The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Las Brisas
Husband and I lived here a little over 2 years. We loved it! We didn't plan on leaving until we bought our house but due to work we had to relocate to Northern California, otherwise, we would have renewed our contract with them. Tina and Marie are awesome! They are very responsive and WANT to help you. Maintenance team is also amazing! They get to your work order in a timely manner and are very respectful. I loved everything about this apartment. We recently moved back to SoCal and if it wasn't for us purchasing a house, we would have loved to go back to Las Brisas!
We've been living at Las Brisas for almost a year. Tina and her team have always treated us well, unlike any other complex we've lived. She's always prompt, friendly and an absolute joy to be around. Even though it a dog-friendly complex, you barely hear them barking. Water is included, one car garage, and if you pay rent before its due - you have a chance to receive $25 gift card! The complex is a little old but has good bones. I would disagree with one of the reviews, not all the units have older residents. Tina has always been quite understanding and fair. Another plus, I've never seen a roach! Not even at night near the garage. Every complex we've lived at had some kind of roach problem. Sometimes spiders like to sneak in, but nothing overwhelming. I definitely would recommend this place to anyone who is looking for a quiet relaxing home.
I lived at Las Brisas Apartments for over five years and it was the best decision I made. The reason I first moved to these lovely apartments was for security reasons, they had five stars and I never had a problem. The other advantage to living at Las Brisas is the maintenance staff. They are so polite and so thorough with their repairs, they are very quick and always clean up after themselves. The backbone of the whole operation is the manager, Tina. Tina is very considerate of all of the resident's concern because she wants to make sure that everyone has a peaceful place to live. Tina is always ready to listen to her residents and quickly solves any issues that come up to ensure that everyone has a great place to live. If you happen to see Tina tending to the lovely grounds or walking to her office, make sure to say hi because she is the friendliest manager I have ever met. Las Brisas apartments are a wonderful place to live; topnotch management, great maintenance, lovely grounds and a great neighborhood for walking your dog and who could forget the beach, a short walk or car drive away!
This apartment community seem to be fine until I moved to a different unit. I realize then that the neighbors around me who have been living in this complex for almost 10 years have been severely controlling the management team. Tina is incredibly sweet and kind and will always make you feel important. But, she will not even listen to your side if you are younger than the opposing person who may be complaining about you. Who may want to invite anyone more than two people over. I am not considered a party person, but I may lose his apartment after I invited my aunt and uncle and my sister over, but that was more than two people, and someone said they could not take a test at 10 o’clock at night on a Saturday . We may lose this apartment and we will not have any say over the matter just because another person who is older than us is living here. I truly feel this place is not where you can live because the management team will not listen to both sides of the story. Do not move here.
I lived at Las Brisas for almost three years it's a beautiful location and the grounds are well maintained. The Apartments are spacious and are in a cul-de-sac so it's very quiet and I always felt very safe there. Great neighbor's furry one's too very dog friendly. If you have any problems the manager Tina and the Las Brisas staff are great they take care of it right away.
I've lived here for 3 years at Las Brisas and LOVE living here!! I have a yard for my dog, a garage, and a quiet place to relax and enjoy the ocean breeze! I also love the fact it's a quick walk to Trader Joe's around the corner. 5 stars to this wonderful place!
Well kept grounds awesome neighborhood. overall is great community the apartment have a good SQF. But they are price higher that some other apartments around the neighborhood
