Property Ratings at Harborview East
Originally had moved here under the old management company Iron Ridge Capital which was a good company. In early 2025, they relinquished control to the owners of the property, an elderly couple. The elderly couple are very nice, however, they put their daughter who is very mean in charge of management of the property, which is why things went downhill so quickly. Her and the on site maintenance guy do nothing but hang around all day every day to snoop and harass tenants. She has broadly threatened everyone with eviction numerous times for various unjustified reasons. The onsite maintenance guy does not fix or work on anything. He is just paid to snoop and snitch. The landlady made it very clear no pets are allowed yet the on sight maintenance guy has a dog and several others have cats. It smells like animal droppings everywhere including in the laundry room which also has a mold problem. There are not enough laundry machines for everyone especially considering there is a machine that has been sitting for many months full of water collecting mold, again, another thing they won’t fix. The grass is over growing and weeds everywhere because they don’t do landscaping anymore. Dumpster is regularly overflowing. Tenants pay for all utilities yet the landlady will freak out if you have visitors for any length of time, even if it’s for only a few hours, claiming you are driving up utilities and violating the lease. She also freaks out if any visitors park on the property or even in front of it. Since there is a no smoking on the property policy, people who do smoke smoke out front at the edge of the property, which she freaks out on them too, claiming it’s turning away potential new tenants. There have been no new tenants since she took over. People don’t move in, they only move out, including myself. Now, for the downsides of living in this exact area. This is right next to the highway, loud traffic all the time, sirens, those loud cars and trucks that don’t have mufflers. I had often heard shootings in the neighborhood. With this being right next to the Tacoma dome, there are often times they close down the exit you need to take to get to this apartment, then you’re fighting heavy traffic on the side streets just to get to the apartment. Not to mention if you aren’t paying for parking at the apartment, you have to park on the street, which when the Tacoma dome is having an event, you will need to park several blocks away from the apartment.
Owner and Maintenance are really friendly and try to help you out with any issues. So far I haven't had any except needing to replace a sliding mirror was done within the week.
Humiliating experience. Asked to leave with no reason given. Never had this experience in my life. I have rented here twice and upon returning it was not the same treatment at all. Wish this kind of treatment on no one. Raised the price dramatically. I was given a note on door to leave in a weeks time. They said they had no obligation to give me a reason.
The "maintenance" people "manage" the property. You'll never get a repair made. The buildings are falling apart and the owner is too cheap to fix anything- instead she'll have her crew throw some calk and paint on it, pop a cheap flower in the ground and call it fixed. They'll tell every potential renter that the buildings are getting painter in 2 months... I had head that story for 3 years!
