The apartment itself is nice and generally well-maintained, with a comfortable layout and decent amenities. However, prospective tenants should be aware of the high number of fees charged at the time of signing the initial lease. These upfront costs can add up quickly, making the move-in process more expensive than expected. While the first year’s rent may seem reasonable, there is also a significant price increase when it comes time to renew the lease. This jump in cost can make it challenging to justify staying long-term, especially if you are budgeting carefully. It’s important to factor in these potential changes when deciding to rent here. Overall, it’s a good place to live if you are prepared for the financial aspects, but the rising costs and initial fees may be a drawback for some renters.

My time here at Havana Square has been overall pretty good and I am happy. I do feel like the property could be left cleaner though, the hallway floors are very dirty and trash is left around the property a lot.

Love our community director! He is very proactive when you come to him with something. We had a recent hallway floor paint job and they have been kept pretty clean ever since. The garage floors are filthy - at least on 3rd floor, and need to be power washed again. I've been here 8 years, so it must be a pretty good place to live!

Nice apartments just by how they look, but once you live here, you realize everything is built pretty poorly/cheap. The people who work in the front office are pretty useless. However, I do enjoy living here when I do not have to interact with them or have yet another maintenance issue.
I really enjoy the apartments. It is very quiet and clean community, location is amazing which allows me to save a lot of time. Also the management is great and super helpful.

Everyone here has been very kind and respectful so far. My neighbors are kind and willing to have conversation when running into. My experience has been great so far. I wish the rent price was a little lower but other than that it has been a great experience! A few amenities updates could be made like the hallways could be cleaned and more events.

I have loved living here so far. It’s close to everything and the units are great. They have amazing natural lighting and they feel way bigger than they are. I wish maintenance would be more communicative sometimes but other than that I am very happy here!

The apartment and building itself are pretty great for the most part. I think the main issue is the lack of availability of the staff. Often times there’s no employees to be found in the main lobby. So when I have any issues or inquiries it’s hard to get a hold of someone.

Apartment is nice, location is good, community director is great. The new maintenance people are great. I love having a parking garage - although whoever measured out parking spaces should be slapped (LOL) as not very many people have compacts. One of the biggest benefits living here, we've escaped any hurricane and storm effects. We have had power and cable throughout. Hallways are dirty, parking garage is dirty. Safety measures have been eliminated. We use to have entry points to hallways on floors locked - had to use a FOB to enter. They've been removed. Delivery people don't use the Luxer boxes as they should and packages are being stolen regularly. Management tries to help out and put items in lockers at the end of the work day. The young people here can be destructive, tearing up doors, and other community property. Our rent has gone up steadily from year to year, with amenities being removed. That said, I've lived here for 8 years and will continue to. I'm comfortable here.

Great community and nice amenities. Have has some issues with things not working in the apartment but maintenance has been amazing with responding fast to situations. Henry the property manager is great with responding and communicating effectively.

The maintenance staff is friendly and most of the leasing staff is friendly however whenever an issue arrises you are destined for an argument or attitude even when you’re in the right. To the point where it’s not even worth addressing the issues because nothing will get resolved. Not to mention most of the things they advertise aren’t being held up on their end. The building is not secure, doors are always broke, signs ripped off the wall, hallways always dirty and have streaks of god knows what everywhere. Parking is extremely tight and the garage seems to be falling apart. On move in my apartment was absolutely filthy and never properly cleaned or sealed. When they cleaned it I had already moved in for 45 days. The trash service is inconsistent and they’re always ready to fine you $50 for leaving out your trash early even though the trash service will only take your bin if it’s half full. To the point where residents had to leave their trash bags on the ground to ensure they were taken or trash came past their scheduled time. Due to the entries and garage always being broken for the duration I’ve been here, theft of bikes and homeless people in the stairwells is a regular occurance. In addition neighborhood kids frequently venture into the pool. While the staff has improved, there are far nicer communities in the same price range and location. The pool is nice, gym is solid, but bathroom is constantly flooded and no running water in the fountains of the gym. No coffee station, or ice machine in the clubhouse and definitely not secure access or any updated technology in the units. They promise you the moon but leave out the fact that it’s 70% college students.

Havana Square is a very nice community that is quiet and a more mature residence with young professionals and grad students. Great area relative to all the hot spots in Tampa & Downtown. I am looking forward to living here.

This apartment is wonderful and staff are great here! Occasionally the fire alarms will go off at night which sucks but overall quality of the apartment is 4/5 for me. The major drawback here are lack of loyalty to residents when it comes to renewals. I was given an "offer" that was the same as the going rate for new residents... Just be aware that you may end up paying tremendously more after your lease is up for renewal.

I've lived here for 5 years and I am happy here. The management continues to be responsive to my requests, Josh and Caleb are very nice. The community socials are great. One of the best things is that there is a parking garage, so we don't have to park in the hot Florida sun. I feel very safe here - everyone has got to use a key fob to get in.

The property is nice but over run by UT students who trash it every weekend. So when I was told my rent was increased by $650 - I knew It was time to go. Compactor overflows every weekend, no one picks up after their dog, smells like weed in the hallways and common areas, broken gates and trash thrown out windows. Obvious management is trying to recover operating expenses so they’re inflating rents.

Updated apartment floor plans and look. Great kitchen! Garage parking is plentiful even for guests. Close to U of T. Area and apartment seem to be in a safe area. Well lighted. Apartment amenities are very nice!

Love living here because of the spacious floor plan and apartment finishes! The new CD Caleb is awesome and actually takes your requests and issues seriously and expeditiously resolves them. Maintenance is awesome and Freddy does a great job fixing things in a timely manner. Only thing is the students who are loud and treat the place like a frat house. Vomit in the elevators and broken gates, slamming on the walls in the hallway and screaming at 3 am on a Wednesday. Other than that, I love Havana and have seen a huge difference since Caleb became the CD!

As a new FL resident, Havana Square leasing team has made the move seamless. The team was able to make it feel like home right away and answered all move in questions timely. The apartment, the community, and the staff have all been great!

I really enjoy how courteous and friendly The staff are at Havana Square. Everyone Ive met at Havana Square has been very inviting. Any time Ive had a work order or a question they have been very understanding and accommodating.
