Southwood begins along Old Saint Augustine Road and follows Capital Circle south to roughly Tram Road. SouthWood Golf Club is located at the center of the neighborhood. Southwood is a planned community that formed in 1999. It is home to the Florida State University School, a laboratory school sponsored by FSU. Southwood offers beautiful parks, shops and restaurants in the town center, and more than 1,000 acres of green space. The front office constantly lies about resolving issues—they make promises, schedule repairs, and then ghost you completely. Maintenance claims they’ll return to fix things and never show up. You’re forced to chase them down repeatedly, and even then, you’re ignored or fed more false assurances. Most concerning is the ongoing leak in my unit, which has now spread to the electrical panel. This is a major safety hazard, and yet there has been zero urgency from the apartment staff. I’ve reported it multiple times, and still no real action has been taken. The situation is dangerous, unlivable, and completely unacceptable. If you’re considering moving here—don’t. They do not care about tenant safety or basic maintenance responsibilities. Rent somewhere else where your health and safety will actually be taken seriously.

The experience residing here has been great. The front office makes it a habit to check on their residents. They make sure that the residents are good. Only thing I do not like is the plants placed in front of the patios. That is creating bugs to come out now.

Not the best start. Move in was below par & the stench was putrid-- the space clearly had not been cleaned or made move in ready unfortunately to everyone's surprise including the staff. No one had walked through the unit & baseboards had been destroyed amongst other things. I am hopeful for better things to come. No other units available and as they were able to correct the issues aside from the smell we really were locked into the lease. The model was stunning but we were a little duped. Hard to get in contact with the staff but we have only been here a few days. Renting a washer and dryer that isn't available for a few weeks but still paid for it-- it is being refunded but with everything else things have been a tad uneasy in our unit. Hopeful that we can adjust this experience to a few more stars.

It’s a very nice community, noise is an issue inside the apartment but that comes with most apartments. The only issue is pet waste being out of hand.

Apartments are nice sized, but neighbors above are very loud. Dog owners don’t pick up after their dogs. The maintenance guys are great! They really do a great job with the trash area.

Clean! Everything works. Community staff are very responsive and friendly. Lots of space for kids to play. The gym is also great to stay fit. Pool is also clean, not sure it is heated

I love it here. It’s a mostly quiet community. The only issue I have is with pet owners not cleaning up after their pets, I have to be vigilant when walking to make sure I don’t step in poo.

I have enjoyed living in this apartment, but I wanted to share some feedback for the leasing office regarding the shared areas, particularly the stairs and corridors outside the apartments. These areas often have a lot of spider webs and dirt, which can be unpleasant and affect the overall living experience. I believe regular cleaning or even using a blower to maintain these spaces would make a big difference. A little more attention to this would be greatly appreciated and would reflect the high standards residents expect. Thank you for considering this!

I like the area but the home is not built well. The floors are terrible and peeling. Really bad construction, even for a rental. The gym is nice. The pool was not kept as clean after the new management company took over.

When issues arise, they are handled quickly from the staff. Love layout and part of town it is in. neighbors are friendly. Construction is so good that we never hear our neighbors connected by wall. We love it here.

Overall I am happy with my apartment community. Other than the price. Management is really good at addressing any issues you take to them. I am not much of an apartment person, as I have lived in houses for over 30yrs. I have neighbors over me that are very loud over my head every day (stomping, running, dropping heavy objects. If I didn't have this happening, I would probably stay here longer, but me and my families rest is continuedly being interrupted by the noise. I even have been having headaches from the noise over my head.

Community is great except for the loud music my neighbors be playing on a daily basis and management will not do anything about it after multiple times of reporting the issue,

My experience at Lakeside has been great. However, there is no incentive for residence and the price of rent is increasing. I don’t believe RAM Partners understand the demographics here in Florida compared to Georgia. Trying to operate this location the same as Atlanta will be very challenging, there will see a decline in residences moving in, you will have to change the requirements to move in, no one will be able to afford the rent and the property value will go down. If you think it’s a joke just look at your sister property Grove Park. I’m stayed at both properties, never late with rent, a perfect resident, and worked at Grove Park. So having a perspective from both sides, I believe that more incentive can be offered . Whether it’s one or two months free for new residents, your rent doesn’t increase if you sign a 13 or 15 month lease renewal, and do not have residents pay those additional fees (internet, trash, rental insurance & pest)that were originally included in the rent.

I have been here for about 4 months. The apartments are brand new and beautiful. And large too. The largest floor plans in Tallahassee. But, you can hear the neighbors above. I think that is every apartment community in Tallahassee though. There is no insulation between me and above neighbor. I can even hear them talking. I had to purchase fans to curb the noise. If you don't mind hearing the neighbors above, and want a larger than normal apartment, then I recommend this community!
