Maintenance has come out to the house to fix a few things such as the sliding doors and the dishwasher before our holiday party. They are so quick and knowledgeable on any issues. We are super thankful for them! Thank you!
Gina was very professional in showing us options, communication, and guided us through the process. The community and the amenities are beautiful.
The property has potential for greatness but the administration running the operation is lacking. Getting to speak to someone of authority who can actually make decisions is impossible. Power outages have been a constant issue and there has been no discounts or any form of compensation offered for the inconvenience. Ground that were once well maintained have falling to the wayside. The are some stand out frontline workers who perform well and have the best intentions but it all comes down to the poor management and leadership that is disappointing.
A nice place to live except for the chickens waking you up at 4am, the jet noise from planes flying over all day, and the busted tires from the potholes in the road on the way in.
A nice safe community with a pool, a gym, a beach and a great food place. What else can you ask for? The jets are annoying sometimes but otherwise it is quiet. The management responds to fix things as needed. The area has fun community activities We have lived here for years.
My family has been living at Kapilina for five years. We love all the amenities, and both the property management and the maintenance staff are very responsive. This is a wonderful community to live in, especially for families.
The facilities are great and it's been good living here. It just seems management is not willing or unable to prevent some of the elements in the community from destroying the facilities. And this makes it impossible to enjoy what you have to offer.
Pool area is closed a lot. I’ve rarely heard of a hotel pool being closed down as much as Kapilina‘s pool. Also the electricity goes off more times than I’d like to think. Once electricity was off over 8 hours and many items in my freezer were starting to unthaw, maybe we need generators for our housing, not just the Hale.
At Kapilina Beach Homes you will experience comfortable living. As long as you can mind your own business and get along with others. Staff has been very patient and excepting of all the backlash.
Viewing and completing documents for move-in is all online. This is a great experience with having a portal and being able to complete things "check-list" style.

I give 3 stars only because of the lack of communication with the Property Managers and timely return of calls and emails. We as residents shouldn't have to doing so much follow up for the amount that we pay to live in the community. Better upkeep also is an issue. They need to maintain the property way better then they are doing. Its kind of sad to see how the area looks and nothing is happening to stop it so it continues.

Close to beach. Staff is professional & polite. Most things apartment things are repaired in a timely manner. Negatives would be noise from aircraft and rude tenants playing music too loud or not keeping their pets quiet. Also repairs on beach items are needed, showers, chairs. Playgrounds too. A lot of landscape problems. They need to hire more staff for it. Also need to remind many tenants of the parking rules.

Kapilina Beach Homes is a great community for families. There are many amenities for your family to enjoy like the pool, the multipleplaygrounds, the splash park and the beautiful beach coves. There is also a cute little restaurant right on the beach. The resident manager Karen, she is amazing. She takes the time to hear your concerns/questions and answers then thoroughly and quickly. She is honestly the best resident manager I have had experiences with! The units are spacious and bright. They are painted white which is my only complaint but thats me being picky. The community has a dog park for your furry family members and the beach is a short walk from any unit. The neighbors I have come across are all amazing and you won't find another place where everyone is willing to help one another like the Kapilina community thats for sure.

We moved back to Hawaii and the leasing team at Kapilina worked well with us to find the right unit! They were very gracious and accommodating. We successfully moved back and thanked them in person. The only downside was our unit wasn't completely clean and had some fixtures that needed repair when we arrived, so 4 stars. We put in work orders and the maintenance team showed up within a day, that was very impressive. All in all, very happy to live here.

Very pleasant community. Close walk to the beach with small restaurant opened for dinner and breakfasts on the weekends. They host community events like food trucks and holiday events. Very quiet neighborhood as well.

the community when we moved in 4 years ago was lovely and we felt protected and very comfortable. the entire feel of the community has changed somewhat with standards being lowered and the quality of the services seems to be of little concern to management.

I love our community here at Kapilina and even though there are no perfect places outside of heaven this place is a great place to raise a family and enjoy the beach within a short walking distance and the pool, splash pad, parks including the dog park and DLish make this almost pretty close to perfect for my special needs child and I.

Overall, from the amenities, Security, leasing process, staff and quality of the homes for the price I give the community an 8 out of 10. The only two downsides I see for living in this community is the key fob entrance to the front gate and how the billing system works here getting a bill through a third-party that you pay on another site.

Kapilina is a beautiful community. I love living right along the beach. The sunrise and sunset each day is breathtaking. Every morning and afternoon, I have the privilege of hearing the roosters crow.

Love the location and Amenities. The Duplex is also great for us. However we do feel like they nickel and dime charges. We were told there is a pest control fee monthly on top of ret... no problem. They were upfront about it. But now we are getting charged community water fees on top of our personal use water and sewer and trash. I have never lived in a rental community that charges for trash and extra for community water. Usually that is included but this was never discussed before we moved in. Just the pest, eletric and personal water/sewer were utility fees we would have to pay.

We love it here. It’s everything a community is supposed to be. Beautiful amazing views the beach u can see diamond head Waikiki all of the navy ships submarines everything. My son’s school is walking distance from our house literally 5 minutes away.

So far so good! I haven’t had any super bad experiences since I moved here…nothing that will cause me to move. Best deal so far here in Hawaii. Hoping my family can stay for years to come if the price permits us.

There is a lot of space. Having access to the beach, pool and all play grounds for the kids is an A . So far, really enjoying the place and so as our kids.

We love the community Kapilina provides. Best place on island to raise a family. Great amenities for adults & active children who enjoy playing outside. Great for parks, beaches & ocean sports. Sense of community who care about each other. Farmer's Market, nice café & small bar with outside seating with ocean view. Live music once a week & active community interests with activities held in the grass area by café. A great place for families.
