The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Lake Shore Apartments
I have lived here for nearly 4 years. This place was so amazing when Bill and Marjean ran things, they actively cared and were easy to get a hold of when we needed to. You could even find Bill walking around picking up litter any day of the week. They really cared! Unfortunately they both retired in 2020, and now the place is run by Hubble-or Indigo- but it's the same hubble staff according to the emails. While having apps and online lease signing is needed since last year, it takes away the idea that anyone cares about those of us who pay to live here. Especially because the office only works "business hours" and refuses to help outside of those hours. The units themselves are nice and clean, although idk how well things are being maintained with new management. (Our carpet has clearly been beat up and even had a large patch replaced-with the wrong color on the day we moved in as we got to see it for the first time-and they didn't replace it.) The neighbors who moved in above us a month later (into the unit we were told we would be moving into, only to have it suddenly switched at the last second) have been massively disruptive and obnoxious almost everyday since June. I have complained multiple times and was told they "can't" do anything and that all I can do is call the police. This feels wholly unfair and as if management is willfully neglectful of tenets violating the lease with loud obnoxious parties, guests, and disregard for others in the building because it isn't when they are here to see it.
Hubbell is the worst thing to happen to Lakeshore. They’ve completely destroyed the best apartment complex in Ankeny. I lived here for many years and loved it, but will not continue. Under old management your rent included free DirecTV, free 100mbps internet, and free water/sewer/trash. Hubbell now charges you for everything in addition to their high rent. They’ve clearly also cheaped on cleaning, landscaping, and snow removal. The lobby consistently stinks and is dirty, the grass/bushes/rocks aren’t maintained, and lastly snow removal is minimum and delayed (sidewalks shoveled width of shovel, night after snowfall). The apartments are nice, don’t get me wrong, but now nothing makes Lakeshore special from the rest. Do yourself a favor and invest your rent elsewhere, not associated to Hubbell.
Since Hubbell took over the monthly costs have gone up at least $100 a month, along with the removal of the included TV. Don't expect more than a day's notice for them having to enter your apartment (even if they require you to move all your furniture). If you have a problem don't expect a speedy reply from management (or one at all). Since they took over we have gotten near-monthly reminders that anything and everything that is broken or damaged will be charged to you along with a comprehensive list of everything and its cost. Overall the price is not worth it and even if it was affordable I would still not recommend it due to the management. The one plus side is that for paying significantly more per month you can get an ice cream cone every few months. Note that the one star is the minimum, if I could this would have gotten zero stars.
I’ve lived here with prior management and now the new management (Hubbell). The difference between the two is night and day. The new management on average, in my experience, between 4-7 days to respond to a maintenance request. Even if it is a furnace not functioning in the middle of January. The units themselves are very nice, but not worth the headaches management will give you. Run from any Hubbell managed property and save yourself the time and frustration.
The management is wonderful and very kind and the unit itself is very spacious! They neighbors are all very quiet and kind. The dog walks are very nice and both gyms are excellent. Definitely worth checking out!
I lived in Lakeshore 1 for a year and a half. It was a great property and location. Bill and Marjean were WONDERFUL to work with. They have great facilities and amenities(workout rooms, party rooms, pool, etc.) The Wifi and DirectTv are included.
So my wife and I relocated to Ankeny from Dubuque. We fell in love with this place almost immediately. Then life happened as it almost always does and our needs changed. This is when Marjean jumped into action she’s great, she found us a two bedroom on the property even in the same building. Super easy to work with and the maintenance guys get things fixed super quickly!
I lived at the Lakeshore 1 property since it opened in the Summer of 2015. I was always impressed with how clean the facility was kept. Management is friendly and responsive to all requests. Extra benefits include an excellent fitness room, a large community room, a pool, and a basketball court. My apartment overlooked the lake, and I enjoyed frequent walks on the path along the lake. If I were to ever move back to the Ankeny area, I would definitely choose Lakeshore Apartments again.
The management company cares about the tenants and was very responsive to any concern. The facility was always clean. If I moved back to Iowa this would be an apartment complex I would rent. Percy
My husband and I have lived in the Lakeshore (what was Wanda Manor at the time) apartments for three years next month. We have purchased our first home together, so we're both excited to move and a little sad that we will no longer be living here. To my recollection, we've never had an issue greater than the washer or dryer being down. There is a maintenance number you call and they'll put a sign up and fix it asap. The management was wonderful and even congratulated us on our purchase. I highly recommend these apartments to anyone that is moving to the area or wants a new apartment. :) Thank you Lakeshore!
I lived in Lake Shore Apartments 2 for a year. The facilities, buildings and parking lot were always clean and taken care of. Management was amazing! They were very quick to fix any issues with appliances and were extremely flexible with my move out date. They really made the experience at the complex top notch. Thank you.
I lived here almost 3 years and was extremely happy with the apartment and management. I would still be living there except I had the chance to buy a house .I would highly recommend this place. I loved it!
We had to find a place in less than a week and ended up choosing Lake Shore for a few reasons. First of all, the staff was very easy to get ahold of and easy to work with on our time. The move in process was quick and painless which is exactly what we needed. We really enjoy the phenomenal lake view and the sufficient workout center. If you are looking for an apartment in Ankeny this is the place to go.
I've lived in the Lakeshore apartments for about 2 years now! Before moving in over a year ago they showed me all of my options that were available. The staff is friendly and very helpful! They are also very accessible and accommodating! I love all of the amenities that come with the apartment! The complex has two gyms and two pools you are able to use! They also have 2 media rooms/social rooms that you can use as well! The apartment itself is amazing! Apartments have in unit washer and dryer, walk in closets in all bedrooms, granite top counters, balconies for grilling, dog park for pets, spacious living room and kitchen. I would highly recommend living in these apartments! They are right off the interstate with a gas station near by and now Grumpy Goat Tavern is walking distance from the apartments!
I have absolutely loved living at Lake Shore! I have been living here for 3 years and have yet to have a problem. Anytime I need help with something they respond the same day! Maintenance comes within a short time of sending in my request. Lastly, I have LOVED the exercise equipment. It has been so nice to be able to get everything I want from a gym right there in my apartments gym! Living here is great.
Lake Shore has been my home for about 2.5 years. It has been a wonderful living experience! The building is full of nice people and the amenities are great. It's extremely nice to have access to two separate fitness centers and two separate lounges. The staff is very friendly and always accommodating if I ever need anything. The living experience should get even better once the roof top patio bar opens out front. I 100% recommend living here!
I've lived in Lakeshore since the first building opened about 2.5 years ago and I absolutely love it! There is a reason I've stayed so long- they definitely know how to run a professional and resident/customer focused operation. This is the longest I've ever stayed at any apartment or with any property management- I've stayed because of the positive experiences I've had. I've literately had the best experience living here with virtually zero issues. The small things I have needed assistance with or talked to them about- they corrected immediately and made things right for me. Whether that meant sending a maintenance person asap (even though I've only had minor things needed) or crediting my rent. The fire alarm has literately gone off only once since I've lived here- that is amazing considering I've lived here for so long. I've lived other places where it goes off at least every month or a few times a year. BBK property management is by far the absolute best property management I've ever experienced and I've lived in numerous apartments (6 at least). This place is top notch! Everything from the amenities, beautiful finishes/design, residents, and management makes living here an amazing experience. I highly recommend if you're in the market- the location is great if you commute to Des Moines or Ames.
Lakeshore is a brand new complex. Just what Ankeny needs. Apartment living that gives you the feeling of owning your own condo. Amenities are top notch. Huge fitness center, pool, social area. On site management is very helpful. Reacts to your needs with a high sense of urgency. Wonderful view from my balcony. I highly recommend living here if you are looking to relocate. Rich K.
We moved in the last week of September. We have a very spacious apartment with a huge master bedroom suite of a very large walk-in closet that doubles as our two cats' room that houses all their needs as well as beds and a very tall tower. The full master bathroom has two sinks in a very lengthy vanity counter. The bedroom has a queen bed, bedside tables, dresser and chest with ample room for a computer desk and large massage chair. A spacious second bedroom/office with walk-in closet. Second or main full bath outside the bedroom. Bedrooms each have very large windows with room darkening shades. Very spacious great room which accommodates our sofa, loveseat and chair, very long and modern audio/video cabinet and rectangular dining room table for six. Entryway coat closet. Spacious pantry, phenomenal open kitchen with impressive stainless steel appliances, spacious cabinets and very large sink. Beautifully-chosen granite countertops and bar with stools overlooking sink. Huge plus are multi-speed ceiling fans in bedrooms and living area. Love the visible silver, round urban-look air ducts that are visible in bedrooms, closets and great room. Awesome separate washer & dryer behind double doors. Spacious deck with room for our large gas grill and sides as well as two-person swing; supplied vertical blinds. DirecTV & wifi among many amenities included in our apartment that we love coming home to. Security doors and outside intercom system with direct access to our cellphones. After a month, we called our cellphone service provider to significantly lower our data useage plan for our iPhones due to included wifi. We rent a garage for our newer of two cars and an outside storage unit on opposite side of garages. The owners thought of everything and more. The staff is very accessible and accommodating. We simply cannot say enough about this new complex. We hit the jackpot. Our timing in seeking an apartment could not have been more timely and lucky. We had a birthday party in November. Our friends were very impressed! We certainly have been! This is second to none!
Granite counter tops, stainless steal appliances, and an open floor plan are wonderful. My husband and I live in a one bedroom and it's the size of a two bedroom. Our walk-in closet was able to not only hold my clothing, handbags, accessories, but half of the closet serves as my husband's home office. It's a quiet place as well, we never hear our neighbors, who are early twenty-somethings. The price you pay for the amenities (pool, gym, DIRECTV, dog run, basketball court, water) is a steal. The common areas are well maintained. We couldn't ask for more.
