Located just 8 miles from New York City, Harrison combines its industrial heritage with modern residential appeal. This town of approximately 20,000 residents centers around its PATH station, providing direct access to Newark, Jersey City, and Manhattan. New rental communities line the Passaic River, with current average rents ranging from $2,255 for studios to $3,404 for two-bedroom apartments. The rental market remains strong, showing increases between 0.7% to 4.2% across different unit sizes over the past year.
Red Bull Arena, which opened in 2010, stands as a cornerstone of Harrison's development. The town's evolution from its historic "Beehive of Industry" roots - a nickname from President William Howard Taft in 1912 - now features walkable neighborhoods with riverside paths and mixed-use developments. The Waterfront Development Plan has transformed 275 acres along the Passaic River into residential spaces while maintaining the area's historic character.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Harrison Urby
Don't be fooled by the pictures. Many people regretted after moving in. There is a restaurant which plays loud music, from afternoon till very late in the evening.
Attitude problems from management. This apartment building uses an electronic lock which fails every few days. I submit work orders every few days which has become a routine since I moved in. In the most recent order, I said “the stupid lock failed again. Come and fix it. Thanks” Then I got a call which I thought was confirmation call but it was not. It came from the manager and he complained about my wording of the work order lol. I just want them to know I am the customer NOT subordinate. As a manager you should manage your crew to get things fixed for the customers and fixed permanently (at least last a few more days). Another routine is the fire alarm which happens every few weeks. There were also severe water leaks. My neighbor’s home was completely routed by a leak upstairs. I could imagine how bad it was because I also got leaks on the wall and I could here the sound of waterfall upstairs and next door. The early termination policy is also ridiculous. It will make you pay the termination fees and keep charging you until they rent the unit out. Plus Urby apartments probably got the lowest square ft per dollar in the whole area. Probably everyone would move out after one year
My living experience here was a huge disappointment. I signed originally a one year lease, and thought moving to a larger apartment the following year would be a better experience for me; it was not. There are SEVERAL issues with this complex. For context, I have lived in several apartments across the country. I have an excellent relationship with all of my landlords and I have always received a full security deposit back. -The living spaces are too small. They're poorly manufactured. The most common things that broke in my apartments: the pocket doors locking people inside, the AC units leaking, the bifold doors falling off, the cheap laminate floors flaking. -The management team sucks. They will bleed you dry, they're impersonal, and they are slow to fix issues. -The community is not dog friendly. There were several issues with the dog park for my first year there with tenants harassing dog owners, toxic food in the park, and the management refusing to create a safe space at night for dog owners. -The management doesn't have a handle on finances. I often would get double charged for things, would get back charged for things months later, and when I left, they notified what they would be taking out of my deposit and then took hundreds of dollars more out. Urby has also doubled their units with a second complex right next to their Harrison location, but is not planning on doubling their amenities. Having lived there, I know their pool and gym can get crowded and so I'm not sure this will pan out easily for the tenants... The only good thing about this place was the maintenance and concierge crew. They were extremely personable, hard working, and attentive to issues.
Harrison Urby is a great place to live. I was happy in the application process and was very impressed by Viktoriya's beautiful smile and professionalism. After I moved in, Anthony, Bri, Taylor, Carlos, Alex, Marisa, Jenni, Will, Jason, Eugene and other staffs make Harrison Urby our home. My husband wondered how Harrison Urby found all these wonderful people to staff this place. I want to take this opportunity to say thank you to Viktoriya, Anthony, Bri, Taylor, Carlos, Alex, Marisa, Jenni, Will, Jason, Eugene and other staffs. I recommend Harrison Urby to everyone who is looking an apartment in this area. Harrison Urby is the best.
really disappointed about this apartment. the room is small and their claimed 1b1b is just like a studio. the lights are poor in the living room. Not enough storage and the water flow is small. Noise neighbors... really feel regret taking this apartment. Actually with the price you have plenty of options around.
