I’ve been incredibly happy living at Hope + Flower. The location is unbeatable — steps from LA Live, the Historic Core, and right in the heart of vibrant South Park, which always feels safe thanks to the neighborhood patrol. The amenities are next level: multiple pools and hot tubs, a beautiful gym, and beautifully designed interior / exterior spaces that make it feel like living at a resort every day. What truly sets Hope + Flower apart is the staff. They go above and beyond for residents. I experienced this firsthand when I had a dispute with a towing company. Management stepped in on my behalf and helped secure a refund for a towing fee that resulted from an honest mistake. That kind of support is rare, and it’s what makes this community feel like home. Specific shoutouts go to Iris, Marla, Roberto, Alonzo and Madeline who have been amazing throughout my entire time here!

I was approved for an apartment a week ago and had questions about the lease agreement. Please be careful before you sign your name. I should have noticed that the communication was not there when I applied for the unit a week prior and no one spoke to me about it until I came in person to see the unit I had applied for. I have contacted 4 different people about there being no correspondence and still, they have not gotten back to me. I still do not have the capability to sign my lease as I still have questions about what I am signing. Oh by the way, my move-in date, is supposed to be next week, but I will keep you updated!

We recently moved into this fantastic complex, and we're beyond impressed with everything it has to offer. From the impeccable amenities to the tranquil atmosphere and breathtaking views, it's been an absolute pleasure living here! Special thanks to Garrett, our leasing consultant, for his outstanding support throughout the application process. His assistance was invaluable, from answering all our questions to seamlessly managing our move, even when we changed our minds about the apartment. It was swift, efficient, and stress-free thanks to him. I also want to express my gratitude to Gabriel from the residence team, who made our move-in stage smooth and hassle-free with his assistance and orientation. And also the exceptional heroes here are the maintenance team, particularly Jeremy. After lodging a request, Jeremy promptly addressed all seven issues we had, resolving them efficiently within a couple of hours. His professionalism was evident, going above and beyond by even painting the ceiling in one spot (I was surprised because our previous complex maintenance did it in 2 weeks). In summary, the team at Hope and Flower is exceptional. They are always ready to assist, ensuring that any challenges during the move-in or living process are swiftly resolved, leaving residents satisfied. Complex, amenities, location, etc. for us is 5 stars without exceptions, but the real treasure here - is the team! Highly recommended!

I had high hopes for this apartment complex, given its excellent facilities and building structure. However, the entire approval process turned out to be an absolute nightmare due to the incompetence and disorganization of the staff and the manager. 1. After enduring two weeks of chaos, being tossed from one consultant to another, and facing delays where I had to wait for document approvals because "my approval manager fell ill," I reached the pinnacle of frustration. 2. The return of our 2nd leasing consultant, who requested the reloading of all statements several times, was far from smooth. Astonishingly, they only considered only a fraction of my income (apparently, it was too much trouble for them to review statements thoroughly and see 2nd part of my income), leading to an outright rejection without any attempt to find a solution. 3. Alright, I pointed out the oversight, and we reapplied. To his credit, our leasing onsultant swiftly resolved the issues ( sending me three assurances that we were APPROVED (that he received from his manager), and everything was in order. However, the following three days brought to silence, and as I anticipated the lease, when we talked about the discounts he unexpectedly informed me that we were CONDITIONALLY APPROVED and needed to pay a deposit FOUR TIMES HIGHER (again, after 3 times when he said that we were APPROVED and 3 days of silence, wtf??). This, to me, was the epitome of manipulation, unprofessionalism, and sheer incompetence on the part of this building's management. f you state one deposit amount and change it days after approval, it's a manipulative and dishonest strategy, and seems like the management of Onni using this strategy. Ultimately, they wasted almost three weeks of our time, consistently and multiple times demonstrating unprofessionalism and disorganization. We decided to send them packing and explore another building where we received approval in 1 week without any troubles and unprofessionalism it. Moreover, as I later discovered from genuine owner reviews, my suspicions were not unfounded. The management consistently handles tenant issues poorly and engages in shady practices. I am determined to ensure that this manager faces accountability for their actions. P.S. It seems like the manager of our leasing consultant has to train his management and resolving issues skills, it's your job, buddy. Dislike

Great apartment complex until you signed the lease. The leasing office does not get back to you. Sharing my terrible experience hoping no one else will go through the same. In January 2022, I noticed in my resident portal that I owe them months of rents (more than $8000 as of now). I was in absolute shock, as I have been paying my rent on time every single month. Somehow they managed to delete the records of my previous payments, which was certainly in the system before I first reached out to them. I have been following up for almost 2 months, proactively providing them my bank statements and the correct ledger which proved that I did pay my rent every month. However, they never got back to me. Sharing this experience for anyone who's considering H+F!
This building is the absolute worst thing that has happened to this neighborhood since homelessness. A bunch of rude new money renters that don't know how to act. Revving engines all day as they peel out by neighboring buildings only to go into that building to park. Fireworks shot in the air on a nightly basis until 4am. Right now its 4th of July and they have people lighting fireworks off the penthouse roof and from the streets still going as of 2am and multiple police and fire department visits. Every time the fire department comes they run into the lobby. So clearly the building is aware but does nothing about it. It's basically a giant trashy party house. It's sad that I doubt this will change and theyll probably force a lot of people who have lived and OWNED in the neighborhood for a while to move out. If you have a pet, forget it. They will torment your pet 24/7 with fireworks and cars. Total clown show.
Huge disappointment by the management team here as they don’t really do anything to help solve the problems. The past weeks I constantly have dog poop dumped on my balcony from upstair neighbors. I called resident service a few times but they didn’t really take any action to solve the problem. I tried to reach out to the property manager here but never heard a response back from her. This is not only biohazard but also egregiously disgusting. No one would ever want to live in an environment like this while paying $$$ monthly rent.
I was told that a person who works for the property periodically goes on to vacant balconies to take pictures of tenants for various reasons. I was also told that the management company has started doing short term leases / Airbnb type of rentals since the corona virus has started which none of the tenants were aware of upon signing our leases. There have been several gunshots and drug busts reported in the building since they have started the air bnb rentals, and we have no choice but to live amongst people who have not been background checked. Management does not inform you of any of what is happening, besides rent reminders and cutting off amenities to paying tenants! Management is the absolute worst, which is why the teams below them are also awful. I moved here expecting that I am paying for quality and I received the opposite. I will not take the stress they have put me through lightly AT ALL! DO NOT MOVE HERE if you want to live in a stress free environment, living here feels like you are being put through hell there's a reason why there's many many horrible reviews, we can’t all be lying here. I know 30+ Tenants who have similar experiences and just as unhappy. Imagine how many more there are!
Don't plan on using any of the amenities that they offer. They were taken away from residents as punishment. No bbq stations, no common areas, no pools, no gym! No valet parking and they won't even send people up to deliver food to your floor, you have to go down to the front desk to pick it up. The place has trash everywhere. It's dirty... and now today the elevators are broken so if you want to walk up 20+ flights of stairs to your apartment you will love it. DO NOT LIVE HERE.

Where do I start, I remember driving to through the building and being anxious to see what the results would be and when I did I was amazed, the building is beautiful! They have the best amenities roof top pool being my favorite. I have not felt at home as I do here everyone at the concierge is so welcoming and helpful they were so gracious to have me. If you want a memorable experience I will definitely recommend living at HOPE+FLOWER

I visited Hope+Flower and I was impressed! Despite the situation of everyone staying at home, it was nice to be greeted with a smiles from the concierge team and they were helpful on finding the right place for guests to park. My lease will be over soon at my current place and I will definitely make an appointment to tour these towers.

Where do I start? First and foremost, this is my first time living DTLA & I thought it would be an excruciating process but thank goodness I was able to find Hope + Flower. When I first saw Onni - actually, more like when I first saw their name all over DTLA - Alexandria let me know that they have sister buildings all over. After doing some research online, Hope + Flower was definitely my speed. They have plenty of amenities here including lounges, a game room, three pools, & three saunas - I mean, what else can I ask for? 24 hour concierge for safety? SOLD! From the leasing team to resident services, the transition was the smoothest it could have been. Shoutout to Alexandria, Bryan and Lisa! I really appreciate all their hard work & dedication in helping me find a place & making the process extremely pleasant. I'm really looking forward to building memories here. If it’s your first time living in DTLA, you gotta do it the right way. P.S. Special should out to the CONCIERGE team for always keeping my packages safe!

Living downtown was not something I would usually be okay with. But I thought I would give it a try. Traffic and crowds aren’t for me but since we are towards South Park area it’s definitely less busy. Cool thing about it is that business are expanding out this way so it’s the perfect amount of traffic so far. The building itself is huge. So, many places to lounge around in. Although covid19 is keeping us in our units the team here still sends warm vibes through this cold time. I’ve never had a place call me and check on how I was doing. That just goes to show that my voice is important. And they truly stand behind what they say when they want to make sure that I have the best experience here. So far so good. Really appreciate everyone.

I love the feeling of living in an a luxury apartment that has services like a luxury hotel. The concierge staff is always so helpful and have partnerships through out the city. The amenities are gorgeous! The roof top pools are high in the sky with breathtaking views of LA. My apartment balcony faces north towards the downtown LA skyline, sitting outside on the balcony is calming and relaxing. This property is a true LA experience!

I took a tour of this beautiful building in DTLA recently and as I walked in I was taken back at how beautiful the main lobby was. I loved the layout of the units I saw and it was better than most of the places I’ve seen in my search. Amenities are great! I workout on a daily basis and to me it is important to have a good gym and there's almost everything one might need to get in or stay in shape. The staff here is so friendly and always ready to help. Honestly the fact that I had such an amazing leasing agent made me feel a lot better about renting in this beautiful property. Thank you Chloe for all the help, you went above and beyond!

Let me first start by saying this is the 2nd time i've leased an apartment through Onni, both times it was due to the professionalism and charm of two senior members of their leasing team, Alexandria and Chloe. They make the process of leasing so easy, so seamless and stress free that it kind of makes you wonder why you would go anywhere else. I currently live at 825 south hill, another Onni property nearby which is also spectacular and am moving due to the fact that they somehow improved on spectacular with Hope and Flower and managed to somehow raise the bar. The complex has 3 pools, 2 on rooftops, a huge amazing gym with better equipment than you'll find at an equinox, amazing staff and valet's that'll make you feel like you live in a hotel (because that's effectively how they've set it up). The apartments are beautifully finished, amazing kitchens and bathrooms, ridiculous views and generally a setup that tells you the architect thought about the convenience and comfort of the residences. Circa is literally the opposite, with cramped and unusable spaces as well as a weird vibe. Hope and flower is literally the best building in DTLA. Anything you need is catered for and can be arranged, nothing is too much trouble and honestly the fact that Alexandria and Chloe had moved and were again my leasing agents meant i could not go anywhere else. When things work why change them? And with those two they'll make it work and win you over with charm and prompt professionalism.

This place has some of the best amenities in all of DTLA. The building has 3 pools and each tower has a rooftop pool. Also, the gym is huge and has a great assortment of equipment to offer. Hats off to the team for their attention to detail. The units are on the smaller side, but it’s not an issue for me. I love it here!
