Find someplace else to live.

This place is horrible when it comes to their residents! The plumbing here is messed up and there are constant leaks and other issues which they charge the residents for. There is one trash unit for the whole complex, which is up front by the office. On any given day the trash is constantly overflowing out of the trash compactor and onto the sidewalk. This draws feral cats , mice, rats and all kinds of other things. The Car Care Center is a joke! Its a spicket with a water hose and a vacuum. Your better off driving two minutes up the street to the car wash. Cops are in here on a daily basis, mostly driving through to the back of the place. On one occasion they there were 5 cops with guns drawn looking for a suspect. They are going up on their rates even before it is time for you to renew your lease. This company is really horrible and even though the actions they take might be legal they are surely unethical at best. I would have given them 0 stars if I could! Please find someplace else to go that will treat the people and families that live there with some respect as if they actually want you there. I have seen people address the same issues over and over again across multiple different forums. You would think the management would address these issues. The fact they have not should tell you something. Some of the repeated issues are: plumbing issues, roaches/ants/spiders, broken windows, faulty electrical, trash compactor overflowing, mold & mildew. Maybe they will pay attention, one can only hope ¯\_(?)_/¯

Great place to live

Kind and professional office staff. Anytime I have called up to the office they have always been on very nice. I love the fact they always have things for the kids ex: popcorn and movies, also great pool and playground. Maintence is great and always fix things in a timely manor, almost always the same day. It close to schools and the neighbord is nice. I enjoy living here most of the neighbors are friendly as well.

Feels Like Home!

I came to visit the property and was welcomed with a warm smile as soon as I came through the door. I toured the 2 bedroom apartment and even saw all the amenities that is available to use. I put in my application and ready to move into my home, because that is what it feels like already! Thank you to the leasing staff!

Great place to live. Great staff & maintenance team. Clean & beautiful apartment complex with a pool!!!

Love living here. Great staff & maintenance team.. Clean apartment complex with great service! Cold ac and awesome pool! I feel I am at home. Staff is very attentive and very approachable. Any issues are addressed either same day or within 24 hours depending on the issue. I love their pool and the wood floors! They even clean the carpet once a year for free! I would highly recommend this complex to anyone looking to live in the Mandarin area!!! Its peaceful and very quiet and they have police that patrol this complex, so its safe too...great for singles, couples and families!

Roach infested.

Lived here for a 1 year. I had a roach infestation problem. Did my walk through saw one roach they said they would put me down for ever Wednesday for pest control. Never did. I had more flooding in my apartment due to pipes bursting. My 2nd month there I came home to a flooded apartment. Called the emergency maintenance, received a call back with him saying I'm an hour away and you weren't home. You have a dog in your apartment. I can't come back out there till Monday. So basically your telling me since I don't lock my animal up all day you can't come in. I never received a phone call or anything. You'd think if there trying to assist you they would atleast call. I was paying my rent for roaches. Everyday I killed atleast 6-10 that's not normal. Couldn't even get dressed one day to go to work and there was a roach on my cloths. I moved in this apartment technical I was thrown into this apartment because the leasing agent was so new she didn't know what she was doing. She didn't explain how long your hold fee was. I receive a call saying they gave away the apartment and there were no more available. The only few people in the front I can say we're polite, caring, and helpful would be the Manger Pam, and Tameka. Wonderful attitudes and always trying to help and assist. As far as maintenance workers, Stanley was amazing, Scott was always a pleasure to see when he came to fix anything in the apartment.

Looking for a one bedroom, really loved this place.

Toured this apartment complex and can't wait for a one bedroom to come available. Everybody made me feel like I already live there and the place is really nice.

Infested with bugs and poor maintenance. Every time we call about these problems nothing is done.

The office staff is really sweet and the maintenance crew is incredible. Older apartments but they have just painted and are doing some landscaping. The gym and pool is great and I love living next to the water. I really love the manager Carmen she is always available and really easy to work with.
