Boise, also known as Boise-Eliot, is a popular up-and-coming neighborhood with a unique culture unrivaled anywhere else. Rich history and modern improvements come together in Boise, where historic brick buildings and new high-rise apartments stand side by side along tree-lined streets.
Located just east of the Willamette River, Boise is at the heart of the increasingly hip and urban North Portland area. Boise’s main commercial thoroughfares are North Mississippi Avenue and North Williams Avenue, which are both lined with independent shops, tasty eateries, and exciting nightlife options. Boise also serves as the perfect location for someone wanting to settle down into a vibrant community near Downtown Portland, which is just a short metro ride or drive down I-5 away.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Kiln
The property management company, JLE Properties consistently assumes a callous, deceitful, irresponsible, rigid and often outright-hostile posture with its tenants. Especially the property manager herself and especially in instances when a tenant reports or complains of: building and apartment malfunctions, lack of community patio upkeep, on-site crime, safety hazards, broken elevators, etc. Lots of building malfunctions occur pretty regularly. Report any of these things to the property manager and the tenant will likely either get no response or will receive a response from her denying any responsibility for the problem — or even that there IS a problem — followed by a curt, retaliatory “offer” to move out if you don’t like living here — rather than engaging in receptive, courteous, constructive and professional conversation to solve the problem. This is the refrain I and many others experience and talk about with one another regularly. The tenants have by and large been perfectly nice folks, and yet I hear people talk all the time about how it just FEELS unfriendly living here, especially if you need something addressed. Just as another reviewer said: I, too, regret every cent spent living here. You’ve been warned.
Every year your rent increases 9%. The oven does not work and they deny it so won’t fix it. The dryer takes 3.5 hours to dry a load of clothes and they won’t fix it. The boards on the building fly off during wind and they won’t fix it. If you have any complaint it is met with an offer to move out. I regret every penny spent.
I moved to this building because I loved the location, real hardwood floors, and tall ceilings. However, the passive home design does not keep your apartment cool in the summer (if its 90 outside its maybe 88 in your apartment) and the electric dryers do not actual dry your clothes. The property manager is extremely rude and does not return phone calls or emails, and you can say goodbye to getting your deposit back.
