Hickory Falls

Melanie has made this transition so easy for me throughout this process. Any questions that I had, she answered with no hesitation. The complex is very clean, quiet and welcoming.

I had a two week window to find a six-month apartment apartment in the area. Melanie was very helpful in walking me through the application process and answering any questions I had.

Great apartments, nice neighborhood. The staff is very courteous and friendly. Maintenance issues are handled promptly. Well maintained landscaping. This is a great place to call home.

The best apartments in Villa Rica. Country living in the City. Well kept landscaping. Love the new colors! The office staff is beyond friendly and helpful and the maintenance staff is on point. I truly enjoy living here.

I can’t say enough wonderful things. From the spacious clean apartments, well maintained grounds, the great amenities to the wonder friendly warm staff. There is always a smiling face when you walk into the office. They really make it feel like home! This really is the best in the area!

We moved in less than a month ago. Their are so many things that needs to be repaired or replaced. Had to replace them myself. Due to my work schedule of working all of the time I dont have time for them to fix what should have been fixed prior to our move in date.

BUGS! Bugs! Bugs! Roaches! Roaches! Roaches! I contacted the office and they said they would send pest control out. They never came as promised. The staff is very rude and unconcerning. The maintainace on the Buildings is very unkept. Would NOT recommend this place!

My husband and I moved here this past October. We had a hot water heater bust and leak issue a few days ago. As soon as we told the office about our issues, the staff and new manager had the prompt and polite maintenance guys out here that exact day to replace the HWH. They then called out a construction company to fix the wet flooring of which was done the very next business day. All was done in a very quick manor. We are so happy we chose Hickory Falls apartments as it is quite, family friendly, and staff/management are all very helpful! I’m not sure what this place was like before new management but I can assure you it’s nothing short of exceeding our expectations in the present time of Feb. 2019! ????

I have been at Hickory Falls Apartments in Villa Rica for 1 1/2 Months and I love it here! The staff is always friendly and courteous and make sure everything stays running smoothly here and the ground are beautiful. Anytime I've had a maintenance issue which has been once or twice, it is taken care of in a timely manner and very professionally. I can't think of a better place to call home. My name is Milton King. I’ve been a resident of Hickory Falls since 2018. Hickory Falls has always been on point when it comes to my maintainance requests. They’re usually complete between 24-48 hours!

We are currently in our 4th lease here. We (myself, wife and daughter) have lived in a 3 bedroom apartment during our entire time here. The community is nice and the school system is one of the best in Georgia. The community is gated. It's a nice place to live for my daughter, because a handful of kids from her grade live here and being so close, there isn't any safety concerns with her walking over to her friends apartment to play. I have seen some negative reviews of the apartments. After reading those, they are not helpful, I have found because in our time here the staff has always worked with us if there is an issue. The main thing I have noticed in some of the negative reviews, is people forget that when you live in an apartment community, the staff become like family. You will have your ups and downs, no matter where you live, but in the case of renting, its how the staff handles the downs. I can say that the staff here take an objective view, analyze the situation and comes to a conclusion that benefits both parties. They really do a great job! As for the Villa Rica, GA area. You are position really nicely here. It's about 45 minutes from the Atlanta Airport, Atlanta and Six Flags. You are about 45 minutes from the Alabama border. I-20 is only about a mile from the apartments and Wal-Mart is just on the other side of the intersection. It is really positioned well. Again, highly recommend Hickory Falls.

I love this community because it’s very organized and a great beautiful environment to stay in , the staffs are wonderful and helpful , Any little issue that happens in the Apartment they are quick to come fix the issue and I just love it . Ps : Katiana Jupiter

We have lived here for a number of years. Great place to live. Well kept grounds, great neighbors.... Staff has always been helpful from the beginning. Great schools for the children. Villa Rica and Carroll County always have alot to do for adults and children.Hickory Falls is the place to live in Villa Rica!

My family and I have lived here for over 3 years. We love living here and will miss when we purchase our home. The grounds are well kept, the staff is very friendly and helpful and the maintenance is prompt. Sometimes parking can be an issue since we live at the front where the pool area is, but that is to be expected during the summer. Very quiet neighborhood. I would recommend Hickory Falls to anyone looking for a very nice place to live.

I have been here for 4 years. I love the women at the office also. I always can rely on them if I need anything minor done or have a concern. Love the pool and the quiteness of the complex. My neighbors have always been respectful and quiet, even with kids. I have a few more years to go in the area and will continue to stay here. It is mine and my boys home and we all love it. It's extremely affordable and the apartments have amazing square footage.

Do you have kids? Are you a working professional? Do you want a secure and safe place to live at a reasonable price? Then this is the place for you. My family (myself, wife, daughter and 2 cats). We moved here after having a bad experience at a different rental property. We couldn't be happier. There are many things in the community (laundry mate, business center, pool with splash area for kids, fenced in off leash area for dogs, garages (have to pay extra) and fitness center. It has never been difficult to find a parking spot close to our apartment. The staff on-site are friendly and DON'T treat residents as just a rent check, but as a family. Neighbors are friendly to each one. The apartment we moved out of was only 2 bedroom (different complex and management) which rent was jumping up to 1200 a month for that 2 bedroom apartment. We upgraded to a 3 bedroom apartment and less then what the 2 bedroom was going up to. I forgot to mention that the complex is a gated community for increased security. If you have kids in elementary they will go to Ithica Elementary which is only 3 miles down the road and is in the top 10 of best schools in Georgia. Again, my family and I are so happy to be here and highly recommend this place.
