Encompassing the entire west side of Florida State University, the University neighborhood consists of several smaller neighborhoods, like Amelia Circle, Elberta Empire, and Mabry Manor. The neighborhood stretches from just north of Highway 90 south toward Seminole Golf Course and Club. Because it is so close to campus, University consists of a variety of housing -- ranch-style houses, townhomes, apartment communities, and student housing developments help make this eclectic area even more interesting. Mature trees shade the streets, and residential areas with cul-de-sacs create a suburban feel to this downtown neighborhood. Residents enjoy proximity to Bobby Bowden Field at Doak Campbell Stadium, home of the Seminoles football team.

Property Ratings at Laurel Gardens
This place where do I begin please don’t make the mistake I did charges out of nowhere after months of living here , water turned off once a week for 9 hours at a time lights randomly shut off packages missing place was dirty dog park is a torn down hole in the corner no lighting at night if you have to come in at night area junky filled with bums and the list goes on beware!
Oakwood reserve has been a 10/10. The front office was amazing during move in- helpful, great response time, and met all my needs. The apartment was clean and fully updated when I moved in. The grounds are clean, I would definitely recommend.
I have had no issues living here and the folks in the office are very nice and friendly. My maintenance requests have been handled in a timely manner with efficiency. As to water shut down sometimes, there are emergencies. better to have to dry off soap than to have clean up water damage from a flood.
This past weekend, I visited my cousin who lives in Mission Grove. I am looking at moving to the area. The property was neat and clean. The people in the office were very helpful. My cousin says that the new management is great. I think Mission Grove will be my next home.
I moved in at the end of last year and was not able to get any maintenance done. Now, there is a new owner and all my maintenance problems are fixed. The grounds are free of trash and the ladies in the office are helpful and attentive to my needs. The new company told me they will be doing upgrades in the apartments and the exterior. It will be a great thing!
I personally hate living here, the water gets cut off EVERYWEEK (once a week) with no notification. One time I was in the shower and the water just cut off so I had to dry soap off of me. In the back theres old furniture and junk just sitting out, its disgusting. I cannot wait to move and I dont recommend living here, this a last resort to pick.

First let me say the ladies in the office are super nice. That is really the only good thing I have to say about Stratford Landing. This complex is awful. There is a lot of drugs being used and sold here. I do not feel safe knowing that every night people are using and selling drugs in the gazebo. The cops are called quite a bit, but nothing is ever done. I would not recommend this place to my worse enemy.
I have lived here for three years. The MANAGEMENT IS THE WORST. SHE DON'T LISTEN ALL SHE WANTS IS MONEY.. DRUGS, POLICE, AND EMS ARE OUT HERE EVERY NIGHT...OH YEAH NO MATTER IF YOU HAVE ALWAYS PAID YOUR RENT THE SAME WAY LIKE EVERY TWO WEEKS ON THE 15TH OF EVERY MONTH IF YOUR RENT IS NOT PAID YOU WILL BE PUT OUT..... DO NOT LIVE HERE
The apartment has lots of trash and dog mess around it, there are noisy people, the apartments are not perfect or the outside of the apartment. Paying rent their is not worth it. They give us food donations and we have activiteis to do every month. The manager and supervisior is also nice. It is close to college campus which is nice also.
I am a student and I live here for 2 years and some months. When I first came here it wasn't as "hood" as it is now. Things are all wrong in this apartment complex. If you are looking for a decent, quite place to stay I wouldn't recommend this place. As a student there were time I had to leave and go to school to get some piece. When I first came here I was paying $480/month for rent tell me why my rent went up to $515? I feel that rent should stay the same every year YOU choose to resign. You do not get a nice place for what you paid for. There is literally no closet in the 1/1's small or medium (not sure about the large but I wouldn't be surprised if there wasn't). There is the AC unit along with the hot water heater in the space that is suppose to be your closet. I have a lot of clothes and I literally had them on the living room floor and in bags since I've been here (been here 2 years remember). Take my word for it, I would find somewhere else to live for this amount of money you will pay.
