Property Ratings at Urban Square
I wish could rate this higher, but I can't. I'll start with the good: The location is excellent! I needed a place close to work, and a place where I could start off while I figured out a more permanent place to live. The nearby walking trail is beautful and all ths shops and businesses nearby made things very handy. I liked my unit floor plan and location. It was very spacious and the entrance felt very private. The maintenance staff was top notch. They were Johnny on the spot with requests. The bad: The buildings are made cheaply! I could hear my downstairs neighbor's ceiling fans and HVAC unit. I could not use my living room for the majority of my lease due to the loud noise and vibrations. I was confined to one bedroom because of the noise. I expressed my concerns to management. They blew it off, stating, "That's how apartment living is." I've lived in apartments before, and never had issues that severe. Speaking of management, the communication and response time was severely lacking. Sure, it's a big apartment complex, but there were many times when I couldn't get a hold of staff by text, email, calling, or in person. Nearly all the staff left just prior to my lease expiring. The monthly charges were confusing. I never knew from month to month how much my bill was going to be. I'd pay it and then the next day, there would be more charges. After I moved out, it took nearly 3 months to get my deposit back. I called, emailed, texted, walked over to the complex, and even sent a certified letter. While I understand it COULD have gotten lost in the mail, it should not have taken this long to get it to me after I'd informed the manager multiple times that I'd not received it. Then, I didn't even get the full amount refunded, despite leaving the place MUCH cleaner than it was when I moved in. Upon turning in my keys, I was told I was all paid up in full, that I didn't owe anything else. Then, I see that nearly $50 was taken out, claiming to be final expenses. Again, it goes back to never knowing from month to month what I owe! While I won't say don't rent here, I will say think very carefully before doing so.

Having lived in the USA for the past three years, I've had my fair share of experiences with different apartments. However, none have quite matched the exceptional quality of living that I've found at Urban Square. This place stands head and shoulders above the rest, offering an unparalleled living experience that I wholeheartedly recommend to anyone seeking better living accommodations. But perhaps what impresses me most about this place is the management team. They're not just here to collect rent – they genuinely care about the well-being and satisfaction of every resident. Location, location, location!! Love the area, so close to everything. In our parking area we have Drs, dentists, restaurants, ice cream parlor, donut shop…too many to list within walking distance. Very dog friendly, so many areas to walk. We have a lake with walking track directly across the street. We also have sidewalks all around the property. The staff are very responsive, from office to maintenance. Even when I have made a low level of importance need it has been handled within the day. Normally when we have a “special” day…Holidays or Renters appreciation Day the office has treats for the residents. The office staff always are supportive. I had planned on being at Urban Square for just a year but have been so happy I just signed my lease for another year, starting my 4th year.

The management was rude and not empathetic at all. They evicted us for a so called smell, even though we never paid the rent late, ever. The authorized cat had started peeing on the floor after the neighbors started yelling at each other night and day. We shampooed the carpet once a week. I was shocked when we got evicted, but I wanted to move out anyway because the management was nasty. I tried several times to get a copy of the lease so I could what I had to do when we moved out. They kept saying the lease was on the resident portal and it was not. This is the worst part. The assistant manager came to do a walk through at the end and she was absolutely furious about the state of the apartment. There were 2 small places on the wall where the paint got pulled out and 1 stain on the carpet that wouldn’t come out with shampoo. All the cabinets were empty. The assistant manager started screaming at me, saying she was going to charge us $20 for each drawer and cabinet, even though they were empty and clean. She was in a rage! I was so shook up by her behavior that I cried for hours afterward and literally couldn’t sleep for a week. I got really sick from stress. I discovered that the lease set us up for charging us for things, even if they were clean. They made us pay $1700 after moving out, which was almost two months of rent. The place is not that great anyway. There was large piles of dog poo all over the premises. Emergencies that occurred on a weekend weren’t fixed until Monday and the manager refused to take phone calls from the beginning and she would only communicate by email. I can’t urge you enough to avoid this place.

The apartments here are nice, as well as the surrounding area having most of your everyday needs. The staff here is great and very accommodating! Move in day was very smooth and my apartment was clean and ready for my arrival. The staff is very knowledgeable and answered all my questions. All I can say is I am very pleased with my apartment and the staff here
This place is always very clean and nice. The hallways smell so good and someone is always picking up trash outside. The office staff is also super nice and friendly and will always help out and the maintenance team is fast.
Busy area next to retirement complex you will hear ambulance sirens non stop. Business traffic and your neighbors car alarms.
Trash is always a problem. You pay for them to pick it up (and no you can't opt. out) and they never pick it up. I watched the guys last night just walk right by the trashcan and not pick anything up. The management is always changing the rules and the fines are ridiculous. They have both phases numbered the same so they're always mixing up which building they're supposed to go to. The office closes at random times for no reason. And if you don't like smoking you can never have your windows open.
I have been a resident of the Urban Square apartments since November 2015. My experiences with living here, and with the management staff, have always been top-notch. I like these apartments because they are upscale - vaulted ceilings, concrete / wood flooring, carpet floors in the bedrooms. The location of these apartments is very convenient to many places to eat, shop, or run a quick errand (not to mention you are a walk away from a really good movie theater). The pool is awesome - never overly crowded, well maintained, very nice pool furniture, and two gas grills. The workout room is small, but has treadmills, weights, bench, and floor pads. For the apartment I was in, I did not find the noise level to be overly annoying. With any apartment, you are going to face noise. Period. Those who live here vary from college students to families to older tenants. The management for this apartment complex is superb. Not once did I ever have an issue that wasn't taken care of in a timely manner. If anything, you'll find that the manager and staff will do what they can to address your needs / concerns as quickly as they can. I honestly cannot find anything negative to say about these apartments and the management. And I would welcome any questions anyone may have about living here.
Upscale, quiet. Near a lot of convenient locations. Also walking / running very conveniently located (especially the lake across the street). Modern appliances. Have not had any issues with neighbors, pets, or kids. Neighbors I've met are very nice. Management is great. Tried looking at other places, but this complex sets the bar high.
Not a bad apartment. Great finishings in the Jade apartment and great space in the smallest layout. Wonderful appliances. I have not had the greatest experiences with neighbors though. Part of the apartment fees include a trash pick up. They give you a trash can and everything to make it easy for you but everyone refuses to put their trash in the bin and lets it leak on the floor and the apartment has not taken care of this even though they know about it. Makes the hallways smell terrible. Neighbors change, but if the management can't take care of the bad neighbors, it makes for a not so great experience. Also my rent is going up almost a 100$ after a 10 month lease. I will not renew.
Urban Square is the most Convenient Location in SW Denton- easy access to Major Highways & right near Unicorn lake- with a convenient walking path all the way around the Lake! Restaurants , Bars and Movie Theater all in walking Distance! No need to Drive ( or hire a driver).Awesome upscale finishes in Kitchen & Bath! Plus an Upscale Hotel right next door! Quiet, but like your own Urban Square Country!
