Great place to live here

I've been here for 9 years and can't complain about anything. When I need maintenance they come as soon as they are available. There's 500 people here and they do the best they can. Office staff is great too

Great Experience Would Highly Recommend

I do not understand how people have had bad experiences. The leasing office was prompt and extremely efficient. They were nothing but nice and accomadated all of my needs. I moved in on time and was extremely happy. I had a couple issues with the apartment that were resolved very quickly. I feel like people forget that we are all human and nothing will be 100% perfect; however, this team will make things right if you bring it up. Just give them the time to make it right.

Just Awful

It's been so much I will stick to the latest experience. Waited over 2 months for a dysfunctional toilet to be replaced. Dysfunctional means I had to use a plunger to help the toilet flush. After being dishonest and not apologizing or admitting they never ordered a toilet. I finally got the toilet installed on 2-17-25. On this same day I had to make another maintenance request because the toilet was installed poorly. When you sit on the toilet it will lean forward and fall backward when you get up. Toilet is not attached to the floor correctly. One would think if you failed to do the job professionally on the first try, you would at least return and correct what was done poorly. It's now 2-25-25 and still no repair.

Feels like home to me

I love the community here, I love our townhome, and the staff is always very kind.

Don't fall for the pictures.

I currently live here, and have lived here for the past year or so. What sold us to this apartment was that it was reasonably priced, cozy, and out of the way. The property has since been sold to another company, who seems to think "updating" the property warrants a $400 increase. They took down the outdoor basketball court, took down the nice tall fences and replaced them with short fences. The paint jobs across the property, from the clubhouse to the front doors of our homes, look spotty at best. The new signage looks gaudy, the new lights and other interior updates remind me of a office or hospital building, and not to mention the horrible rocks they covered the flower beds in (it used to be gorgeous mulch). The water pressure is mid at best, the buildings are horribly insulated, and whatever plans they have for plowing and salting when we get bad weather is non existent. Don't break your wallet over this place, it's not worth it.

Lions Creek Apartments

I like the changes that are coming! We received new appliances and everytime we need a fix, they make sure to get it done. The staff are friendly and make sure the property is a safe place to live for me and my family. 4.5/5, as the rent prices are the lowest in Hamilton County for the most space.

Renovations that make things worse

They are doing renovations that is just basically putting lipstick on a pig. New counters in kitchen and new sink but old faucets. Took away the garbage disposal and now we do not have one. The counter tops took all day to install too and they WILL just come in even if you are in the shower. They do give you a 24 hour notice but dont tell you when just "some time in the next two days we will be entering your apartment. And if you dont let us in we will change the locks". Rent went up amenties went down. Oh they did change the bark park, we used to have a 20 ft fence now it has a 4ft fence. They put up a double gate but the outside gate fell off and hasnt been fixed since, note that was part of the recent "renovation". they had an outside basketball court that kids would play on. they took that down and built a gazebo that no one will use. Look at the gutters and you can actually see trees growing out of all of them. Walked into my living room in a towel yesterday and there was some guys painting my balcony would have liked to know that was happening. But this was the SECOND time they painted it-this time a different color. They painted the front doors of the apartments but its so bad you can see the brown underneath around the doors. Dont be fooled by the "renovation" its lipstick on a pig.

Overpriced, rent goes up by 20% every year. "Annual" inspections every other month. Feels like there is no privacy.

New Carpet in Public Area

I think that it is awesome that the staff and company think so much on improvements. Today my building is getting new carpet in the common area. I have been here since April of 2023 and have been very impresses with their attention to improvements. Thank you

Try to avoid if you can.

They constantly raise rent for no reason. Our rent went up a little over $600 extra per month. In just 1.5-2years. We’re promised new appliances and never received them. They called themselves upgrading cabinetry in the kitchen and bathrooms but after they did we lost storage options. The cabinets were smaller. You can see the subfloor from installing the new cabinets. Our walls cry brown tears when you shower still because of the amount of nicotine that is in the walls from the previous tenants smoking. Our building always smells like weed and cigarette smoke because they manage to put all smoking families in the building with us the only not smoking family. There should be assigned parking because we never have a parking spot because there are always other people parking in front of our building. There are cars that have been inoperable for months and they won’t remove the vehicles. Apartments we’re made to be a stop gap for individuals that wanted time to purchase a home with Lions Creek you will not get that relief because they will constantly raise rent for now reason with out making the buildings and apts really better. Pedcor Companies love to tout about helping you get into you home in the future all while raising the rent the rent so you can’t. One of the worst companies ever. You can never save to get into your home if you live in one of their properties.

The best!

GREAT PRICES! Great staff. Works fast on maintenance requests. They even came out on a Saturday morning from a Friday evening call. LOVE this place. Feels like home

enjoying our stay

My husband and I have lived here for a little over a year. We love how its nestled away and quiet it is but it's so easy to get to town. We have a dog and this was her first time in an apartment and even though it was something to get used to for her she loves it now. They have a fitness center, pool, and a dog park area. I love using the fitness center even though some of the equipment is a little out dated. While here we had an issue with water pressure and a smoke smell. The office staff has been amazing and quick to get plumbers out to fix the water pressure. The only thing that is a con to me is that the apartments can be smoked in. Our old downstairs neighbor smoked a lot and sometimes our apartment would smell of smoke. When we talked about this to management they did a "scent bomb" in the apartment and that helped. We ended up getting some things to put under the doors to our apartment and laundry area to limit the amount of smoke that could come in through the door jam. The community gives out monthly newsletters that have info about the going on's in the community and the city. They also have contests each month for opportunities to get rent credit. Don't let the fact that this complex is further from center of town keep you away.
