Property Ratings at Las Colinas At Black Canyon
Rented here for an awful 14 months. Here was my experience… •During the annual fire inspection I had a family emergency that was taking me out of town. In emails I was told I had to bring my fire extinguisher to the office during business hours or I would be charged a $50 fee. Maintenance could have picked up the extinguisher but property manager said, ‘NO!’ Had to involve the regional manager who had maintenance pick up the fire equipment. •package locker area is to small. Packages left on the ground and 2 of mine stolen. The keyboard was broken the entire time I lived there, will not scan barcodes. • there was a very foul odor around the building I lived in. The smell would be so horrific blowing through the walkways, I would hold my breath until I got out into the parking lot. •loud music many times at 1am, 2am. Texted property security. He told me the office wouldn’t do anything unless I called the police and filed a report. I have the text! •Cars will line up and wait at the gate for someone to go through then everyone goes. What are you going to do… get out and ask if they belong there? I found the gate to be a nuisance. Especially on a property that’s not fully gated. Uber drivers,Instacart, shipping packages,… It was an ineffective pain. •The carport covered parking poles are in the way of you getting out of your car if you pull forward in your car. Parking backwards is not allowed. They don’t care you can’t get out of your car. Their interest is seeing plates and towing cars. •on the 60 day notice - the manager requires you use there form. It’s 3 pages long and waives the 24 hour notice to enter an apartment. This was a big deal for me because of confidential case files. •My unit was upstairs- the tenants below sit on patio chain smoking cigarettes & marijuana. My Unit either smelled like an ashtray or bong. Of course you can live in a closed up house with no fresh air and pay more on electricity to run the air. YAY! I don’t live in an ashtray, and pay 250 more than advertised rates. •my Unit was on the main road and YES the traffic is very loud. I slept with my TV on to help buffer it. •in the contract they have listed cost you will be charged for cleaning, nail holes, etc… You are at their mercy to be honest. I got a neutral third party inspection prior to turnover. Thank god I did.

Well here its been almost three years and I have started receiving harassing calls from this place as well has suddenly hit my Credit Report stating that I owe them 2800 dollars for 'cleaning' and for exiting my lease early. Here's the funny thing. I didnt exit my lease early. I was never given my deposit back after the law (31 days) requires it. Renting that place was horrible. Scorpions and Geckos constantly being found inside. Broken bottles in the pool and hot tub. Children getting drunk in the pool area and the "safety officer" did nothing about it. Now three years later this unauthorized charge shows up on my credit report? They must be doing pretty poor to come after a veteran 3 years later. This place is trash. Like the majority of the reviews say go spend your money elsewhere.
I have lived here for over 3 years and absolutely loved it UNTIL they changed office personnel. Michelle in the office loves to just tell people No. We now call her No-No. We asked for the corporate number when we had an issue with a double rent payment going through and they refused to give it to us. They provided us the email address and we have sent numerous emails and never received a response. We went in to pick up a package and No-No told us she was too busy even though there were 4 packages delivered that day and 2 of them were ours and it would have literally taken 27 seconds to grab the two that were ours. The ONLY saving grace of this place is Andy. He actually cares about his tenants and will do what he can to make sure you are taken care of. The manager Jamie basically called my husband a liar to his face when we had a double rent payment come out (they tried to take it 3 times!). This place used to be great but I would NOT at all recommend moving here. The office staff is terrible (besides Andy of course) and the apartment quality is absolutely a joke. They are built terribly and you can hear every single move your upstairs neighbors make. My ceiling fan lights blow out because of the noise from my upstairs neighbors. They are FAR from luxury apartments. If you love being told no and love feeling like your neighbors are going to crash through your ceiling then this is the place for you.
Just moved after a one year lease. You can hear every noise coming from above units, like it was on microphone. I saw new residents that looked to be part of half-way house counciling around the pool. Pet owners let their dogs relieve themselves anywhere, any time, and 90% just left the dropping, and never attempted to use the bags provided. Same goes for the garbage in the dumpsters. If a child was sent out to put bags into the dumpster, and couldn't reach the height, it ends up all over the ground. The place is a dump, and although the lease has pages of you can't do this...none are enforced. Way over priced for what you end up with. And don't expect you receive any portion of your security deposit back. We spent an entire day cleaning, shampooing and touching up paint, and received only $25.00 of my $300. deposit. The place is a joke, and security is a sham. Save yourself the aggregation...rent somewhere else! Signed; Happy to be gone.
We wanted to rent these apartments for years. Our lease is up here soon and we came to see the apartments and when we did they were having an employee appreciation party! Which made us think thats great that they take care of their staff they must treat their residents the same way. So we came back a day or two later. They said that they had nothing to show and to come back in a few days. I checked a few websites to see if any availability had come up. Sure enough every website including their website said 5 available NOW apartments. So we went back down there. Keep in mind i read all the reviews so i know there was some complaining about the staff. I just brushed it off as past issue. We arrive and they said that there was nothing to show and that i should contact Jamie to ensure that there is availability. We leave disappointed in the service. The reviews i read state that they had a problem when they had moved in and contacted the front office and they pawned them off to Jamie. They contacted Jamie and he or she said that he or she didnt know why they told the resident to contact him or her because that is not her or his job title. So the resident contacted the office again and got no where. So when we got told to contact Jamie we instantly got the hint that either they are lazy or they have something against us instantly. We really like the look of the outside of the apartments and the possibility of a great view, but its not worth the hassle of the front office.
Friendly neighbors, great staff, pet friendly, and the list goes on. Granted, every place has it's flaws, but the ones here are few and far between. The scenery is breathtaking, the staff are super friendly, and the maintenance crew are very knowledgeable. I've only had to request maintenance once and they were over 3 hrs early the very next morning. They were in and out in less than 30 minutes. Very friendly people.
Beautiful community. Well kept and very quiet. We love living here. The pool area is awesome. The neighborhood is newer and growing quickly! The views from the hill are fantastic too.
This place is not where you want to live!!! I have lived here for 3 years and swore I would not leave until I was buying a house. Well needless to say, I am leaving!! The landscape is always only 1/2 done, residents allow their pets to do their business on their patios and management doesn't care. Drug deals happening several times a day, prostitution going on and now I see two guys with monitor bracelets on their ankles. Maintenance is joke too; besides racing gold carts up and down the hill (I have video) they do not fix anything 100% right. Hot tub was broken for 10 weeks and pool is almost never heated all winter long. There is a reason that there are a ton of vacant apartments here. Do yourself a favor and keep looking elsewhere!!! You have been warned!!
This Place looks nice. However beware if you rent a first floor. I was assigned a apartment on the first floor which looked pretty nice at first then came the scorpions and Crickets. This community failed to give me a scorpion disclosure. I have small children and a sting from a scorpion could be life altering. I asked to cancel my lease.
Been here for going on 4 years(2Master/2Ba/Attached garage). Nothing but great things to say! Great community, helpful & friendly management, clean property, great lease/rent rates, so many amenities, easy freeway access, close schools, great place for families especially, safe, fast maintenance turn-around, corporate discounts... the list goes on!
Las colinas at Black Canyon in phoenix az is the best apartment complex i have ever lived in. The front office staff are the most polite,helpful, and just all around sweetest people i know. The maintenance crew are so polite and i always feel comfortable when they are working in my apartment. If there was any place i would recommend for someone to live i would pick Las Colinas at Black canyon!
I currently live here, I'm paying the lease break just to get out... Half the amenities they say they have... They don't, there's no playground or gazebo. The office staff is pathetic, all they want is your rent money, doesn't matter if its the 12th of the month, they want it now for next month. Don't be fooled by the gate at the front, most of the time it's broke. I went 2 months without a garage door that worked. Save your money, look at another place. As long as the new management company is here, this place will be the pits........!!!!!!!!!!!!!!!!!
I have to agree with these other people...the new management company is ruining the place. Honestly, they have scrapped all services including landscaping so there is substantial overgrowth. They don't even heat the pool like they used to which is no fun during winter months! Not to mention they are rude and unwilling to work with the residents. Again, don't be fooled by a nice front door...you have to enter the house and ask the people who live there how they like it. One interesting twist is we now have teenage gangsters roaming the property and smoking cigarettes up and down the place.
This place used to be great but with the new ownership it's now horrible. I've been here for years now, was going to renew again but now there's no way I'm sticking around. The quality of the grounds has tanked, office staff is sub par and maintenance is a joke. For the price you pay, I can't recommend this place to anyone which is truly sad because it used to be such a wonderful place to live.
