I lived in this complex for 2 years in 2 different units, the first unit had mold issues in the A/C closet and leaking ceiling in the bathroom, all kinds of critters inside, they moved me to a different unit and had a ceiling leak in the living room and they just painted over the stain and the stain got worse so they painted it again, ants were living in the walls as well as termites, don't let the face lift of appliances and granite countertops fool you the complex is over 50 years old and full of mold my A/C vents turned black from mold. This place needs to be condemned, I spoke with all the neighbors and they all spoke about having mold, leaks and roaches in their apartments, the laundry center was full of fleas and homeless people would go in there to steal clothes and wonder around the property at night. Save your money on this ancient place if you care about your health and safety.

This complex is a whole nightmare! the management here sucks for 1, it is hard to get orders in the apartment fixed. Recently got an order I have put in since July just fixed in october, my apartment floods extremely bad due to the poor construction of the building, it took them months to care and fix my apartment. Red ants are a huge problem, you have to pay for laundry here if you dont have the in unit ones. They mainly care about the leasing office and pool. Everything here is run down or put together quickly 0/10 stars if I could.. Literally can NOT wait to move.

My son and I have had no luck with the management of this complex returning calls due to issues with the apartment. There is a phorid fly infestation and the complex is charging for complex utilities that are not part of the lease agreement. DO NOT SIGN A LEASE WITH THIS COMPLEX!!!

Management has changed 4 times in the past four years. There has been soo much inconsistency, lack of up keep on the premises, customer service, and a slow moving maintenance staff.. After the last major hurricane the place went to hell. Since we live off the lake we had major water damage in a lot of the apartments that has still not been addressed. People have mold and Pest issues. The laundry rooms are a mess. Tenants don't pick-up after their animals. Management has done nothing to address it. Maintenance does a decent job when they finally come. There are only 2 or 3 maintenance staff for the whole property so it takes 2-3weeks to get anything fixed. There are so many things wrong with this place. I could go on for months but these are some of the major issues.

The maintenance team is great here! However the leasing office staff can be extremely difficult to work with and at times more conniving than helpful at all.

This place is getting worse and worse. It sucks because it used to be so nice. Multiple appliances breaking at the same time the maintenance staff being overworked and understaffed so they can’t see to your issues. The men in the office are absolutely rude either try and brush you off or say they can’t do anything. Not happy at all.

3/5 average apartment, best thing is the amenities, price, and location, worst thing is management response time and location getting out of apartment complex.

Horrible buildings, everything breaks constantly and all you can hear is upstairs neighbors walking around. ROACHES. dogs barking constantly and mold. maintenance always knocking on your door to fix something that was ruined before you moved in. paying a fortune to live in slums.

This is a lovely place to live. I've been here almost 4 years now. Staff is always friendly and helpful. The maintenance crew always cone quickly if needed and always say good morning every day. My name is Sue Broski.

Great staff very professional and very clean community

For starters, they advertise two pools yet one of their pools has been closed for over a year and the absolutely clueless staff here at Lakeside Villas has no idea when this pool will ever be fixed (and I doubt it ever will be at this point). Secondly, when your apartment needs repairs or updates, they now provide you with a date range for when they will enter your home instead of giving you the exact date. So, if you like the thought of random workers having the ability to enter your home at anytime within a 1 to 3 week period, this is the place for you!! They somehow claim that this is reasonable notice to enter your home which is ludicrous to anyone with half brain. Newsflash!!! - 24 hours notice means giving me notice 24 hours before the actual date you are entering my home. It does NOT mean giving me 24 hours notice that you can enter my home at any point within 1 to 3 weeks. It is an invasion of privacy and shows a complete lack of respect for your tenants. Keep telling yourself that that is reasonable notice, BUT IT IS NOT TO ANYONE WHO LIVES HERE. Third, the amenities are not all they are cracked up to be. Although it has finally been fixed, the gym door was broken for months and we were unable to use the gym unless the office workers were here to let us in leaving it unusable for anyone who works a 9 to 5 job. The ab machine is broken and has been for some time and one of the treadmills is having issues as well. Additionally, they have a beach area near the lake that is horribly maintained. What used to be a nice area with lots of sand and chairs to lay out and enjoy the beautiful lake view has now turned into a rocky mess that no one wants to walk out on for fear of piercing their feet on the multitude of sharp rocks. What a shame, as this was one of the selling points for me when I originally moved here. I’m counting down the days until my lease is up. I absolutely hate it here.

Once they receive your money to reserve your apartment you no longer become a priority or concern to them. Do not blindly sign for apartment without first seeing it. Trust me it will save you lots of headaches.

LONG POST- AVOID LIVING HERE (Especially if you are moving from out of state) do yourself a favor and listen to the bad reviews. Once they have your application money they become very insincere.

Honestly I cannot wait to move out of here! At first when we moved here the previous management company kept things nice and maintenance was done by only ONE PERSON. Now with a new management, things seemed to be turning around but no. Maintenance requests are a headache, they get marked as "completed" when in fact no one shows up to your apartment and complete the request. As a result, you have to go to the lease office and explain that you need maintenance for whatever the case may be and hope that they come and fix it. The pool and gym get closed A LOT! The pool rarely gets cleaned and the chairs around the pool are dirty. Honestly, the pictures from the website look NOTHING like the actual property! Oh and the laundries are always dirty and in poor condition, and you have to pay for using the washing/dryer machines so keep in mind that laundry is not free. You get charged $10 monthly fee for packages even if you do not used this service (fetch) and they keep adding hidden fees and costs into the rent. Also, prepare yourself to park on the other side of the street where you actually live because parking is always a problem here! Not to mention that there are also U-Hauls and other vehicles taking up resident parking space, totally unacceptable. I've had to park two streets aways just because the parking in front of my building is already full.

I'm very happy living here. The staff is so great, all the neighbors are very friendly and it's a very pleasing atmosphere here all the time. The maintenance crew are very nice and always say hello each morning. There are no negatives living at Lakeside Villas. Sue B.

I love Lakeside Villas, it was my first time moving out and it was so effortless. I love the community, it is quiet and peaceful. Anytime I have a concern, it is handled almost immediately. It's a very reliable complex.

I love where I live. This new management hasn't been an easy breeze. Before management kept you update with everything and answered any email within 48 hrs.

Avoid at all costs. Once they receive a deposit they stop communicating, never return phone calls or emails. Completely dishonest and absolutely no transparency. Don't fall for the model tour - that unit may be the only one on-site that has been remodeled to that level. The office maintained for weeks they had "no idea or any inventory list of renovated units and that the JRK corporate office would not share that information with the property leasing manager and staff". Our lease had numerous errors as well, that they would not revise. So glad we did not move forward with the apartment here – if this is how this property treats tenants from the beginning it would have been an ongoing nightmare. I would give zero stars if possible.

First off, let me begin I was a resident here for two years the first year I stayed in a loft and my experience was great. The staff during that time was friendly and willing to help with any issue I had in regards to maintenance. Based upon my experience I decided to renew and move into a 1/1 at Lakeside Villas. Thats when things went downhill. The outside of the buildings were being remodeled at this time. I received a call from the office saying the crews needed to enter my apartment to inspect and replace a 2x4 in the wall, I of course gave them permission to enter and do the "small job". I came home from work approximately 36 hours later to find my door was left unlocked and my bedroom was in a state of disaster. There was plastic taped all over the walls and upper ceiling where the drywall was COMPLETELY removed exposing rotting studs and gross insulation leaving my bedroom ultimately unlivable. After several attempts to contact office staff about it and even drafting emails to the company who runs the property without response. I finally got in contact the interim property manager who got the sketchy contractors to come and somewhat finish the job. There was paint and popcorn ceiling stuck in the carpet along with dings on the walls due to the tools and equipment being brought in and out. The windows in the bedroom and dining room were also replaced and left unfinished for about 3 months covered with the same plastic and allowing rainwater to pour in during the torrential downpours that come in the summer/fall months in central Florida. This all went on without any compensation or response from the property even after several attempts. There was no sense of urgency to finish the job by the staff or workers to correct these issues which made the apartment itself smell of mildew and mold. When the lease was up I was SHOCKED to find that LAKESIDE VILLAS collected my security deposit and charged me an ADDITIONAL $57 in damages on top of it. I had explained the situation to the office manager and was told the damage was in fact my fault and I am responsible. I was charged "carpet replacement" as well as "apartment repaint" fees both of which was caused DIRECTLY from their construction crews. Even with proof as far as pictures and photographs I was still charged.

This place is a joke. I've wasted so much money living here for the price I've paid. My friend pays less for a better living space. Regret signing the lease.

I moved here because my previous apartment was raising their rent and this apartment was offering 1 bedroom units at a much cheaper price per month. This was a huge mistake! Word of advice, do not move here! The management and the team in that office does not care about you, the problems you are experiencing in your unit. All they care about is you signing on the dotted line and paying your rent on time. When I moved into my apartment the space was totally unacceptable. It was dirty, greasy and the place had hairs and dust all over the walls, floors and base boards. It was like the last tenant moved out and they didn't touch the place when I moved in. Do not become a victim of the rent trap like I did! The price is good. It's in a great area, but believe me...there are much better places to live in the University area besides this place. I am no longer living in this community. I felt better paying two times the rent to break my lease versus living one more night here. The management team (April for sure) do not care about your health, safety or personal opinions. Leave that to another apartment community.

TERRIBLE place to live. Nice customer service so you THINK they wont screw you but they will and they dont follow up on ANYTHING! Get annoyed when you call every other day because they say "they will get back to you in 48 hours" yet NEVER do. Excuses for everything. Can not give anyone the correct answer. I moved out July 20 and it is September and I am still receiving the wrong information. I just want to be done with this company.

I moved to Orlando September 2018 for a very cold State. When I got to Lakeside Villas, I saw there were renovations occurring, and the "new look" of the place was a plus for me. The Staff at the time; Melissa (Leasing Agent), Maria (Asst. Manager) and Jasmine (Property Manager). This staff combo was equivalent to the 1992 Olympics USA Basketball team - the Dream Team (as reflected by the property almost being at capacity.) Not sure what happened; however, Melissa was let go around February. 1 down... Since removing her from the roster, the company has tried out about 3 different people to replace this all-star point guard. So far, no one could fill her shoes. Jasmine, as a lessee, by far, the BEST property Manager you will ever cross paths with: Caring, Personal, Understandable, a go-getter and action filled individual. Again, she was replaced with some not-too-friendly managers, until I noticed a new one again last week (Let's see how long she will last). Finally, we're left with Maria. As it stands, I only visit the office (for whatever reason), whenever Maria is there, as I know it will get done, and not just get done, but her overall attitude makes you feel welcomed, accepted, at home, and not just a check at the end of the month....I can go on and on. Moving on from staffing, the condition of the property is not worth the rent you're paying, not forgetting to mention that you as the tenant pays for water, sewerage, garbage and pest control, which seems to be rising every month. The more water the property uses to water the flowers, the tenant pay for it. The lawn areas (very patchy lawn), you cannot walk freely there, as other tenants walk their dogs, and not caring about neighbors, leave the dog poop where ever it lands. While Jasmine was still there, she implemented a process, where the culprits will be fined $50 per offense and it started working. Again, Jasmine is no longer there, so let the dog poop reign once more. It's so bad at times, if you're on your porch, you cannot draw a deep breath, because all you smell would be dog poop. There was one instance, I was sitting looking out the window, and one of my neighbors walking his dog, dog pooped on the walkway leading to my building, he kicked it into the grass. I went outside and told him about it, he then picked it up; however, without any repercussions in place, tenants will continue the way they're going. The company JRK does not care about the renters, just $$$.

We have enjoyed living here, staff was very helpful when we wanted, especially Maria. The maintenance staff is very good. This community is peaceful and has everything that I need. I've been living here for almost 1 year and now we renewed our contract! Great place to live!

Moved in last August and was met with a great staff ! Having some understanding that they were renovating (everything looks incredible!) and enjoy the fact that the place just keeps getting better. If I ever had an issue, the staff and crew were right on it and are great at keeping the residents informed through email. If you are looking for a quiet, NICE, and pleasant experience, I highly recommend this complex. You wont be disappointed. Not being a Florida resident, it IS the Florida Experience.

My daughter lived here for two years and it was a great place to live, except for the occasional rudeness she would get from the office staff when she went there to pick up packages or ask a question. Maria was the one who helped when we got the apartment and she was great and a pleasure to deal with. I do caution you to get everything in writing, no matter what it is, so you are protected when you decide to move out. They will ignore you when you move out and then months later you will get a call from a collection agency stating you owe them money when you never received any notification by certified mail as required by the state of FL. Then they will nickel and dime you to death. If they would have handled the move out process professionally and correctly they would have received 4 stars, due to the nice renovations they are working on and the quietness of the place.

Poorly repaired holes in walls. Mold. Termites. Less than 24 hour notice on construction. Lying staff on maintence repairs. Takes 2 weeks to fix exterior lighting. Staff doesn't even notice when you walk in including management. Lied about cleaning unit before move in. Former resident.

All you have to do to see that this complex is full of crap is to go and see for yourself! The staff is rude (specifically Maria) and the amenities are run down. They try and make it seem like it’s all going to be beautiful and wonderful and the remodel is going to make everything look so nice, but it’s just spraying perfume on a dead corpse. Everything under the nice shiny paint is old and run down and falling apart. Do me a favor, if you are coming to view this property, ask to see the laundry mat. That’ll show you right there how much they care about their tenants. Then ask them why it’s in that condition. I’d love to hear what excuse they have. I could go on and on about why you shouldn’t be here, but I’d be sitting here all day. Just go see for yourself. And then never come back if you know what’s good for you. There are MANY other complexes with a much nicer community for the same price or LOWER! This place is NOT worth the money.

I had a few basic questions to get a better idea of the community and units available so that I can compare with my list of other potential rentals to make a sound decision. I spoke with the leasing agent, Jasmine, who was rude the whole time over the phone. Coughing obnoxiously after each spoken sentence and repetitively asking if I wanted to come by. She really didn't care to answer my basic questions about the condition of the property, which is STILL under construction, and other questions about the features in units and fees/deposits required to move-in, etc. Seriously, who hires these people? I will scratch this one off the list.

This place is terrible. It’s disgusting, has roach and now apparently termite issues (according to the pest guy). The apartments are put together with as much care as an ape puts into ripping off a face. I can hear my neighbors alarm in the morning and a chihuahua sounds like a husky when running on these floors to the people below. Carpets had grease stains on move in and they don’t change out carpets. That’s proven by them asking to have the carpets professionally cleaned. Maintenance issues on move in never got repaired and they were simple things like my kitchen light cover hanging from the fixture and the light not working. The heating unit was never wired and just had live wired hanging loosely and unprotected behind the wall. The sprinklers just puddle water in the grassy sand and my building had a huge hole dug next to the AC units that have live wires and flood with water when it rains. Oh so safe. The “renovations” they are doing by putting lipstick on these radiated pigs of buildings is a joke. The lipstick on the buildings don’t even match! The staff most definitely mentally deficient. The leasing manager really wanted to charge me a late fee because THEY ended my lease on a holiday and I couldn’t drop off the keys. Her response “the computer doesn’t know what days are holidays and why should I come to work on a holiday. You should have made accommodations.” Well, first off, computers do know what days are holidays so got ya there and I’m pretty sure YOU know what holidays are, don’t you? Just because you lack the capacity to adjust the date, doesn’t mean it’s my fault. Don’t move here and don’t trust these 4 star reviews.

When my fiancé and I were first looking at this place, it showed on line that the water was included in the rent. We came in and spoke to Tiffany. Tiffany insured us that the water was included in the rent and " all we have to worry about is cable and electric." And now I have a water bill. The only reason why we chose this place is because water was included! She also told us that all of the units have been remodeled in the inside, some with white appliances and some with black appliances. Nothing in my unit has been remodeled. We've also told the 5 times about our A/C unit having mold on the inside. The first time was the day we moved in and the lady that was with us said she would let the manager know and gives us a call back. We never received a call back and all they did was replace the air filter. I let them know on the paper that they gave us and in person and on their portal and nothing was done. In fact the one I put through on the portal showed as being completed the next day. I was told they were waiting for parts. Then my a/c unit totally stopped working. It wasn't until I spoke to the maintenances guys that they finally took care of pulling and cleaning the unit. Though the ducks still haven't been cleaned. Oh, and on top of all this you get charged $30 just because you have washer and dryer hook ups in the porch storage area of the apartments. It does not come with the washer and dryer and they do not have them for rent! We were also told that our first payment wouldn't be till July and then we get a 3 day notice for Junes late payment and because we didn't have it in writing, they wouldn't honor what was told to use. Their entire excuse was, oh well she doesn't work here anymore. They are doing a lot of outside remodeling, but they should check the inside before renting out the apartments. I'm starting to doubt that they even cleaned the place.

I have been living here for about three months now and have had no issues what so ever. Melissa and Maria have been nothing but help even before I was a resident here. Melissa was in constant contact with me to ensure that I had all the paperwork need and also worked with me diligently to ensure I got into the apartment in such a short timeframe. Maintenance is also very good. You just put a ticket in their resident portal and it gets fixed withing a couple days depending on the severity of the issue. The maintenance workers are very nice as well.

This apartment complex is one of the worst ones I have ever lived in. The staff is rude and impatient.

DO NOT MOVE HERE! You pay Winter Park prices for the slums! Apartments are put together with paper and spit - walls so thin you hear your neighbors whole life. In the 2 yrs I lived here the pool was closed for a month at a time (3x) due to "filter issues". This place is a complete dump! Office staff is rude, they get to your maintenance in 48hrs but the problem may or may not be fixed. If you like hearing college students party at all hours, loud music from cars driving thru, and seeing garbage puke up around the dumpsters, then this is your place! The pictures have been photo shopped - don't believe it. IT'S A SCAM!

I found the staff very helpful. The manager Jasmine was very professional and answered all my questions. I love this property and the many upgrades. The staff was very helpful and Jasmine put me at ease right away. She was warm and friendly.

Well to get started, I have an 8-month lease with this apartment. On my day of move in, the apartment was not clean. My A/C unit was not serviced or checked before I moved in. The floors were not clean. The glued on renovations show a lot of wear. The "updated" look that you see in the photos are not at all what the unit looks like. The apartment got a fresh coat of paint over everything, including power outlets. And when I went to speak to the "management" about this they were confused, saying I got one of the better one bedroom apartments. I'm positive that the matainence being done on the roofs of the buildings (due to hurricane irma) were NOT done be contracted or educated third parties. The loud large trucks will wake you up everyone day they arrive around 6 pm. Laundry rooms (for one bedroom apartments) are absolutely disgusting, I take my clothing elsewhere. The tap water is very contaminated (measured at 1.68) so a filter is required for your safety. Management: ATTITIDUES, ATTITIDUES, ATTITUDES! It's like these women drink a cup of negative energy for breakfast. They are rude and quite aggravating to speak to, I am reluctant to even call the office because of how these ladies act. I actually took this up with the corporate leaders of the company leaving messages and sending emails. They never even tried to contact me back. I have many times to be patient with them but this is a purely unpleasant bunch. And for the actual leasing company to ignore or condone their employees behavior is not worth signing the lease. I wish I knew better.

Front office staff either does not know how to help or refuses to do so.

Every apartment is like 100 years old. The leasing office is renovated, but what is really important (the apartments they are renting) are in terrible conditions. After the hurricane several structure became damaged. CUSTOMER SERVICE IS THE WORST. Just people that do not care about you and just have a happy face before signing but then after they dont care about anything (especially Maria) Please do yourself a favor and DO NOT rent in here. There are many other better options.

Extremely unprofessional. My roommate and I were set to move in October 31 and signed our lease and were ready until we got a call less than 24 hours prior to our move in date telling us we couldn't move in until a week later. This is an issue because my family member that I lived with passed away earlier in the month and he was the lease holder of my current living situation. I now have no where to go and not enough money to pay for a storage unit and my deposit for the apartment. This is ridiculous. I called corporate as well and they were of no help either, the woman that answered was actually quite rude and did not care that they had put me out of a house as well. They simply gave me two options, either accept the new move in date or cancel my application and find another apartment complex. I am very upset about the entire situation and find this whole thing appalling.

Renting can be a very vulnerable position, and unfortunately Lakeside Villas and JRK Residential America LLC has no empathy, compassion, or kindness for the tenants in their community. The miscommunication or lack of training between the Assistant Manager and her leasing agents leads to much confusion and frustration for the tenants. The inconsistency in policies and procedures leaves a feeling of mistrust. It is so disheartening to experience the lack of regard to our safety such as multiple requests for outdoor safety lighting being ignored. As the hurricane took place we were sent emails for another property offering kind words and wishes along with safety tips, in comparison to the small email actually directed towards our property stating that they were vacating the premises and we were on our own as they would do nothing to help us and would be completely unavailable. The property has a large billboard on the corner that states "Renovated Clubhouse!" which perfectly sums up the attitude about the property, they have a nice leasing office and that is the extent of their interest.

I am very satisfied with the whole process, it has been very easy and they helped me in everything.. Maria has done an excellent job and always available to respond thank you so much!!! i can't wait to move! :D

Well to start off the A/C unit needs to be upgraded because my apartment never cools past 75-76 degrees so its always hot mind you its Florida so it never really cools down here. They invested money into renewing the poolside area and the office which in my opinion that money could have gone to doing some upgrades to the units such as the A/C units and making the inside of apartment look much better specially for how expensive it is. The pool is not even included in the rent you have to pay $35 extra to get a special key to actually get the pleasure of going to the pool/Gym area which is totally ridiculous. The actual apartment looks noting like the model I did get black appliances vs white but the black cabinets look cheaply made, they did tell me that it was the same exact thing just in black and they were wrong because it honestly looks horrible. also they make you sign the lease BEFORE they show you your apartment which if you don't like it your pretty much stuck with it for however long you signed your lease for.The staff is not the best when it comes to customer service, When I go to the front office the staff definetly acknowledges me but will continue there talking and ignore me for about 2-3 minutes of me standing there mind you they are just talking to the other co-workers not even customers. Overall the apartment is VERY outdated there is no W/D, water, pest control or trash included either for how much the rent is. (They are W/D hookups in some apartments but you have to pay extra to get that feature OF COURSE)

Lakeside Villas is a very nice apartment complex for a great price. Taylor in the leasing office helped us pick out the perfect unit and was super friendly and informative! We are hoping to move in to Lakeside Villas very soon. Fingers crossed!!

I've lived here 2 years and honestly, I haven't been happy here. Grumpy staff, bugs, etc make me want to pull my hair out. BUT I am pleasent suprised. Last week as I was walking to my apartment I met a nice lady from theoffice. She approached me. Introduced herself and handed me a flyer about what's going on with the community. It was nice to talk to her and not feel like I was wasting her time. It was nice that she went out of her way to talk to me and smiled the whole time. I'm hoping this is signs of positive change to come.

When the complex tells you that you will be getting a renovated apartment with updated features, they mean it. We just moved within the complex from an un-renonvated to a renovated and its everything we hoped for. Also, the people in the leasing office were very helpful when it came to resigning a new lease. Other than that, the complex is nice and quiet even for a place that majority of its residents are college students.

Ok, for the price. Staff & maintenance folks are friendly. Close to UCF & Fullsail, low crime rate & the amenities are good with a lake view off the main swimming pool.
