Property Ratings at HW Hellman Building
The tour was enthusiastic and uptil the lease was signed, everything was great. That's it. Once you move in, nobody receives your calls, nobody is at the desk, nobody answers emails, basically no one to communicate problems to. And there are A LOT of problems. The building does not have hot water. There was a roach in the fridge the day I moved in. The AC blew dust every single day that made me sick. Filters were changed multiple times. They deducted $300 for "cleaning fee" and "paint job" from my security deposit. There was not a single scratch to the paint and I left the apartment completely clean! Trust the reviews and not the agents. They'll honestly tell any lies to lure people in. Plus, the area is horrible and dirty. Never again!
Think LONG and hard before you move into this building. If I could rate less than 1 star I would. The property managers and leasing agents are incredible salesman - let's just say that. Valet has nicked our car twice, lost six of our keys (yes, SIX), and our window was smashed in while parked in the upstairs lot (mind you, valet is there 24/7 so... how did this happen?). My shoes were stolen outside my door, along with my door mat, and my partner's $2500 LOCKED bike was stolen out of the parking garage that has cameras rolling 24/7. Again, how did this happen? The property managers will show you "empathy" but then do absolutely nothing to help the situation. To put it lightly - this building is a PARTY building. So if you're into the idea of living in a frat house with a really horrendous valet service, then this is the home for you. People get very rowdy. Every Thursday night, they host a happy hour (open bar and dinner to all of its residents). Seems awesome, right? I mean, I was sold...until I realized how trashed people get on a regular basis and how LOUD people are until very late at night. They claim that quiet hours are from 10:30pm on, but there were nights that I heard people partying until wee hours of the morning. Oh, also - they Airbnb certain floors of the building, so there are new people coming and going all the time. Travelers passing through, etc. It's a nightmare, and they don't tell you this up front. I would never ever ever recommend this building to ANYONE unless, again, you're looking to live a fratty lifestyle and have your car beaten to a pulp. I despised living here and I couldn't wait to get out. DON'T LIVE HERE!
Pretty on the outside, seedy underneath. They will wow you with the outward-facing features and bells and whistles, but once they have your $$$….. the management and staff completely disappear.
The staff and amenities at HWH have literally been like family to us. We have lived in other buildings in downtown LA but none have treated us as good as the HWH. Jaime and Brandon in the home office have always been so attentive to our needs. They even give our daughter snacks whenever she comes to their office to say hi. I literally couldnt be more proud to call this home.
Management is awful. Don't believe anything the leasing agents say about getting anything set up (internet, nest or wifi) when you move in. You have to submit a request and wait for them to "get to it". Your electricity will randomly go out (happened to 4 of my neighbors, 2 of which lost full refrigerators of food when it happened when they were traveling). Management allows Airbnb guests to ruin amenities so tenants can not use them.
I moved to LA a few months ago and while I looked at tons of apartments in DTLA, I found this little gem. I’ve been living here for 8 months and love it! The people: everyone who works at the building is amazing. From the lease agent Jamie, to the security guards and valet, everyone is beyond a pro! Then are the neighbors, who are all friendly, welcoming and super chill. It’s just a fun community to belong to and a good way to get to know people from so many different backgrounds and industries. The roof has everything and anything you could ever hope for, from the skyline views to many cool recreational areas… and happy hour!! The apartment is super modern, with lots of smart technology and little details here and there that make it special. They Gym is really well equipped and there’s a tiny dog park! I had a fantastic opportunity to walk inside the building today and hands down- there is no place like HWH! A hybrid of modern and historic building, this place is a DTLA treasure. The roof top pool and gym are very luxurious with amazing downtown view. Everyone at the rental office was incredibly nice. Thank you for the amazing experience.

After months of getting the runaround about when I will finally be able to move in, 5 months later I had to find another place. I was told via email no problem I would get my deposit returned back to me because it was their fault the opening was delayed so many times, however, it's been a month since I requested my money back & I haven't received anything & I never get any of my calls returned. Whenever I'm finally able to get someone on the phone they say they'll call me back or they'll make sure my check is mailed asap, but unfortunately my check has not been mailed yet & nobody ever calls me back. Just almost 3 weeks ago I was told they would rush it to me, & still I have not received anything. Ever since I signed a lease w/ these people back in early June it has been one headache after the other. They have been so unprofessional. Even the times when I was given a date that the move-ins will finally be, they never confirmed, I'd always have to call or email them yet again to make sure I could finally move it, only to be told the date was extended again. Not once did they ever let me know these things ahead of time, I as the customer/tenant had to constantly call in to get an update on my move so I could make plans. This was a horrible, horrible, horrible experience & all I simply want is my money back! I'm actually happy I never moved in this place, who knows how horrible the experience would be to actually live there w/ such unprofessional management who has no respect. I do not recommend anyone sign a lease here.

Management has been a complete headache to deal with. Once they get you to sign the dotted line and take your money they will give you the run-around about when this building is opening, it's been months, and you're lucky if you ever get any of your calls returned. Seems like they only care about getting the sale. When will we finally be able to move in is the magic question. I do NOT recommend. Move elsewhere!
