Kapilina is a Very safe and Beautiful place to Call Home. From the front gate to the beaches everything is well kept and beautiful. The Staff from the leasing office to the maintenance are all so kind.
Great employee relationships ( leasing office, maintenance team, etc) with us as community members. Utility charges seem out of alignment for many of the residents. We had a plumbing issue at our unit. The maintenance team was great and quick to respond. They elevated the issue for a more long term solution. No follow up from corporate level.
I have lived on property for 15 years! Maintenance, office staff all are friendly, and efficient! No major concerns about living here. It’s safe with lots to do here.
Since I came here, 2 years ago, the situation get worster. Only few family cares about the community. A lot of peopole dont respect the rules and the managment doesnt take care.

Finding a home and moving into Kapilina was very smooth and easy to do. We felt like our application and time was handled as a priority, and it was very quick and easy to sign a lease. If needing to move quickly and easy, Kapilina is a great choice. The community has a strong bond and the amenities are great!

Well…For as old as this whole community is, it is holding up very well. I like the attention and care that is being shown to this whole property. Management and staff takes good care of this property. Everyone seems to show a lot of respect to this property. I also like the idea of having “D’lish” on the property. The location is perfect, the staff there is wonderful, the “Live” entertainment is great. The whole beach vibe is very relaxing. Living here is challenging. Houses are old and have issues. Kids run through the neighborhood often on e-bikes with no boundaries near people’s home and cars. Disappointed as the complex has some really nice features.

Neighborhood and amenities are good .. houses are outdated for the price .. all doors and windows leak exterior air into the house which makes the ac units run non stop

The community is nice, facilities are great, and staff are wonderful. The home could have been better prepared for a move in. The first night we found the light out in the master bedroom, a broken washer, dishwasher that overflowed out its vent pipe, a free spinning hot water handle for the master shower, a tub faucet that wouldn't stop leaking, a broken bathroom vent fan, and the AC went out the third day. Vents were painted over while still dusty gluing the dust to the vent, and paint is peaking off the walls in many locations. Things are getting fixed and in good time, but we are still minus a washer 12 days now. Not as much of a turn key into our new to us home as we thought it was going to be.

I miss the Community newsletter. It was informative & had reminders for events and the regulations. There are a lot of renters violating the rules about parking on the sidewalk, having dogs that are not registered, cars that are unregistered, messy outdoor areas, noisy parties and loud music. Compliance needs to be enforced for all.

Amenities are great as long as it’s working. The neighborhood is getting a little crazy but I’m glad I have great neighbors so far. The rental lease I’m locked into is reasonable. I’m not looking forward to the renewal lease as I’ve read some horror stories.

Don't let the fancy amenities and the people in the leasing office fool you. I've lived in a double wide trailer that was nicer than these houses. The houses are OLD! In the year that we lived there, I had to request over 40 repairs. They're also infested with termites. The maintenance team has ZERO communication, you schedule a repair, and they just show up without letting you know. The houses have no insulation, so you can hear everything going on outside. The utilities are ridiculous. Our cheapest electric bill for the year we lived here was just under $400, and that was without using A/C. I know some people that had bills topping $1,000 which is insane. There is a lot of theft that happens in this neighborhood. We had two bikes stolen of our fenced in porch within the first two weeks of living here. Yeah, it's nice living a couple blocks from the beach. It's too bad that the beach is littered with trash that people leave behind and is never cleaned up. Overall, this place is a joke. Not only would I not recommend this place, I'd recommend EVERYONE live anywhere BUT here.

The overall community is well maintained and has many opportunities and amenities available for residents. Communication and unit maintenance are biggest concerns.

We love it??it’s an amazing community for our family…the gated community, the beach, the gym omg just everything about this place we ??especially the elementary school which is on site & the school bus comes to pick the older kids & take them to school how wonderful is that…we also get to see the navy ships & submarines come in & out of the area my little 1 was mesmerized by that the look on his face was priceless…my husband is like a big baby…

We like it here! Nice community with good neighbors so far! We like the pool and being so close to the beach the Lagoon is also a bonus for nice evening walks.

Overall, Kapilina Beach Homes is a wonderful place to live, with many things to boast about. The proximity to the beach and the distance from the crowds on other parts of the island is an added bonus.

The location is ok and the amenities are great. However, it's worth noting that the houses are older, which means that occasional issues may arise, such as electrical and plumbing problems.

great place to live if you need a spacious , safe and community full of amenities for the family .. a bit overpriced for location and condition of home itself *unless you get a fully renovated one* , but overall , we're blessed to have this home and can't complain about resident services , they help out as much as they can , where they can .. so thank you . please dont let my review come of as rude .. besides being pricey , our family loves it here ..

Living at Kapilina Beach Homes has been an incredible experience. The community is peaceful, beautifully maintained, and perfectly located near the beach—making every day feel like a vacation. The views, walking trails, and access to the water are unmatched, especially for families or anyone who enjoys outdoor living. The staff has been outstanding. A big thank you to Jarred for helping resolve issues quickly and efficiently—he’s always professional, kind, and responsive. Maintenance requests are handled promptly, and the team genuinely cares about keeping the homes and grounds in top condition. The neighborhood feels safe, the amenities are great, and the sense of community is strong. I would absolutely recommend Kapilina to anyone looking for a beautiful, laid-back place to call home on the west side.

Great community to live in and I love this place. The environment is outstanding. Their are a of amenities, that I utilize like the gym, the swimming pool. Overall it's a great place to live.

It's very good. The house is clean, spacious, and has lots of storage space. Bugs get in and there are some minor issues that I've reported, but they don't come to fix yet. But we can live here and are very happy. There's a partially enclosed lanai and a large lawn in the back, which creates an open atmosphere and is great for letting children play. The surroundings are great. Being able to walk to the park, pool, gym, ocean, and elementary school is the best environment for people without a car.

Living so close to the beach is a dream come true and the amenities are exactly what we’re looking for. Being further away from work actually has an added bonus - it offers a refreshing escape and great sense of balance when the workday ends.

I like living here BUT management does nothing to enforce a lot of wrongs in the neighborhood. Over a year and STILL don’t see any improvements with our neighbors.

The maintenance crew here is top-notch. I've only needed them once in the year I've been here. They arrive prepared with the tools and parts to do the job and resolve issues as quickly as possible.

The amenities and location are great. The housing itself is hit or miss. We love our unit and neighbors. The management is not great bc of parent company. Maintenance is difficult to get ahold of but our unit was newer so we haven’t had much issue but we hear about it from our neighbors. It’s an Ewa beach home. Flys, lizards, and ants are part of the deal. We continue to live here because the pros outweigh the cons

The community events are great. The staff is nice and professional I’ve rarely had a problem there. I think you pay for the amenities here because the homes are outdated and need constant repairs. They are over priced and many residents complain about the utilities. If you have kids there are some issues with other kids in the neighborhood with fighting, I’ve been in the military 15 years, first time my kids had this problem. Overall I’d give it a 5 out of 10.

Such a beautiful place to live. Amenities are kept up and staff is always friendly and quick to respond to requests. I love how peaceful and quiet it is. Wish the NEX could be available to all residents, even if just certain hours. Would be much nicer to be able to get gas and quick items without leaving. Dlish is good but wish there were more grab and go options and that their pool hours weren’t hit and miss.
