Nestled along the Fox River Valley, Appleton combines city conveniences with a welcoming community atmosphere. Home to 75,644 residents, this Wisconsin city features Lawrence University's campus, which enriches the downtown area along College Avenue. The city's 28 parks include the 139-acre Memorial Park, while the Fox Cities Performing Arts Center hosts Broadway shows and concerts throughout the year. Housing options range from historic properties near downtown to newer developments throughout the city, with current average rents ranging from $979 for one-bedroom units to $1,165 for two-bedroom apartments, showing a moderate 4.2% annual increase.
Downtown Appleton celebrates its heritage at the Hearthstone Historic House Museum, the world's first home powered by hydroelectricity. The downtown district comes alive during signature events at Houdini Plaza and the Mile of Music festival.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Holland Place
As others have said, the buildings are right across the street from the dump. Often times there is a foul odor, but that it the least of your worries with these apartments. THE WALLS ARE PAPER THIN. You can hear everything going on both inside and outside. To make matters worse, a good majority of the residents have absolutely zero sense of common courtesy. Revving engines for 30 minutes straight multiple times a day, kids running up and down the halls screaming all day long or playing unsupervised in the parking lots leaving their bikes and toys laying everywhere, blasting music/tv until 4am on a weekday. You also have the traffic heading to the dump, Saia freight right down the road, 41, and a railroad. Thanks to terribly built walls and how rude the neighbors are, you can hear all of that. Every. Day. Even with headphones/earplugs! You will NEVER have a moment of peace and quiet here. Unless you're deaf or a fan or terrible parenting I highly recommend not renting at these apartments.
Thought I'd share my experience since living here at Holland Place Apartments. Not only are the apartments spacious, the location is wonderful! The price is amazing for what you get. I've lived here about 4 months. I don't plan to move anytime soon and I am so blessed to have found a community that my family fits so well in. They keep it nice and clean. When I have problems, I've had a quick response back with a way to fix and resolve my issue. The laundry area is also very nice and clean. I highly recommend this place to anyone looking for a good place that doesn't charge an outrageous amount.
The biggest cons is that the air is offensively malodorous. A foul odor is caused by nearby Outagamie recycling and solid waste facility. And, it gets even worse in hot days. There is nothing you can do about this. A friendly advise, do not even consider this place...
we have lived here for a while now, nice, clean quite apartment and I love the location.
3 bedroom,1 bathroom. Handicap access.1000sq ft. open concept living room, dunning, & kitchen. Large bedrooms, large bathroom. Heat & water included in rent. Management & Maintence onsite with fairly good response time. Location of apartments is good, minutes to highway, schools, grocery, parks, ect...
I currently live a 3 bedroom with open concept kitchen, living, dining 3 large bedrooms with lots of closet space huge bathroom with large linen closet, 1000 sq ft of living space with water, sewer & heat included with office and maintenance onsite on edge of town
It's an alright apartment two bedroom apartment with my fiance and 10 month old daughter some wear and tear with the carpet, no tub in the shower, small sink, and a old stove with no timer or status saying when it's done or lights. They turn off the water without letting us know when they are doing it and switched to coin laundry without letting us know. Also to any outlets and switches that turn off random light and our garage is filled with there lawn mower and other lawn care things. No assigned parking and smoking is located right in front of the front doors where you enter.
