Property Ratings at Lakeline Parmer Lane
Do not live here. I stayed here for a year, until avita management took over, it was great. Sure had some issues but you had freedom. Once they took over it was a nightmare. I got shocked on the property and they brushed it under the rug like nothing happened. They have live exposed wiring all around the complex. For your safety and your families avoid this place
This place keeps selling and it is absolutely going downhill in healthy living (trash and rats) , lack of any calls and maintenance help, over-priced by far to great deals all around Austin and just plain disrespectful neighbors partying all through the night. The latest Management team is worst than even the last, sassy, talking back, non-responsive and seem to think the front office is a new happy hour party place while not answering phone nor taking care of work orders.
Save yourself the trouble and do NOT move here. Lakeline Parmer Lane does not value the safety and well-being of its residents. I’m February 2021, my first floor apartment flooded due to a sink leaking from the third floor apartment above me. I had 1-2 inches of standing water throughout my kitchen, living room, bathroom, and bedroom. Repairs for this took over SIX MONTHS and the work completed was inadequate and incomplete. There are still pieces of baseboards missing throughout my home, as well as unsealed areas in the walls, which has allowed venomous pests and other insects into my home. I have had pest treatment completed in my apartment several times, but obviously the treatment is insufficient because I still get pests. I keep my apartment clean but I have had at least eight live scorpions in my home in the 2 years I have lived here, as well as a giant venomous red-headed centipede, fruit fly infestations, and countless other small insects. This is a huge safety concern for myself, my boyfriend, and my pets. I put in a work order with photos showing the areas of my home that are not properly sealed and allowing pests inside. It took numerous calls, emails, and visits to the office until a maintenance worker came THREE WEEKS LATER. He finally came the day I threatened the leasing office that I would take further action since they were not upholding their end of the lease. And he did not even fix all of the unsealed areas. The office said there was only one maintenance worker. How could there only be one maintenance worker for a community with ~20 buildings? When I spoke with the community manager, Angelica, she was completely apathetic to my situation. When I asked if I could move to a different unit due to the pest situation, she said that I would have to pay the current rent price since it would be a new lease. Rent has gone up significantly since I moved in a little less than 2 years ago, so having to pay the current rent price would mean an increase of $400/month. Oh, but Angelica said she would waive the relocation fee of $500. In terms of the community, it is not well-maintained. The gates are always open (because they are broken), the dumpster and pet waste trash cans are usually overflowing, and community amenities are broken, dirty, and unusable. My trash is frequently not picked up by the valet service which costs $25/month. Recently I put my trash out to be collected and it was not taken, so an animal ripped it open overnight and fruit
ZERO STARS! This message is for the regional manager and owners of this property. It clearly shows you do not care for your residents and community. How can a property with so many units have only one service worker? How come every month there is a new leasing agent? I am shocked that the property manager is still around. There is garbage in the pool, in the grass, everywhere. Nothing gets done here. The ball is in the court of the owners and management to get this property back into satisfactory condition. I can’t wait for that day I put this place in my rear view mirror.
Lovin' it. Great place to live and wake up to every morning. It is very spacious and comfy. Staff are very nice and attentive.
Although slightly outside of Austin proper, this apartment is in a good location near a lot of convenient places. A mile from an HEB Plus, Alamo Drafthouse Lakeline, and the Lakeline Metro station. It sits right behind Shipley Donuts and a gas station that tends to have cheaper prices. The management staff are friendly and communicate well. The property is kept clean. The laundry facilities could use some TLC (at least one machine is always broken, and you never know when you're going to be the one who discovers it). Overall, this apartment complex is a safe and comfortable place to live.
We were looking for a ground floor, 2 bedroom, with an attached garage, and in unit laundry, that also allowed large dogs (60 pounds). This is the first complex we looked at and they had everything we needed and required. The few times we've needed assistance, they were right there...same day. The staff is friendly, knowledgeable, professional, and I would highly recommend Riverton to anyone looking for a new apartment home.
