Property Ratings at Hidden Valley
People downstairs smoke pot all day. The smoke is coming through the vents and my children are inhaling that. Management is constantly wanting to come in my apartment while my children are home alone. I have a 16 year old and a 4 1/2 year old. Their excuse is that they need to check smoke detectors but I recently moved in. Why were these not checked prior to me moving in? Management is rude when I call too.

Place is nice! But the management is very hard to get a hold of. The area is situated well. There is a park, Smart and Final, and other place near by.
I love living here been here for 8 years simi valley is a great and safe community. Pools have bbq and a nice seating area to enjoy the sun. The gym is perfect for a nice quiet workout.

Been here for a few years now. Seen people come, seen people leave. Been extremely lucky to have and have had some great neighbors! The nature is beautiful, especially when looking at the mountains or talking a walk on the 'bike path' by the wash. Pretty quiet where we live and if someone gets too loud, a simply request to lower whatever is being loud will normally be enough to reduce said loudness. The train CAN be loud at times, but mainly...you get use to it and ignore it. The staff is kind (at least my dealings with them) and the maintenance is always helpful. I will always suggest this complex to friends and family who need to move. Very close to the park, to Smart and Final, the train is pretty much next door and there is a Dennys restaurant, a Del Taco establishment as well as Baskin-Robbins and Chi-Chis pizza nearby. Also, a good will in the same area. Met some amazing people who have become great friends. Love this place!!!
have been living at Hidden Valley Apartments for the past year, and I’m very happy here. One of the best things is the ample guest parking, which makes it so convenient for visitors. The complex is also very clean, and the tranquil mountain views make it a peaceful place to live.
Three years ago, things were great. Now I am ready to move on - the property does NOT upkeep the dog park, they do NOT upkeep the property (the sprinkler system has malfunctioned three times since living here, all to the tenants cost - it is constantly overrun with spider webs on the stair railings, trash left on walkways, inappropriate contact for personal matters by the new 'Manager', little to no response on maintenance issues, incorrect billing/utility statements on their portal). I moved in here because the property was nice and maintained, the girls in the office were very responsive, and I truly enjoyed living here - now it feels like the wild west, it is dirty and too expensive for the lack of CAM maintenance. I loved it here and now I cannot wait to move into a cleaner area. I wouldn't recommend the place anymore.
I live over here in the G building and I love it over here. The neighbors are great. Actually everybody here is great. The maintenance people the office people. It is a really great place to live. I love it here.
Great Apartments ! Quiet, clean ! Great community ! Great staff ! Close to many shopping centers. Also close to 118 Fwy. Beautiful park across the street to take walks and play with your kiddos.
Over all good community to live in. Never gave any issues. Neighbors are kind sweet always look out for one another. Aside from sine people not picking up after their pets peaceful
Staff made the move very easy and were very transparent with me when I asked questions. I am extremely satisfied with the condition of the apartment and the amenities. The train noise can easily be tuned out as the units are well sound-proofed. Lots of parking!
Great place to live. I like the pool and the gym area. It is a pretty quiet neighborhood. Close to the park and the bike path where you can take a nice stroll.
Leasing staff (specifically Ruben) and maintenance personnel are quick to respond. I’ve had favorable results and a great experience living here so far.
I love it here and it's really great! Maintance always comes and fix what I need. I have a great view of the mountains from my window. I love having a washer and dryer instead of going to the laundry mat.
Its a very quiet neighborhood, I enjoy living here. We have nice neighbors. We are pet friendly. I enjoy the area for walks . We love treating our neighbors with goodies, we all get along and respect each other’s privacy.

I’ve been living here for a while and overall it’s been a solid experience. The location is convenient—close to stores, restaurants, and public transit. The building is generally quiet, and maintenance responds in a reasonable time when issues come up. The units are decent for the price, though some fixtures could use updating. Management is professional, but communication can be hit or miss at times. Parking can get tight depending on the time of day. Not perfect, but a good spot if you’re looking for something reliable.
I love my apartment. Big walk in closets. Lots of natural light in corner apartments. 2 clean swimming pools. Beautiful views of the hills. Maintenance quick and respectful. Water pressure in the kitchen sink is poor. Walls are pretty thin so if neighbors are loud you hear them.

Overall really nice and quiet community. Everyone seems friendly and polite. Management could be a bit more inviting and welcoming but the complex seems worth it. The train station isn't as bad as I expected. It is actually nice hearing it come by every so often. In the evening there is practically no noise outside.
The parking sucks we can never find parking for visitors . People take over all the parking spots and don’t move there cars . People have like 10 cars and move them within the same areas after a few days some haven’t moved them in months . It’s semi clean here depends . They always pick up the trash so no rats or raccoons which is good !

Loving the new apartment . Gym has everything you need , really organized in there! Pool and jacuzzi is always clean . If you want to grill outdoor by the pool they have a few grills out there which is nice ! They also have a few tanning chairs for the summer

Overly loud blue collar workers staying in I building top floor corner unit. Constantly yelling and playing loud music. I wish there was a more streamlined line of communication to office. Every time I email, it is returned as undeliverable even though I use the one I was told to use. I wish they'd send out a mass message with direct emails/numbers to the complex
Nice property, but the appeal has diminished some since I first moved here in 2022. The requirements for residency seem to be less stringent and the infrastructure is not as well kept as it was. Hoping the quality of residents and the care of the property improves soon.
Staff is very nice and quick with any maintenance request. The grounds and pool area are also maintained well. I enjoy living here and recommend it :)
Love the apartments very spacious, excellent maintenance team great neighbor. There are lots of areas to walk and Santa Susana park is across s the street plus you have the convenience of Amtrak just across the street.

Hidden Valley is a fantastic place to call home in Simi Valley! You'll experience modern layouts and great amenities with two pools, Jacuzzis, and a gym. The location is ideal, situated right across from the recreation center and park, with bike paths and hiking trails nearby. The staff is consistently attentive and helpful, contributing to a friendly community atmosphere. Neighbors are welcoming, making it easy to feel at home. Overall, Hidden Valley provides an amazing living experience that I cherish!
Spacious, plenty of cabinet storage, and in a good location. The kitchen has big countertops and nice appliances. The bedroom has a walk in closet and the washer and dryer in unit is a huge plus.
I have no complaints. This is my first time ever having my own place and so far so good! I do love that they are very spacious. very up to date and everyone here is very friendly.
Like it so far , it’s a beautiful area , just hope they had better gym equipment but over all everything seems pretty good and the area is clean and everyone is very respectful and kind.
Great complex with excellent maintenance staff. The biggest problem is you better have cleaned up before submitting the maintenance request, because they'll be there in 10 minutes to fix it!
I’d say we are off to a rough start to the year moving into the apartment here , but we are hoping for the best ! As the staff seem helpful! The rough start is our washer doesn’t drain properly so our blankets were stuck soaking wet but we contacted the staff and they are going to work on it just wish to avoid these issues moving the first few days
Maintenance is always kept up. But we need more stations for trash bags. Not enough neighbors are cleaning up after their dogs. There’s always poop everywhere.
This apartment saved me from a bad deal I had at another, was very easy to work with and got everything set up within a few days. Ruben is very easy to get a hold of and is available. People are great and everything is in good condition

Overall, living in this community has been good to excellent . Unfortunately, there has been some concerns with new management and lack of empathy towards the elderly.
Very nice neighbors, lovely place, fast service. The main office staff are very respectful, dependable and quick to adress concerns and requests.
I continue to enjoy this apartment community. I’ve recently had some questions that I needed answered regarding pets, renters insurance and new security… Ruben was extremely responsive and helpful.
