IMT Cool Springs

It has been three years I'm with this community and really could not find any alternatives at the same quality and with same rental cost. It is clean, maintained and has superb customer service.

Move in was a breeze. The new apartment was clean and in very good order. Ricky and the staff were great. Looking forward to living here the next year.

I lived here for 14 months and am now thankfully gone. I can't recommend. I have lived in probably 2 dozen rentals or more in my life. Houses, condos, apartments, etc. This was my least desirable place that I have ever rented from and I would not go back, or to any of their affiliates if the opportunity arose. I highly suggest looking elsewhere.

My family and I have been living in these apartments for a little over a year now. Last summer they only had one pool open due to renovation. We were not upset about it cause we knew this summer both of the pools should be open. Well now they only have one pool open yet again and they closed them both right before Memorial Day. You pay a lot of money for these apartments to be able to use the amenities and we have not been able to use them much so far this year. Another issue is people let their kids run wild by themselves (the apartment should not be letting this happen), only 1 grill out of 4 are working and now both of the pools and the gyms are closed. The gym is closed due to vandalism by kids who were not being supervised. This is becoming an ongoing issue and had we known it was going to be this bad we would not have signed another lease here. There are lots of other nicer places to stay in Franklin that seem to be run better! I would not recommend these apartments, unless they can fix all these issues. Thanks, Courtney Burrow

We recently moved from out of town and feel trapped. First thing we noticed when we first moved in was that the unit hardly resembled the one we toured. We figured, "alright, whatever," and just moved on from it. However, we immediately found ourselves cleaning the place and scrubbing black from the floors ourselves since the unit clearly had not been cleaned since the previous resident vacated. We noticed that the shelves in the closets were concaved, the fan in the bathroom wasn't working, and other minor things that we decided to shrug off. When we first arrived, we were given tattered keycards, but we were told we could replace them during the week since we moved in on a weekend. When we called resident services to work that out, the lady was very rude and told us she wouldn't do it. Another thing we decided to just let go. Something we didn't expect was all the loitering and children playing in the parking lots. We understand that you can't really tell kids to not be kids, but it's similar with adults. More of an inconvenience, we aren't super sour about it. However, because there are so many kids, we always hear screaming and pounding from inside our apartment. There is no such thing as a quiet night at home, and we're a young recently married couple.

Excellent community in Franklin area... nice layouts and upgraded apartments.

RENTERS BEWARE! DO NOT rent from this property. My experience while living there was nothing to brag nor complain about, then I decided not to renew my lease and all of a sudden, I was met with inconsistent instructions on what I needed to do to vacate, dozens of unanswered calls to both the local and corporate office in an attempt to not only get a straight answer but a FAIR resolution to the issues I was facing and am now being sent to collections for a BOGUS fee of damages they claim I made. With all the trouble I had up to my vacating the property, you can bank on the fact I made d@mn sure the apartment was spotless when I left. Not only did I clean beyond ANY standards I have ever seen when renting, I took multiple pictures date stamped to prove I left the property clean and WITHOUT ANY damage. Despite this, they are now claiming over $600 worth of damage to the carpet, with their “proof” being ONE picture of ONE spot that they cannot or have refused to provide any proof that it was taken in my apartment or when it was taken. When I provided my own pictures to show that “spot” was not there when I left, all communication has since stopped. Before posting this review, I made one final attempt to contact someone only to be met with yet another excuse as to why no one was available. This property and the employees that run it are corrupt, intentionally deceitful and fabricate claims with no real backup or proof to support their claims. The way you treat your tenants is discussing at best. I hope the multi-billion-dollar investment made to purchase the property will still be worth it when you have no tenants left to fund your corrupt company.

I am writing this review not only as a current resident but also as someone who has been in the multifamily industry for over 20 years in many capacities from working on site in the management office to currently working as a vendor in daily contact with everyone from on-site staff to owners. This tends to make me hold properties and staff to a higher standard. My husband is also in the industry so combined, we know what to look for and how to judge a property which tends to make it difficult to find the perfect fit. When we moved to the area we looked at over 20 properties and fell in love with IMT Cool Springs. The management office is always incredibly pleasant and responsive. Emails and maintenance requests always receive a prompt response. They even recently helped me find a dog walker / sitter when I had a hip injury! The maintenance staff is always very professional and they never try to cut corners on repairs. They clearly believe in making repairs the correct way. I absolutely love the design of my apartment and upgrades. I am on the third floor and very rarely hear noise from outside unless the windows are open and children are playing. I always feel very safe which is important since my husband is often traveling. I tend to work late hours at times and have walked my dog well past midnight alone around the property and never felt unsafe. The resident events are not only frequent but also incredibly creative and the dog treats they keep in the office are a sweet touch. During the summer the pool is always a great place to relax and feel like you are at a resort while getting a chance to meet your neighbors who are always friendly and welcoming if you are in a social mood. You can't pick a better location with so many dining options in walking distance and pretty much every store you need within 5 minutes. I have lived all over the country. In apartments and houses and because of all of the things I have mentioned above, this is hands down, the absolute favorite place I have ever lived!

We love living here! The apartment is pretty and has been nicely upgraded. Neighbors are quiet and the grounds are beautiful! Everyone has been so nice when I ask questions, especially Amelia. She's been so helpful. This is a great place to live!

My experience has been great so far at IMT Cool Springs! I really like living here and have nothing but great things to say about management. Kaitlyn helped me get my lease settled and helped me through every step from showing me around the property to getting the lease signed! I have lived here for 3 months now one of the nicest places I've lived in Tennessee the maintenance and Leasing staff are awesome

We recently shifted from a single bedroom to double bedroom in the same apartment. The movement was made so easy without much hassle and the manager Delia was awesome in helping us on the fee stuff. As we are moving inside farms, we were charged only transfer fee and not the lease breakage fee. The leasing professional Steve was very quick in finishing up the paper work and other stuff for us and made the whole stuff very easy. Skip was also very courteous and made us feel very comfortable at Farms and provided us a convenient date for us for the movement. Looking forward for the same kind of service from Fogelman management. Fogelman management change happened before 2 months and already we are seeing lots of changes in lots of aspects. Especially they focus in retaining the members and making them happy by addressing their issues to the maximum they can. Love you Farms and Fogelman! Altogether, this apartment is worth the rent we are paying!

I went two days ago to pay the reservation of apartment 11303 which I had found at a good price. However, I paid at 5:30 pm and somebody else paid at 3:00 pm and unfortunately the system of the person that attended us did not block the apartment when he was taking our money and info application. I understand that this is a mistake that can happen and what bothered me was the attitude with which my case was dealt. A gentleman whose first and last name initials are SN attended my wife and he did well at that moment. Hence, we paid the application fee. What bothered me was the following: 1. I had to call until the next day at 3 pm when I didn't hear from him and he apologized explaining the situation and that he would try and provide us a solution. I understood and waited for a solution even though I was upset that I had to follow up with them and not them with me. 2. I waited for another day to go by and I called near noon. He wasn't available so the same lady took his message and he called me back like 1-2 hours later but I could not pick up the call so he left me a message explaining me that he only had options above our budget. Therefore, I called back and left a message saying that I was not very happy with the solution (I let go on Wednesday another option that was within my budget and is now more expensive). I didn't listen from him the rest of the afternoon so I decided to go to your lease office where I was not only not met with a solution but also with an unpleasant attitude from SN and I got more upset because: 1. He did not accept that the original mistake of accepting my application paperwork and check (even though it was not cashed) was your company's fault. 2. Eventhough he did apologize I disliked he had this I-say-you-say attitude getting back to me when I complained instead of having an apologetic attitude. I am never again looking forward to living in your complex and neither will recommend it to any one else for a quote in spite it is a very beautiful and conveniently located place. SN is a good sales man but not so good at trying to repair a mistake afterwards nor his manager (never hear of him/her).

The grounds are very pretty, the pool is nice, the gym is very nice. Neighbors are fine. It is pretty quiet here. We moved from out of state and were not able to see our exact apartment before we moved in. The apartment we were given is not the same as the "sample" apartment we were shown. It did not have the same counters, appliances and lighting fixtures which were much nicer in the sample apartment. The carpet was not the same either, it was cheap and had some kind of black tar spots on it that don't come out. It is not a bad place to live and the location is great BUT it is not worth what we are paying, and we agreed to pay that amount based on the apartment we were shown.

This is a great place to live in a very nice hidden location.
