Located just across Lady Bird Lake from Downtown Austin, Zilker is one of the city’s most desirable neighborhoods. Zilker’s tranquil residential streets are complemented by walkable access to an array of shops and eateries clustered along South Lamar Boulevard and Barton Springs Road. However, Zilker is perhaps most famously regarded for its easy access to some of Austin’s best outdoor recreation at Barton Springs, Barton Creek Greenbelt, and Zilker Park.

The one thing I would do for the property is power wash where the dogs pee on things around the building. And maybe power wash around the elevators in the garage. And the wristbands are too flimsy they break.

Maintenance requests are still done in a timely manner. However there’s been issues with a lot of leaking in the garage to the point where you’re avoiding parking spots so you don’t have liquid flowing from pipes onto your car.

SO far everything has been fairly smooth. I will say the building is way less soundproof than I thought. I can hear everyone outside my apartment, anyone who is in the street below my apartment I can hear as well. I wish I was told about these things upfront. There was paint all of the floors as well when I moved in. IT showed me there had been a rushed paint job. The apartment view is amazing and I love this location but I can't even fully see the view because the windows in my bedroom are messed up from air getting in between the glass panels. and magnet told me they will not do anything about it because its not a top priority. was very sad about this considering I am paying the full amount to live here. Other than all of that the building is nice. neighbors seem good and the location really is unbeatable.
Walls are super thing, location is the best past. It’s close to everything. I feel like the apartment complex isn’t the best anymore so it depends what your priorities are

The elevator is always broken. There is no transparency about problems and it takes weeks to fix. The staircase is on the opposite end of the building from elevator. Why has this been broken for 70% of the time I have lived here? How are people with physical constraints supposed to manage? What about neighbors with strollers, or anyone bringing up groceries from the car needing to walk up 5 flights of stairs and walk into the street to go to the next stairwell managing? Also, Trash is sometimes not picked up for no reason. This place smells awful in the halls too.

The issue was reported immediately to Schindler on 02/05/25 and again on 02/07/25. We've been told they are awaiting the part to make the necessary repair. Moving into my new apartment has been a breath of fresh air! The space is perfectly sized, with ample natural light flooding through the windows. I love the modern kitchen with its sleek appliances, making cooking a joy. The building amenities are a huge plus, especially the gym and communal rooftop terrace. While unpacking is still ongoing, I already feel at home in this vibrant neighborhood, with cafes and shops just steps away. A few minor maintenance requests aside, the move-in process was smooth, and I’m excited to settle in and explore everything this new chapter has to offer.

I moved in to LU August 23rd of this year. Most everything has been much better than average from my initial move in, to maintenance issues first week totally taken care of first time around, the 24/7 Security (whom always have a treat), to the many ‘socials’ thrown by LU. My four legged fury pup loves the dog park perks! The parking garage is really great here as well. Many spaces and safe. If you are on the fence and want a fantastic location combined with a competitive $$ price - Lamar Union is a great place to make your new home.

Fell off once we got new mgmt. New community events are lame, I miss the pumpkin painting wine & sip and other events that people would actually attend. Something is always broken whether that be the elevator, garage door, front door, or construction in the street. Overall though it’s a great location and the apartments are kept up fine enough even though they’re a little dirty. I wouldn’t want to live anywhere else but pls if you see this can you do better community events like I used to attend every single one because they were so fun and now with the new mgmt I haven’t been to a single one. Thx

I just moved and while everyone in the leasing office was great, the resident website was very hard to use, shower water pressure and temp is low and not hot.
I enjoy living here. The area is awesome and I like that there’s so many restaurants to grab some food at. I also like how close to zilker park!

Living at Lamar Union Apartments has been enjoyable. The location in South Austin is convenient, with everything from coffee shops to nightlife just steps away. Enjoy the community events and the safety! They are on top of contacting people when there are problems in the building instead of hiding them. They don't try to constantly nickel and dime either, very upfront with the fees each month which is fair and lower than my last apartment. Also love that Valet trash comes everyday and gets all the trash at your door because sometimes a broken down amazon box doesn't fit.

Overall good. Location is great and maintenance does a good job. I’ve just never lived in an apartment community with so many people’s dogs peeing in elevators and lobbies. It’s not really management’s fault but I do feel like they could up enforcement of policies to make people train their dogs.

It’s very good, but LMU can be slow to fix pretty important issues. For example, the front door has been broken for several months and doesn’t lock. That combined with the over enforcement of strange rules (having security audit residents and guests at the pool) rubs me the wrong way. Also we were supposed to get new windows back in winter and even scheduled time with contractors, and it never happened without any explanation. I like the building, the people, and the employees, but things often seem disorganized and the priorities of management seem off.

VERY thin walls. I can hear my neighbors talking in my bedroom, which is honestly unacceptable for a place you pay this much rent. The building is definitely not the newest in the world either. With that said, great location.

I left my apartment in S1st due to bad management issues and only been at Lamar Union for a couple of weeks, honestly it has been a top notch experience compared to the other place. Glad to be a resident here!

The amenities are great! The gym is clean and Gaza variety of equipment. The pool has an amazing view and plenty of space and the yoga studio is always open!

Lamar Union has overall been a good experience so far. The amenities are great (pool and gym are solid) and I love how close it is to downtown. One complaint I have is that there is definitely a bug issue throughout the building. My neighbors and I have spotted cockroaches (infrequently, but still not pleasant to see in your living space), even though I keep my apartment very tidy. I’ve had pest control come a couple times and it’s helped a little. The other thing is that lobby areas/hallways need to be cleaned more frequently, as the floors get dirty fast.

The location is excellent. There are a few things that could use improvement though. For example, some hallway carpets really need to be replaced. The leasing office staff was amazing but there was a recent change in management and now there is a whole new group of people there, TBD if they are as friendly and helpful as the previous bunch.

Lamar Union is great! I am enjoying the location of this apartment complex as S Lamar is not as a busy street as some major highways. Commuting in this area is excellent! (Depends on time of day too)

I have lived at LU for 4 months now, and I cannot say that I have ever loved living somewhere more than here. This area of Austin is home. My fellow residents are amazing. I love how walkable the area is, and that it’s in my favourite part of Austin.

I have lived at Lamar Union for about 18 months. You can’t beat the location. Walking distance or scooter to restaurants, movie theaters, etc. Quiet complex. Attentive and friendly staff.

I've lived at Lamar Union for 3 years now and I am so grateful to call it home. My neighbors are kind and genuine, the office staff is always helpful and I've never been made to feel unwelcome. The rules set benefit all the residents and the common spaces are sublime. The location rocks and it just overall feels like a community not a lifeless apartment building.

This building had over 9 leaks in it due to poor construction of the sprinkler system. We were out of our apartment for over two weeks! Management failed to communicate the leaks and the repair schedule. It took over a month for the unit to be repaired. No rent was remitted and we were charged $8500 after breaking our lease. Avoid this place!

Our contractors were working on several apartment homes throughout Austin and the surrounding areas and did their best complete repairs in a timely manner and communicate updates as often as possible. We moved in earlier this year and we’ve had a great time ever since! From the community events to all of the amazing businesses literally right outside of our front door (and amazing SoLa area in general), it couldn’t have been a better fit for us. Great proximity to downtown with beautiful views all over. Our apartment is gorgeous and just right for the 3 of us (one of us being a dog). Awesome neighbors!

Lamar Union has not been properly maintained. There are leaks, water damage, bad windows, and other noticeable degradation across the entire complex. All the fixture are cheap and many have been lazily repaired. The complex has has serious issues with security, package delivery, cockroaches, noise, dog waste, and trash. You will be billed for every little thing they can think up and claim the complex is one of luxury. In reality, Lamar Union, is an overpriced dump that is covered in a nice wallpaper.
