Property Ratings at Jefferson at Dedham Station
We were sold on an idea that heat and hot water were included, but that turned out to be false. The shower rod broke and we’ve asked maintenance personally for a replacement and have yet to receive one. I spoke with maintenance over the summer and informed him of multiple outlets not working in addition to the leak in the bathroom and have not received a follow-up after being told I would.

The people who work at Jefferson at Dedham Station are the nicest most professional people. However they do seem overworked and understaffed, occasionally things aren't fixed and items are closed out. Amenities never seem to work at full capabilities and updates regarding them are far and few between.

The Jefferson continues to provide comfortable affordable housing and does their very best to give the residents quality care. They give the time you need when you need it. On Halloween 2006 I first visited Jefferson at Franklin Station and Jefferson at Dedham Station. Both properties were equally great. I moved into the Dedham property because it was closer to my teaching workshops with Harvard Medical School. If you are new to this area there are many great Jefferson properties to choose.

I hope to prevent others from experiencing an ongoing living nightmare at JDS like we experienced. Please look further than the model and AVOID moving here. Worst.management.EVER. JDS remains an overpriced "community" of incompetent employees who will gaslight you endlessly, never fixing any issues plaguing apartments. Revolving Mgrs respond to the negative reviews here to "call their office directly" yet literally hide in their office in plain view when residents plead to discuss trumped up charges, ignored service requests to the portal, and exorbitant move out fees. Many former tenants are currently in court litigating for deposits and fake collections. We wish someone had told us how bad it is once you sign the lease. At JDS you become irrelevant, a rent check, someone to avoid if they see you coming because something is always broken. You will be charged you for services you never receive. If you complain + contact corporate? They ignore you. If life gets so bad you plead to be let out of your lease so you can experience some peace at home? They bill you thousands in made up fees. If you don't have a functioning stove or washing machine for 6 months or need the elevator fixed? They don't discount your rent EVER. Not when your boiler needs replacing in winter + maintenance doesn't prioritize your orders (because according them they have hundreds of outstanding work orders and "can't get to you.") The gym membership you think you are saving? Half of the equipment is broken/malfunctions. Rent increases 21% or more each yr Resident deliveries are stolen weekly. Business center's 1 printer never has ink. The pool is hardly open. The hot tub was closed for two years running. It takes months to finally open the pool, only for the hours to be reduced yet again. JDS doesn't even try to clean the grounds. Dog doo everywhere. Grills are filthy and in need of replacing. The worst part of JDS: we can hear every movement, every sound, EVERYTHING our neighbors say/do. This complex rates itself as being very high class and is miserable. I wouldn't recommend it to anyone. For over a year there was no security in Building 3000 because the door locks didn't function on the main entrances.

However, this is still very frustrating and we are very sorry. I have been a tenant of this community for 2 years and my experience over the past year has been worse than terrible. Our AC unit broke down during peak summer and a heat wave. We had to complain to management 5 times to receive no resolution on the issue. They provided us with broken coolers and kept delaying the date to get it fixed with the hope that the weather would become better and our complaints would stop. We have a newborn who has been unable to sleep in peace due to the apartment being at 82 degrees. The only resolution they could offer was moving to a new unit- as if that’s feasible with a newborn. Moreover, the elevator breaks down and doesn’t get fixed for weeks. The pool basically is non operational apart for a few weeks in the summer and the gym equipment has been broken for years. Pls do not move here. The management staff is all new and the door is ever evolving

Having lived here for about 18 months, I would recommend looking any place other than Jefferson. The staff is polite and the other tenants are very nice but the management is very unprofessional. Very disappointing. And the place is dirty and safety is not good. Outdoor doors are not locked because of broken locks on two outside doors at Building 3000.

Overall a nice, fairly priced place to live with medium amenities for a luxury building. Not the highest end, but just right for me in terms of price-quality ratio. Pet-friendly building, pool, plentiful parking, walking distance to Legacy Place. Wish there was a bike rack where residents could keep their bicycles and be able to participate in a greener, more sustainable lifestyle.

Left a message about the disposal being clogged it was handle in a timely fashion. There was no emergency so the maintenance person arrived within expectations.

The Jefferson could be a better place to reside if the maintenance was on the job. I had an emergency that wasn’t handled in a timely way and have two outstanding issues that have not been addressed for a long time. No word from maintenance or the office rep I spoke to.

Jefferson at Dedham Station is much quieter than I expected. The highway and train made me nervous it would be noisy, and Legacy Place and Costco also are pretty busy. But it is quite tranquil there. The dog park is nice and they are very pet friendly which is very important to me. The staff is very professional.

The maintenance crew are awesome a trust worthy and the women in the office are always so willing to go out of their way to help.. noisy too many dogs not luxury not even close old washing machines and dryers low quality flooring they say hardwood floors but it is not it is vinyl carpets in apts are low quality cabinets and hardware are not anything special shelving in closets, etc are cheap and awful to use stove, fridge, micro, etc... not luxury at all awful pain jobs within apartment with drips throughout dogs dogs dogs dogs dogs and nobody regulates any of the issues that dogs bring -- it is over run with dogs -- they're loud everywhere you can always hear dogs barking and when dogs aren't barking you can hear your neighbors talking laughing EVERYTHING... you can feel them walking if they don't tip toe....

The water heater broke in our unit, a routine occurrence, but the situation was mismanaged at every turn, and staff added insult to injury. We jolted out of bed at 5 am to the sound of an alarm coming from the locked utility closet suspected to be the water heater. We vacated the premises, because without further knowledge there could have been a gas leak or even the potential for the water heater to explode. We promptly called the emergency maintenance line. The on call staff member stated something to the effect of the alarm indicates the water heater is leaking …. I’ll be there in a few hours. We live on the fourth floor. If a leaking water heater on the fourth floor isn’t a maintenance emergency, I’m not sure what is. After driving around in circles for over three hours before and into dawn, we receive a call from maintenance saying that it is safe to come home. We come home and begin using the bathroom and kitchen for our morning routine. The maintenance staff member proceeded to walk into our unit without knocking and fiddle around in the closet before leaving. He pumped the tank into our tub and shut off the water to the ENTIRE UNIT without telling us, not just the hot water leading to the hot water heater tank, and did not inform us. We were left with dirty dishes, a full toilet, and sludge lining our tub. We reached out to building management, and a leader responded: “It sounds like you had a very long night,” and that we could use the public showers and bathrooms. Maintenance failed to respond to requests to turn our cold water back on. 30 HOURS LATER !!! The plumber arrived 2 hours after promised, and said that whoever shut the water off was wrong, and that there was no reason to turn off all water to the unit. SO – Because of poor management, our carpet was flooded, belongings destroyed, and we were left in a dirty apartment without water for 30 hours. To top it off “It sounds like you had a very long night” was the best response they could offer, and management refused to offer any type of credit to our rent, or even admit that they mismanaged the situation so severely. If I was looking for a place to live in the area and know what I do now, I wouldn’t bother looking at this property. No tenant deserves to be treated this way. Beyond this occurrence, all elevators in our building have been broken for over two months, and the pool was opened a month late. Luxury prices for what seems to me below par service.
