Property Ratings at Highland Walk Apartments
I have lived at this apartment just short of a year, and have had a very good experience. We never hear our neighbors, and occasionally hear footsteps above us- but that is to be expected with apartment living! In all 10 months we have found 2 roaches, but we are on the bottom floor which could explain this. When I reached out the front office mentioned they would spray outside of our place and we haven't seen one since. With the location of my apartment, we can hear Ladybird playing music most weekend nights, but that is part of the deal with living just steps from the beltline. Another downside is the gym is pretty limited for the price of the apartment, with not a lot of equipment and space. However, there are monthly community events such as wine nights, catering, and social events which is enjoyable. Likewise, management communicates quickly and they are easy to reach. It's a lively community with the pool getting pretty crowded in the summer and people playing games and socializing. Overall, worth the money in my experience!
Strongly caution against living here. I have lived here for about six months and am unfortunately breaking my lease because of the constant noise in the night from my upstairs neighbor over the past several months. I reached out to management for help with the noise and they were largely unresponsive and eventually told me there was nothing they could do to help resolve the problem, putting the solution back on me to move. Because of the noise, I haven’t slept a full night since October. Also, when I moved in the apartment was very dirty and not prepared for move-in. (Food, blood stains, and roach poop in the kitchen, urine stains in the bathroom, etc). Prices are high here and you deserve cleanliness, quiet hours in the middle of the night, and a helpful management team for the prices - I recommend looking elsewhere. I hope this is helpful; if I were looking to live here I would want to know that the ceilings and floors are paper thin and management does nothing to help when upstairs humans and pets are running around all night.
Lived here just over a year, and in general, it’s not worth the cost. The finishes and fixtures are out of date and the management and maintenance staff is petty at best. Lighting is all over the color spectrum and completely lacking in the bathroom. Rinse and repeat painting and carpeting tactics are clearly undertaken after each tenant. The window system is much too old to keep out moisture and bugs, so you’ll fight ants, fruit flies, and roaches throughout your lease. There’s ample space to set up a nice furniture arrangement, but the balcony is not waterproof-roofed above. You’re forced to pay $50 per month for next to useless package delivery and trash valet service. I will add special distaste for the trash service, as they continuously refuse to take trash for any random reason. Passive aggressive post-it notes about your trash that wasn’t taken are par for the course. There are better options out there.
I recently moved to Atlanta from out of state, and the friendly, informative, and accommodating property management team at Highland Walk was my deciding factor to move into this complex. Yes, the apartment layouts are great, the amenities are generous, and the location cannot be beat. But ultimately, their care and attention to detail made my rushed, interstate move a whole lot easier, and built my trust they run a tight ship. I've been here about 1 month, and am very happy. I'd give them 6 of 5 stars if I could!

I am an native Atlantan grew up in Garden Hills/Buckhead area and I tell you living here at Highland Walk is the best of all worlds. The office staff are the nicest people ever and truly make this place a home. Marla, along with her wonderful coworkers and the terrific maintenance staff are kind, friendly and bend over backwards to accommodate residents. I have lived here six years. The apartments and the environment are clean, safe and attractive and the covered, secure parking is a great bonus. The neighbors are friendly, dog loving, and it is very peaceful here. You have the luxury of being in the city yet living in a neighborhood that is surrounded by lovely homes, tree canopy, and the Beltline is steps away - as is Freedom Parkway Trail. Walking distance from Highland Walk are many fabulous restaurants, wine shops, healthy convenient stores, and many other boutiques and stores. Honestly, I cannot say enough about the perfect location. It's a relaxed, convenient and happy place to live. So y'all come on and make yourself at home!!

Highland Walk is my home and community. Aside the modern amenities and layout; the staff and crew are amazing. You'll love the walking The Beltline or The Path, and if you're comfortable, walking to your favorite local restaurants and bars. We are centrally located near the interstate and everything you need is at arm's reach. Great for pet lovers!

I'm not sure how they have any stars, everyone I know who lives here is moving out. I wish I had listened to the poor and honest reviews before signing my lease. Not even close to worth it. I recommend highland steel or AMLI above highland walk, by a landslide. -Crime is sky high here and people are scared. Each week there's a new break in, the "courtesy officer" has never once responded to mine or my neighbors noise complaints. 911 has no way to enter the building as they've not been supplied with a building code. My friends car was broken into twice and they still refuse to get working cameras installed at the gates. -the gates are ALWAYS broken! Anyone can come in and out as they please. Very scary especially at night. -it's the oldest building in the neighborhood and it shows. Sprinklers are broken and have ruined 12 units by flooding, heating system is broken, gym has been "being "renovated" aka out of service for 6 months and counting, concierge package service has been broken since my move in two years ago, elevators get stuck and people have to get removed from them monthly. Just unacceptable for this "luxury" price point. -rodents on site and in hallways. Rats, cockroaches etc. -noise from neighbors and neighboring restaurants is excessive. Office does nothing to help. If you're unlucky enough to not have a top floor it sounds like elephants above you, if you have a top floor you can hear the deafening noise from ladybird and other surrounding bars and restaurants. -leasing office is a disaster. Horrible staff, unhelpful, nice when you move in then MIA and rude when you need help. This and safety have been the reason many are leaving. -tenants are a mix of professional and low income young out of work 20 somethings. Lots of parties, drugs, noise etc. Trust me, I've not have a good nights sleep here since my move in bc of the noise, my dog can't even play in the "dog park" because it's always flooded, and my elderly neighbor gets stuck in the broken and expired elevator monthly... this place is a dump. Don't do it.
These apartments are in an incredible location right off of Highland Ave. There's a plethora of amazing restaurants, markets, and boutiques within walking distance in Old Fourth Ward. Considering the location, the rent is very reasonable. The apartments themselves are very well maintained and the property is immaculate. My apartment is fairly small (770 sq. ft.) but it's a great layout. I can still have a full washer and dryer and a king size bed! One of my favorite property features (besides the gated entry, gym, or quiet apartments) is that you can park your car in the covered deck right outside your door and your guests will always have spots, too. I've never seen kids living in Highland Walk so the pool is actually very relaxing during the summer and the community is very quite. If you have any dogs they'll love the ample spots to go potty and there's always bags available outside. Overall, Highland Walk is an ideal home for any young, working professional looking to get a lot of bang for their buck!
Highland Walk is making great improvements to the property and have been great about addressing current needs of their occupants. Been living there for 5 years now and have loved it and the area is fantastic!
Nice blend of classic design with modern features, space, and amenities. The big differences I've noticed are designated storage units for some apartments, bike storage area, awesome walking score, right on the Beltline, terrific neighborhood with awesome restaurants just feet away, and security system in the units. Finishings like crown molding and granite countertops make the units beautiful. Staff is friendly and helpful, plenty of covered/deck parking. Negatives so far... W/D hookups (rentals are too expensive, just buy the W/D), and we had some little maintenance things upon move-in but the staff was quick to fix. Outside of that these aren't cheap apartments... but they're also awesome.
The office staff was very friendly and accommodating. For a large complex it feels like a small neighborhood.
