Situated across the Tennessee River from the University of Tennessee campus, South Knoxville sits in a prime location that gives easy access to Knoxville proper to the north, Blount County to the south, and the Great Smokey Mountains and the Sevierville region to the west. The area, known for its low overall housing prices and average rents, makes a great place for students living on a budget.
The area’s close proximity to the University of Tennessee campus means students can easily drive or bike to their classes throughout the day. Non-students are within a short commute to Knoxville via the James White Parkway or Chapman Highway. Nestled along the south bank of the Tennessee River, Chapman Highway runs along the neighborhood’s western edge. Bordered by Island Home Park to the northeast, Vestal to the west and Old Sevier to the north, the neighborhood sits about three miles to the south of Downtown Knoxville.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Heights of Knoxville
I enjoy having access to all the amenities in the apartment at an affordable price. There has not been much of a problem since living here other than having trouble with internet access and figuring out the correct address since day one of move in. Overall, Heights of Knoxville is a great place for college students who are looking for affordable prices with all the necessities that are needed in a home.
It’s pretty good, the management is good and the view is nice as well. The price is the best part and it is close to campus, especially with the bus.
The Heights is amazing for what you pay. Great location, quick maintenance, friendly staff. Never have to worry about parking. It is so close to so many things and so many new business are popping up down the street!

Don't live here as a student. Management changed in the middle of me living here, and they are so unreliable. You cannot rely on their maintenance, shuttles, and especially their internet. Especially during a pandemic, management has made horrible decisions to make their lives easier while not taking the pandemic seriously which makes no sense. (They stopped accepting packages, but come into everyones apartments without masks). It's constantly a new problem when you live here. The apartment complex itself is very average but the staff and management is what makes it unbearable.

I had a great experience with Nicole. My apt is super clean. Maitnence is amazing and this is such a great value for Knoxville. 10/10 recommended. You won’t regret it!!
I have lived here since Dec 2017. During this time I have only had a couple of minor problems caused by me. I broke the blinds in the living room and a roommate broke the fridge handle. The repairs were made quickly. The maintenance team is awesome. This is not a luxury apartment, but it is perfect for a college student on budget. The view from the sky deck is great. Everyone in the office is super friendly and will work with you if there is a problem. The electric bill is usually between 25 and 45 bucks a month depending on how you set the thermostat. Internet is included. No joke i stream hd for 12 hours a day for background noise with zero problem. For the price im very happy here. If you want a luxury apartment with high end appliances and furniture this is not that. If you want a safe affordable and reasonable room you can't beat The Heights. There is also a shuttle pass you can buy so no more fighting for parking at school. I'm very happy here.
This place is so terrible. They have been giving me random charges throughout the entire year. If you think this place is affordable, wait until you have to pay $30 every month, and $100 when you move out. Not to mention that the furniture and appliances are outdated and break all the time. God forbid they send someone to fix the problems in your apartment. Management is awful. They are so rude and mean, and when you go in to ask a question or get a package, you end up walking out upset. The walls are paper thin and the maintenance staff starts work at 6am so don't ever think you won't be woken up. Please consider any other apartment than this one.
