Property Ratings at Lincoln Ridge
My experience with this property was extremely disappointing and frustrating. The AC in my unit has never worked properly — it constantly runs but fails to cool the apartment below 71°F, even during extreme heat. Despite repeated maintenance requests, the issue was never resolved, and my concerns were often dismissed or downplayed. On top of that, there was a lease mix-up involving my garage. I was originally assigned and contracted on a specific one , but they gave it to someone else due to an error on their end. I was reassigned to a different garage, and the only response I received was essentially “this is what we can offer — take it or leave it.” I’ve been patient and reasonable, but the lack of accountability, poor communication, and unprofessionalism have made this a very stressful place to live. I would not recommend this property to anyone expecting reliable maintenance or competent management. DO NOT RENT HERE — no matter what they promise.
LR refused to remove prior tenants items from storage for weeks. Bay windows leak cold air so bad they may as well be open in winter. Summer hot air isnt any better. Black mold was behind both toilets, including the bathroom where we never turned the shower on. It took multiple asks for them to clean it. AC drain pipe flooded and we got told to wait til after the holiday to submit a request. maintenance can be rude. They charge you to pay rent online. "Ground floor" units might require you to walk down a flight of stairs.
This apartment is just eh, the in-unit washer and dryer is a plus, but the air/ heat struggles to keep up which left the bedroom freezing in the winter time (along with extremely drafty windows). Guest parking fills up quickly and most times had to pick my guests up then bring them to the apartment. Hot water runs out quickly in the morning, so we often have to take cold showers. Positives are that it has a large balcony and there are always parking spots available, maintenance is pretty quick- the longest we waited was about 5 days once.
Black mold in the vents when I moved in. They tow guests' cars and don't have a good setup for guest parking. Appliances in unit are terrible. This place would not be worth it even it was half the(outrageously priced) rent
I haven't lived here long but I enjoy it so far. Maintenance is difficult to get ahold of after hours (even through the after hours phone number). Little bit smaller than I pictured (as I could not tour in person) but it ended up being the perfect size. Community forum is a fantastic idea. Guest parking being so far away is very inconvenient. Interested to see how it is during the winter months.
I am new resident at Lincoln Ridge, and so far my experience has been great. The staff is so nice and caring, and went above and beyond to help me with my move! Both Alicia and Diane have been so helpful to my needs, professional, always available when needed, and providing excellent customer service!!
Originally, we had maintenance issues that took forever to get fixed. The response rate has improved since they added new team members, but the quality of work isn't always the best. Currently, our issue is the thin walls and drafty windows. During the winter, the second room (large bay windows) would stay considerably cooler than the rest of the apartment despite plastic wrappings. The heat would also do a poor job of heating the room. The walls are so thin that our walls (2nd floor) shake when the upstairs neighbors walk around, although it sounds like stomping. When they play music, TV, or even talk, we can almost make out the exact words that are being said. Despite multiple complaints, the noise level has not improved. Clearly, emails from management do not hold any weight.
Overall, I liked living here (about 1 year). **The security deposit is written to both parties and management WILL NOT write separate checks. Not mentioned in the lease. Pros: Great price, lots of light in master. Good location: between Aldi and Woodman's, near gas stations and restaurants, a little over an hour to downtown by bus. Could barely hear neighbors and always a parking spot. Porch storage could fit a bike! Kitchen appliances worked well, and there was ample fridge space for two. Very warm: we barely had to heat the apartment in winter, even with two exposed walls, when the wind literally howled through the parking lot. The tennis courts, volleyball court, and pool are in pretty good condition. The gym is a big perk (one-time $25 fitness fee, so worth it). Hardly anyone there, even after work hours, so it's like a private gym (two treadmils, two ellipticals, a workout machine, and some free weights). Probably my favorite part of living here. Cons: Black mold developed on the master windows, and pink mold sprung up in the tub and toilet despite weekly cleaning. With multiple rounds of bleach, neither fully came off. Crossing the street is treacherous, but necessary to get to the guest parking lot, rent drop, and gym. Cars fly around the corner and there's barely any light, so they really can't see you. Not actually smoke-free: one floor always stank like cigarettes, and for a few weeks in the spring the (open) stairwell stank like pot. Maintenance is very slow. Emergencies they fix quickly. Non-emergencies require multiple emails and can take over 6 months to get to. Management is slow to respond, especially when they don't want to deal with your request (like a noise complaint). The office hours are shorter than what's posted (they go home early on Fridays and are often out of the office) and unavailable outside that. The kitchen had one entry point and limited counter space. The neighborhood is not the safest - I often got unwanted attention as a woman on my own, even in the middle of the day. One night the police blocked off the whole street. No idea why. Be aware of your surroundings, plan your route well if exercising, and don't go out at night.
- Poor management. - Blooming black mold in bathrooms and closets. When asked to fix this problem I was told that I need to use bleach to keep the place mold free. - The second floor neighbor had been smoking marijuana daily. When I went to the manager's office they said he will be moving out in two months, so nothing to worry about :)
Short office hours, unreachable by phone, slow to respond to problems and make repairs, they make promises and never deliver then later claim they never made the promise. All together the poor management ruins an otherwise pleasant property. My advice is get it in writing!
i moved here 2 years ago and absolutely love it! The apartments have there own washers and dryers, which means no lugging clothes to a laundromat. They also come with your own garage, and some even have lofts with fireplaces. The rent is VERY reasonable, and most tenants have been here a number of years. Many more amenities too much to mention. And the best part is that my unit backs up to a park! Looking out from the porch all I see are rabbits, chipmunks and squirrels, plus a lot of pine trees. When it snows, it's just beautiful. I'll try to attach a picture of my back yard in the winter, but not sure it will go thru. Come join our little village and be pleasantly surprised!
Most apartments that I looked at in my area do not have both walk-in closets and washer and dryer in unit. Lincoln ridge does and it is very helpful in everyday living, if I need a walk in closet obviously I have a lot of clothes to wash and I do not want to leave the comfort of my home to go do laundry. I like to do laundry in my pajamas sometimes. There would be a few things to change about my apartment if I could is the living room space. My living room could be a little bigger, the kitchen cupboards would be bigger and not so high up. I have trouble getting to things in my kitchen because of the cupboards not being big enough and to high up. Also my bathroom is very spacious and I love all of the counter space I have. So those are the reasons I love my apartment.

Some units include a cozy and romantic fireplace and ceiling fans. Spacious walk in closets. On site work out facility. Within walking distance of West Town Mall , a grocery store and several restaurants. And, if that's not enough, it's located on a bus route.
