If you enjoy the big sky and open space of Texas past, you'll love the up-and-coming Rayzor Ranch neighborhood. The neighborhood began with the Rayzor Ranch Marketplace, a large shopping area that includes restaurants and large retailers. Much more development is planned, with over a million square feet of retail, dining, and residential space in the works. And with its proximity to the University of North Texas -- located on the southeast side of Rayzor Ranch -- this new neighborhood is destined to become one of Denton's favorites.
For those looking for the ideal commute into the city, Rayzor Ranch borders I-35, with University Drive running though the center of the neighborhood. The commute into Downtown Denton -- less than three miles away -- will take less than 10 minutes. Rayzor Ranch is also convenient to Texas Woman's University, Texas Health Presbyterian Hospital, and Denton Enterprise Airport.

Property Ratings at Iconic Village
Low rent, but absolutely atrocious management despite the management change. As soon as my lease is up, my roommates and I will be finding a new place to stay. First of all, even getting into this apartment was a nightmare. Emailing and calling did nothing and led us to dead ends when we were having issues with their horrible online lease application website. They only ever responded to our parents and not us, the actual tenants PAYING the rent. The office is staffed by college age kids that look just as confused as us half the time. Day one and move in, our apartment was DISGUSTING. There was trash, a disgusting brisket on the counter left by the last tenants, it smelled weird. We had to scrub rotting meat juices off the counter. Day two of living in these apartments, maintenance came by and drilled in our locks ‘on accident’, then it took 4 hours for them to fix it and replace our locks and it was our responsibility to track down new keys. To get any maintenance done so far, we have had to harass the office each and every time. Including when our AC went out in the hottest part of the Texas summer. It took over a month for it to get fixed. And now the entire property is getting hit with off and on hot water because they refuse to properly fix the hot water heater. It has been two months of the hot water working for about a week and then going out for two weeks in the middle of winter, and they expect us to just shut up and take freezing cold showers. These apartments would be fine, I could deal with the issues like crappy carpet, our apartment being filthy when we first walked in, the lawn maintenance guy waking us up everyday at 10am, the outdated appliances, and the landlord special paint jobs. But I cannot handle them just refusing to fix vital stuff that make apartments at the bare minimum LIVABLE. This place is honestly one huge code violation and I’m sick of it. The only positive is that I can never hear our neighbors and they can never hear us.
