is a gas model from the 1960s that has burnt on grease. What's more is the gas burners stay hot all the time (hot enough to melt plastic on the stovetop), which we asked if that was normal and was told it was. Halfway through our lease we told maintenance that two of the burners stopped working --- shocker it was never repaired. The dishwasher, like the stove, is from the dark ages and dishes come out dirtier then they go in - I don't think it drains properly so you're better off hand washing if you want anything to be clean. Now were attempting to move out and are being nickel and dimed for the various things that happened to our apartment throughout our lease, which we have documented at various stages and are now being asked to pay for their negligence and general lack of upkeep. I know this sounds like a really bitter and angry review, but I'm trying to save you from being tempted by the low rent. Avoid renting from this place until they pour money into this property and update it to a livable standard.

best value in Silver Spring

I've lived at Summit Hills for the past 10 years in a two-bedroom with a roommate. I'm currently saving to move into a one-bedroom and don't want to live anywhere else. At Summit Hills, you get TREES and beautiful landscaping that soften the urban feel of Silver Spring. You get big windows, off-white carpets, and lots of light. You're not going to get the yuppie bells and whistles, but you will get a pleasant place to live with a great community feeling. Unlike the newer places, this apartment feels solid, with recessed windows rather than those plastic-looking windows that are flush with the brick. The staff go out of their way to make you feel at home. Maintenance is great, and the apartment has community gatherings, dinners, movie nights, and the like. There's a pool, a gym, grilling areas, veggie gardens, playgrounds. It's a serene experience in a suburb that is rapidly developing. If you want to live somewhere trendy with a hip lobby and granite kitchen counters, you'll need to look elsewhere, but if you want a surprisingly good find for an older complex, you'll be glad you made Summit Hills your home.

Dorm-Like Living

Living in Summitt Hills reminds me of living in a dorm. It is a giant complex with a pool, convenience store (with beer and wine!), movie rentals, mini golf, community garden, gym and onsite dry cleaning. I live in a non-renovated apartment. It is obvious that they simply paint over the door frames, etc when someone new moves in because there are so many layers of paint on them that they are sometimes difficult to open/close. Maintenance is quick to respond to issues, but when there is a building wide issue, they don't tell you and leave you to call to find out why something isn't working. Its cheap housing in the DC area, and if I could afford something else I would, but for the price, its decent.

Summit Hills Review

This is a great building and location close to downtown Silver Spring and the metro. There is a 24 hour access fitness facility, a convenience store, pool, and dry cleaners on the premises. There is an open parking lot in which parking does not cost extra. The neighborhood is also fenced in, with a security gate at the entrance after hours. The maintenance crew has always been responsive to my maintenance requests to get things done timely. The apartments are spacious with plenty of closet space. It's a mix of people that live in the community from young professionals, and couples to families with children. Small dogs are allowed on the bottom floor and basement floor apartments. Overall, I really enjoy living in this community, and Silver Spring is continuously growing!

Summit Hills

Summit Hills is a nice, big, huge, (enormous) apartment complex located a 10 minute walk from the Silver Spring metro and 15ish minutes from downtown Silver Spring. With rent comes utilities and a free parking space. There is also a large pool, decent gym, convenience store, and dry cleaning all in the premises. My building manager has always resolved issues in a timely fashion. Rent is really cheap (I'm in a 3 bed 2 bath with two roommates for $733/mo) for everything you get. The only downside is distance from DC and being on the red line.

Above average for a below average price

Summit Hills is great being that it is so close to downtown Silver Spring and the metro, but the prices are considerably better than the high rises in the same area. The property has parking and basic utilities included so there are never any surprises with my monthly payments. The maintenance staff is so great and speedy to fix anything, should there be an issue. The complex is older but well maintained, the grounds and main areas of the building are clean and well kept. The apartment itself is basic but nice, everything is in working order and allows you to add your own personal style :) I've lived here for a year and I am absolutely going to stay.

Reliable, Convenient & Friendly On-Premise Amenities

One day last week, I needed to put my clothes in the on-premise cleaners for same day service. I also had an early meeting to attend in DC that same day. The cleaners opens at 7:30a and there was no way I was going to be able to get my clothes to the cleaners and make my meeting. So I called the resident manage and asked if she could drop off my clothes. Well, to my surprise when I got home later that day, not only did she drop my clothes off, but they also delivered them back to my apartment, cleaned and pressed for my trip. I always knew the cleaners did great work, but I wasn't aware they provided delivery service back to your apartment. Summit Hills, is a great place to live, especially if you are seeking great on-premise amenities, such as market that carries groceries, beer, wine and other stuff for your apartment, a super-sized pool, a free weight gym that provides classes in the morning and evening and a cleaners that is reliable and reasonably priced

Summit Hills by Southern Management

Moving to and living in Summit Hills is an overall pleasant experience (and I am a penny pinching grump). All utilities included. Ample free parking (my visitors and I are always close to my building) or $50/mo for a garage spot. Trash chute and recycling bins on each floor, Laundry rooms on each floor but 1st (a bit smallish too). Gated community, 7 min walk to downtown and metro. Looking all throughout Silver Spring, other properties did not offer such large rooms with utilities included in comparable prices. Older building but quiet, well kept and clean. Carpet good, walls good, fixtures good, bathroom great, older appliances but very well kept, AC/heating units for each room individual temp control in my flat even. Balconies are nice, large(someone's flower garden is attracting hummingbirds 4 floors up) Management team is young, upbeat and professional, eager to please. Large units for families and even the smallest units are huge yet affordable for single working type.(we saved enough here to afford a nice upgrade) Each building has a live in RA who mans front desk during the day and hold packages, makes it feel safer. Located on 410 and a hop from 29, good for commuters. City noise is not at disruptive levels, also well lit at night. Community computer rooms, pool, mini golf, grilling areas, gym and convenience store all included in price. I feel very lucky to have found this place, southern management makes some very compelling offers, but their summit hills location really sells it by being so close to metro yet so sheltered and quiet(and big rooms for your buck). We are a very lucky couple who have found a great location, and affordable/semi luxurious way to balance 1 car and careers in both baltimore and DC. Cheers.

City Living in Downtown Silver Spring

This complex is great for young professionals and families looking to live near the Silver Spring Metro. Public transportation is extremely accessible and this includes the bus and metro. We are minutes away from downtown Silver Spring. This building has a 24 hour gym, big pool and fun area for weekend barbecues.

Fair is the right word for Summit Hills

Summit Hills used to be an insanely amazing deal. The apartments are all huge--the one bedrooms are nearly 1,000 sq. ft., which is completely bonkers in Silver Spring. Parking is included. It's on the Red Line. It's competitive, price-wise with the other apartments in town. Plus, they roll out the red carpet for prospective tenants--in short, the place makes a strong first impression. But there are downsides. You can't do laundry after 5:00 (just don't try--there appear to be people running a business in the buildings' shared laundry spaces); if you have guests you have to send them into the boonies to park; all the gym equipment appears to be on its last leg; the desk people are uniformly unreliable (expecting a package? Better hope it doesn't arrive during the handful of hours every day there is nobody watching your building! In my building, where we were completely WITHOUT a building manager for nearly a year, I had to drive out to UPS and FedEx stores a good half-dozen times to pick up packages that I urgently needed but that our "dedicated building manager" was not available to receive); the complex's management is at best unhelpful and at worst rude, at times outright obnoxious; and then there's the roaches, which are the size of your fist (I only had one actually inside my apartment, but you do see them in the common areas from time to time). Put bluntly, once you live there, they have no interest in trying to keep you. It's a baffling business strategy, and from the number of open apartments they always seem to have, it isn't working. Look, I acknowledge that my time at SH was colored by a (albeit large) series of bad individual experiences, but I mention it all to point out that the shine does come off the apple. The place is not a great place to live. It's a *fair* place to live. I don't know you, but you can probably do better. If you can swing it, move to The Blairs instead (there are better deals to be had there in the non-peak months if you can move then).

Summit Hills Apartment

The apartment complex feels like a small community and is relatively quiet for being in the middle of the city. There are many benefits to living in the complex such as a pool, garden, dog park, etc. The apartment was updated before we moved in and maintenance is very responsive. The only downside is the "energy-friendly" air conditioning policy put into place this summer. With temperatures in the mid 90's to 100's, it has been difficult cooling off, even inside our apartment.

Summit Hills - Great for the price

Summit Hills has been a great first apartment out of college for me and my roommates. We lucked out with a basement unit near the park and pool that had newly renovated bathrooms and kitchen. It's not the nicest place in the area by a long shot, but everyone is kind and courteous and maintenance issues get resolved promptly. The amenities (gym, pool, laundry rooms, etc) are all pretty outdated but still perfectly functional. If you want shiny and new this will not be the place for you, but if you're looking for an affordable place that still has good quality, check it out! Plus you can't beat the utilities being included in the rent!

Great for DC Newbies/Low Renters/Commuters

I've lived in Summit Hills for 4 years It was a great landing pad for arriving in DC and needing access to the metro, but not knowing my way around at all. Silver Spring metro is a quick walk down the street, and there are several bus lines that stop right outside the apartment that go to Bethesda or Friendship Heights (both are only about 4 miles away but you'd have to go all the way around the metro to get there) If you do have a car, parking is free and plentiful. The community is gated and quite safe to park your car. Downtown Silver Spring is cute, and a respite from busy city living without feeling "isolated" since you don't live in DC proper. Whole Foods, Giant, CVS, and your standard restaurants are all around, plus some of the best hidden gems like Quarry House; great Ethiopian, Thai, and Indian foods; and new hipster pubs. I've lived in a 3-bdrm, which keeps the rent *super* low for the area (I'd say on average, rooms go for 6-700, and 800-1000 for Masters, depending on how your roommates decide to split things). Utilities are included. Internet is separate. Common areas are generously sized, as are Master Bdrms. Remaining rooms are on the smaller side, but still very workable, with large closets. Best of luck getting a better value, honestly... my friends are always surprised when I say what my rent is. (hello savings account). Downsides: It's an older apartment complex. Some apts are renovated, but even then it's not a luxury apartment. Don't go in expecting high-end appliances, fancy elevators, and beautiful counter tops. It's clean and basic. Maintenance is prompt, but the guys can get a little sloppy sometimes. I think that can be expected for a large rental building.

The Summit of Summit

Summit Hills has been known as "Slum it Hills," for many years, but my experience has been a very positive one. With very in-tune employees and newly renovated units, this apartment complex has really turned around.
