Property Ratings at Kirkwood Place
I contacted this property for information to prepare for a relocation to Greensboro. I found the manager I spoke with to be very professional, knowledgeable, and patient with my multiple questions, and even went and took a video of an available unit for me, which was immaculate and clearly well taken care of. It was very obvious that the manager genuinely wanted to help me, loves the property at Kirkwood, and loves her job. This was by far one of the best customer service experiences I have had in a long time.
I am writing this review as a serious warning to anyone considering renting at Kirkwood Place Apartments. My experience here has been nothing short of a disaster, marked by property damage, persistent health hazards, and a complete lack of adequate maintenance for critical living systems. Since moving in, my apartment has had a severe issue with windows that leak every single time it rains. This isn't a minor issue; the water intrusion is significant and has led to devastating financial loss. My $7,500 computer was completely destroyed due to the water damage from the leaks, an issue that should not happen in a properly maintained building. The constant moisture has created a more dangerous problem: black mold. It is growing throughout my apartment, and despite my continuous efforts to clean it, it always returns because the root cause—the leaks—is never addressed. Living with black mold is a serious health risk that no tenant should be forced to endure. To make matters worse, the air conditioning has failed on two separate occasions. The most recent failure resulted in a critical emergency. The temperature inside my apartment became dangerously high, and my registered service dog suffered from severe heat exhaustion. This required an emergency veterinary visit that cost me approximately $1,400. This situation was not only expensive and emotionally distressing but was entirely preventable had the HVAC systems been properly maintained. I am tired, frustrated, and financially strained from the constant problems in this apartment. The management has failed to provide a safe and habitable living environment. I am counting down the days until my lease expires in February 2026 so I can leave and never look back. Please learn from my mistake. Save your money, protect your health, and spare yourself the immense stress. Do not move to Kirkwood Place Apartments. I have also talked with my neighbors and they are having similar issues with water leakage and black mold.

Under Nicoles new management, life living here has drastically improved. She listens to the residents and hears us out, and the list of positive changes within months has been endless. I feel much safer, secured and valued!! Whenever a problem arises, it is quickly fixed, and communication is top tier. I can’t say enough good things. I highly recommend this complex and am happy to say I’m a resident. Thank you to Nicole and Heather for everything!!

I visited here with a friend who lives here because I’m apartment searching and reviewing. The elevator and walkway was dirty and it smells really awful. He said it was affordable so i wanted to see inside, however i see why it’s priced the way it is. Ultimately i will not be inquiring about living here. Maybe it’s better on the day to day basis but it didn’t look like a luxury apartment to me.
I LITERALLY HAVE A ISSUE EVERY WEEK NO EXAGGERATION!! Gnats, bugs, filled with dogs n dog poop, loud workout place at bottom i could go on for days!!
We've been enjoying living at Kirkwood Place literally as soon as we moved in. The property manager Nicole was/is very helpful and the move in was a breeze. The building is super secure and modern, and the location next to Target is convenient as heck. There are a slew of businesses off Lawndale and Battleground that are readily accessible. We don't regret choosing to live here at all. A++
