Property Ratings at Heron Meadows
Wife and were gonna apply here a year ago and obviously we applied at other places as well. We got into another place first so we called and told them that although we applied with them they have no ran our credit info yet and not to as we didnt want a hit on our record for an apt we were not moving into. So we told them not to run it and they did anyway. So 6months later we get a call from them saying we owe the fees for when they ran our info. They where not approved to run it and didnt care. They said there is nothing they will do to fix the situation (cause it isnt there credit or $ right). Now we got a call from one collection agency who threatened to send it to our credit for their $140 that was not authorized.
Yes, the complex is overrun with homeless people. An yes, theft is a problem. My biggest issue though involves the sloppy record keeping of the office, though if what they did was willful it is nothing less than fraud. I signed a six-month lease, or so i thought. I paid my rent on time, and asked very little of the maintenance staff. In response I had to ask several times to get a copy of my rental agreement because they would not provide me with a copy at signing and claimed to have "misplaced it" for a while. I was finally able to get a copy of the agreement after 5 months, just before giving notice that I would be moving out. As it turns out the front page of my agreement was full of errors, including an attempt to put me into an 11 month lease (Heron Meadows does not offer an 11 month lease). It appears that they changed the document but kept my signature pages and were claiming that I owed them an early termination fee. They refused to respond to my written demonstration of the multiple errors in my agreement. This company should not be trusted. Do not rent from Heron Meadows or their parent Avenue5.
The Heron Meadows apartment complex is in a very cute area of Eugene. All my neighbors have been very friendly and having a dog park across the street is a huge plus! I have had relatively no issues with noise aside from the trailer park my building is across from and looks into. On occasion the people living in the park across from me will leave their dogs out all night and day to bark to their hearts content. Other than the noisy canine friends, I have never had any incidents of loudness within the complex at unreasonable times. My one bedroom does have a few quirks inside, though. The carpet was not properly installed and sticks up around baseboards in most of my apartment. The front door needs new weather stripping as light comes through the side. These two issues do not prove to be a big deal to myself but if you find them to be a problem I would recfomend you tell the office you need it fixed before you sign the lease. All in all I'd say the complex is very well kept. The staff and neighbors are friendly. Amenities are included; free gym with rent and day time use of pool and hot tub. I have never had any issues with stuff being stolen or damaged in any way by strangers and I consider the apartment complex to be a safe community.
