Staff at the leasing office seem like they do not care about the resident and do not communicate well. The pools are not well maintained. Had a leak in my roof for 9 months before it was fixed. I have horrible dry wall stains and cracks from all the leaks that have not been repaired. Maintenance is okay, but very frequently take weeks to fix issues or they do not fix the issue the first time. Ramone from maintenance is good

The staff is very pleasant, responsive, and professional. These apartments are a very good value. Nice location close to the mountains offering many views, and close to 101 yet far enough that there is no highway noise. The community is quiet and residents are friendly.

I have lived at Kota North Scottsdale for over 17 years. It is a great place to live, beautiful location, excellent maintenance and office staff. Many of my neighbors have also lived here for a long time. It is a wonderful community.

It has been very disappointing to be stiff armed when we are trying to do the right thing. Adding late charges when asking questions reaching out multiple time but not response until a late charge can be added on. The increase changes being added without answering questions and without responding is poor customer service. No wonder staff keeps leaving and we talk to a new person very few weeks. Let alone come ready to move into a place that wasn’t even ready (not cleaned, no door handles, missing hook ups, etc)

Being a senior citizen I am always concerned about the safety and security of my surroundings whether it's daytime or late at night. The parking lot areas and outside entrances are well lighted, free of clutter and excellently maintained. I have always felt secured and comfortable here at all hours of the day. The maintenance department has always given me prompt, excellent service with any interior problems or repairs that I need. The Leasing staff and all employees are courteous, professional and are always willing to assist me with my questions and needs.

This apartment complex is aesthetically pleasing, but the front office and maintenance department are so poor and low quality that I wouldnt recommend anyone live here. I would rather stay at an ugly place that isnt updated but have a strong front office and a maintenance team that does the job right the first time. Not after 3-7 phone calls and visits. Also their emergency service phone line, no one answers it even when it is 90 degrees in your apartment. They will come out and feel hot air blowing and say no this ac is working at least 5-10x before they call an expert.

I am especially pleased with the overall sense of safety and security. That is apparently not the case in some other communities. Also,the many residents I have met and befriended are very pleasant, kind and generous. We are all just hoping that the rent does not increase.

Kota is very pet friendly. The amenities are superb and the management excels at communicating with the residents. The apartments are modern with nice upgrades. What I like most about Kota are its residents. They are friendly, helpful, and look out for one other. It's like one big, happy family. Love it!

Office is unhelpful and does not want to help when residents need support such as when someone parks in the wrong spot, your AC wont work, or just when you cant find a mailbox. They just want to take your money!

We signed a contract for a specific unit a couple weeks ago and paid a deposit with cashiers check. After Kota cashed the check, they came back to say that the unit was no longer available and they offered a different unit. We made an immediate decision on the unit because we liked that particular unit, and did not want another unit. So we decided to look for another complex and ask for our money back. Well guess what? Kota decided since they breached the contract for our specific unit, that they would charge us $50. When you agree to buy something and you (essentially) pay for it, you should not get charged for not wanting to get something of lesser quality. Shame on Kota. Be wary and make sure the unit you sign a contract for is actually available.

The apartment complex itself is nice and its faculties are too. The front office and maintenance have been way below average since day one of the move in. 1000s of dollars of mistakes added on to rent. Poor communication through the whole move in process. Got letters in the mail saying I didnt have renters insurance even though I turned in proof 2 months prior. Absolutely disorganized in front office...which is what every recent review has said online since Avenue 5 has taken over. But apartment is nice.

With so many rental options in Scottsdale, my showing here was the most influential. Received a full tour of the grounds and unit - greatly appreciated and first time I was shown in excess the unit, which overall made my decision to lease here. I would suggest looking elsewhere if you have a pet. They dont understand that dogs bark from time to time and will ask you to go to extreme! Save your money this place sucks!!

The move in experience was smooth. I moved from out of state and had only a 5 minute face to face to pick up keys with almost all documents and signing completed prior to arriving in Arizona.

I moved in in March of this year (it is now August). I have made service requests numerous times a month for different things. I had to make 5 service requests and get very rude with the complex about my AC not working. It was constantly 84 degrees in my apartment yet they said nothing was wrong. I was told that because of this my last 2 electric bills would be taken off my rent, they never called or emailed me back after numerous attempts. Finally they got the clue that it wasn't working and got a new AC unit put in. During all this I had made 2 service requests because the fan/light in the living room has never worked. It was looked at once and they said they weren't sure why it wasn't working. End of conversation there. Now, I have made my second maintenance request because my shower doesn't get above a lukewarm temperature. They came in a week ago and said they "turned up the temperature" for the shower. Not what I had asked. After taking cold showers for a week I am wondering if I will have to get rude again. I'm a 25 yr old woman and do not like having strangers in my apartment, so having to make these requests month after month has been extremely annoying and I know I will not be renewing my lease. And I'm not even half way done with my current lease. The apartments are cute, but they come at a major price. The windows are single pane. My bedroom never gets chilly, even with two blackout curtains. I resorted to putting car windshield covers up over my windows to help insulate. There are also a lot of fees they do not tell you about. I signed at one number and i pay nearly $120 more than that because of fees. Every neighbor I have talked to is either not renewing, has a 6 month or less lease, or are only there because a house is getting renovated etc. This is not the place to really call home. I can't wait until my lease is up.

I have had multiple negative experiences with the management (Avenue 5) at this apartment complex. The location is great and the apartment itself is decent, but renting at this apartment complex is honestly not worth it with the terrible management. Avneue 5 does not try to get issues resolved with Conservice, the third party company that sends us an e-mail with the rent payment due each month. Proper communication with Conservice is vital to good managment, but unfortunately this is not happening with Avenue 5. Other issues we have had include office employees that are not able to answer financial questions, an unclean apartment before moving in, and telling office staff numerous times issues we are having, but never having them resolved. I see multiple reviews where the property manager replies stating they are sorry to these people who are writing negative reviews, but they are not really sorry if they never change.

Kota does not respond to any requests. They people that work in the office are useless. I have been told multiple times there is nothing we can do, we have no authority. This complex is older and needs a lot of maintenance and the company in charge does not want to spend a dime. I have had a living room ceiling become saturated with water from a roof leak and the ceiling was on the verge of falling in. It took them 4 weeks to address it only after I threatened to sue them, hold back rent and call local TV. I also had my AC unit stop working twice in summer in Phoenix. NO response again until I threatened to sue them. They did not offer a hotel or a different unit - office person said can not help. I got a small portable AC unit after waiting an entire day with no AC that only cooled 1 room of a 3 room apt. Then I was told to wait for the contractor - took 2 days to wait. They refused to just call a local AC company. STAY AWAY from here!

I have no idea how this got a 5 star rating, that is a straight up lie. I started living here when Mark Taylor was the management company. Since Avenue 5 took over it has been a horrible experience. They are totally overpriced for what you get, the management company will not help you for anything (or answer the phone), their customer service blows. They might seem nice upon a tour, but once you are leasing they will screw you over. Avoid.

Don't listen to that year old review saying everything is great and maintenance "gets it done right the first time." It's a clear lie, and several fellow residents chuckle about that regularly. What a complete lie! You are not a resident, just a replaceable unit #. You will be be let down the second you need something. The only value for the money is the surrounding preserve. Listen to the critical reviews they DON'T COME FROM NOWHERE and it's not an isolated incident of a few, it's the general consensus except for those that haven't learned yet.

I moved in while the community was managed by Mark Taylor and with them, I had never had a problem. As soon as Avenue 5 took over, things went downhill. First off, they had issues with their billing system for almost 2 months. I had to pay by check on short notice. Now as a millennial I didn't actually have a checkbook when they informed me of the need. This cost me as I had to get a certified check mailed express in order to cover the cost. I later encountered small maintenance needs a short time later--a light was out and the stopping mechanism on my pantry door broke. It took multiple requests to have these fixed. Some of my requests were even labeled "complete" even though no work had been done. When someone finally made it to me, I told them about the multiple attempts. He claimed that someone had tried to come to the apartment earlier that morning but it was locked. Well I had been home that entire day and no one came to my door. Moreover, if they did come and couldn't get in, they still shouldn't have marked my order as complete when it was still not done! I was irked to say the least. But the icing on the cake that will ensure I would never ever stay at a community of theirs again occurred AFTER I moved out. 2 MONTHS after having moved out, I received an e-mail threatening to take me to collections for a past due balance I had never been informed of. I had kept an eye on the online portal while I had access and made sure to be on the look out for communications of any kind just in case. But no. No e-mails, no letters to the forwarding address I left, no phone calls. Nothing. Then suddenly I have 1 week to get a check to them after I moved out of state or risk going to collections? This meant yet ANOTHER certified check by express mail because of lack of notice or communication. Unacceptable! I even called to find out what was going on and the person who answered had no explanation for me. Aside from seeing the balance, she couldn't even tell whether or not it was already in collections or not! It was ridiculous. I e-mailed the manager letting them know about what had happened hoping for any sort of explanation or at least acknowledgement of the situation and I get NOTHING. I called to make sure they received my check and have since heard nothing. Not even from management who refuses to acknowledge the purely awful customer experience they put me through.

If I could give this place 0 stars I would. At first glance it seems like a really nice place to live with a desirable location and plenty of amenities to keep even the fussiest person happy. However, after an extended period of time here the problems continue to surface. First and most importantly, in my opinion, is the fact that the management company here leases units to a corporate entity, Meridian, which in turn posts the units on a 3rd party website such as Airbnb.com. What this means is, half the people here are treating this lovely area as a motel, a vacation spot if you will and neither care nor have respect of the families who actually make their lives here. From day to day, we don’t know who is coming and going from the units across from us and who might be a danger to our family. These vacationers care not for the property either and often leave it strewn with trash and damaged. Second, the staff in the office is atrocious. They are snooty and unfriendly. They are never able to answer questions in person and they don’t respond to emails or calls. Third, the maintenance staff is slow and incompetent with the inability to even fix minor issues such as replacing blinds properly or keeping the fitness equipment in good repair. Add these things in with high rent and hidden fees you will find yourself wondering “why did I ever sign this lease agreement?” just like I am now. Move on, you can definitely find something better.

Imagine my surprise when reading the features of "Kota" listed here, to discover they have "energy-efficient windows." How's that single-pane wind blowing through the cracks EXACTLY equate to "energy efficient?" I just called and left a message for the leasing office, asking to speak with the manager specifically, because IF they'd install REAL energy-efficient windows in my existing unit, I might not have to live another summer with $200 energy bills (when I'm not home 12 hours a day). Lack of energy-efficient windows is precisely why I am looking elsewhere vs renewing my lease here. I love my floor plan, my location, the complex location, looking at the McDowells every morning from my patio, living room or dining room windows -- but I'm not putting up with the horrific power bills one more summer. If something actually comes from my phone call or this post, I'll update.

The employees at this location are unprofessional, rude, disorganized, and lack customer service and attention to detail. I have never dealt with a company that lacks so many qualities that are needed in this industry. Working in customer service myself, I can have patience but also know what to expect in return, and if I talked to one of my guests the way that Megan (the AGM) has talked to me, I'd be out of a job. I am very over communicative and in an email I sent to them, saying I got information 'per Alyson', Megan flipped out on me saying I was harassing her girls. I work with contracts and know to state where I get information from so it doesn't come back to bite me. Basically, watch out for Megan, she was super nice when I first met her, and she'll be your best friend to reel you in, but then sneak up behind you and blame you for all your troubles. FYI, if you like to look at your utility bill, I went in a few weeks ago to get the details of my utility bill and apparently that doesn't exist. So when I go to pay rent, it gives me the amount for rent, and then a random number which can be assumed utilities. I like to look at an itemized list to ensure there are no mistakes, well that's not going to happen I guess...even though I was given If your set on this place, which it is a beautiful location, just take notice on how long you have to stand in the office before you get noticed - that will give you a small idea on what it'll be like living at Dakota...I mean Kota (insert eyeroll emoji here) P.S. don't let the alarms on the doors fool you, you'll still be waiting to get noticed.

Looking for a high cost, low quality management staff looking to cut amenities, quit landscaping, close pools, and make paying rent (and all those new hidden fees!) a hassle? Then Avenue5 is the answer! We have lived in this complex for over a year and were planning many more before Avenue5 took over and hiked prices and pushed service aside. Before signing a lease here, talk to ANY of the current residents. Staff have quit answering the phone for current residents and group meetings with management to discuss ongoing concerns are dismissed. Avenue5 has polished the surface, so make sure to tour areas that the staff doesn't take you. Check out any of the pool areas besides the one at the leasing office (if they are open, half the time they are closed due to poor water quality). Open the grills and check cleanliness and try to start them up, check the status of the water filters at the water fountains, feel the hot tub temperatures, look for soap or paper towels in the bathrooms. The surface may look nice, but NOTHING is maintained beyond that.

New ownership ejected the Mark Taylor management company which did a GREAT job. Now we have Avenue 5. It is terrible. The computerized rent payment system doesn't work. All our Amazon packages are getting lost because we no longer have the Amazon locker and THERE ARE DUPLICATE APARTMENT NUMBERS HERE. If your apartment is 1234 there is another with the exact same number. They are known by residents as the "north" and "south" apartments but there is NO ONSITE SIGNAGE to guide delivery people. Residents are yelling at each other over lost packages. Avenue 5 seems powerless to fix these things. After 1-1/2 years here I am suddenly realizing that a poor management company can ruin what was a great place to live, but is no longer.
